  • The beautiful detached 19th-century Karlsbach villa with exclusive interior design is located on a hillside in Teisendorf and offers magnificent views. The complete renovation of the house was completed in 2024. The 70 m² accommodation consists of a living room with a sofa bed for one person, a fully equipped kitchen, 1 bedroom and 1 bathroom, and can therefore accommodate 3 people. Facilities also include high-speed WiFi (suitable for video calls), a fan, a washing machine and a dryer. This holiday home has a private balcony for your evening relaxation.



    The villa is located below a road, with rush hour traffic in the mornings and evenings, but it is well insulated by a boundary wall. Otherwise, it is fairly quiet during the day and you will not be disturbed at night.

    Public transport is within walking distance, and the train runs every hour, taking only 15 minutes to Salzburg. You can also reach the Festspielhaus in a short time, so festival accommodation is possible at any time. The town center is conveniently located just 50 m from the property. When visiting the area where the accommodation is located, be sure to explore the cities of Salzburg (15 km), Bad Reichenhall (17 km), Traunstein (16 km) and Laufen (14 km), as well as the beautiful lakes such as Lake Waging, Lake Höglwört, Lake Abtsdorf, Lake Thum and the expansive Lake Chiemsee. Take advantage of the convenient bike rental within walking distance to enrich your adventure, and don't miss the opportunity to visit the Wieninger Brewery.

Tolle Urlaubswoche in wunderschöner Umgebung

Pros: Die Ferienwohnung in einer Villa der Jahrhundertwende ist geschmackvoll und hochwertig eingerichtet. Die sympathischen Vermieter waren zuvorkommend und kommunikativ und haben uns sogar zu einer Rundfahrt durch ihre wunderschöne Heimat eingeladen. So haben wir Ecken gesehen, die wir wahrscheinlich sonst nicht entdeckt hätten. Vielen Dank, Eva und Hermann! Wenn wir dürfen, kommen wir gerne wieder :-)

Enttäuschende Erfahrung in der Villa Karlsbach

Ich kann die Ferienwohnung Villa Karlsbach in Teisendorf leider nicht weiterempfehlen. Aufgrund mehrerer unangenehmer Dinge habe ich meinen Aufenthalt nach der Hälfte abgebrochen. Das größte Problem für mich war die mangelnde Privatsphäre. Wie der Vermieter selbst im Nachhinein mitteilte, betrat er die Wohnung in meiner Abwesenheit, um die Thermostate herunterzudrehen. Er war der Meinung, dass die Heizung zu hoch eingestellt war. Dieses Verhalten ist meiner Meinung nach inakzeptabel und hat mein Vertrauen erheblich erschüttert. Die Warmwasserbereitung ist sehr ineffizient. Es war notwendig, geschätzt 20 l Wasser durchlaufen zu lassen, bevor eine angenehme Duschtemperatur erreicht wurde. Es fiel mir auf, dass kein Fernseher vorhanden war. Der Vermieter erklärte, dass dies Absicht sei. Er möchte vermeiden, dass er in der darüberliegenden Wohnung von Lärm belästigt werden könnte. Auf meine Nachfrage wurde mir zwar ein TV-Gerät zur Verfügung gestellt, aber ich bekam dadurch das Gefühl vermittelt, dass ich als Mieter störe.
