Stay in our 2nd floor apartment we call `Rooftop #5` after a long day exploring San Juan and come back to the best place to rest and catch up. We provide cellular WIFI, air conditioning and streaming TV. You will enjoy the main floor of this 3 story apartment with kitchenette including 2 burners, microwave, toaster and coffee maker as well as dining area and living room with full sofa bed. Then, up the spiral stairs to king bed master bedroom and full bathroom on the 2nd floor and then up the spiral stairs again to the 3rd floor rooftop with incredible views. We provide bath amenities, all linens and towels, iron, ironing board and hairdryer. We use a lock box for your convenience. Living in Old San Juan is an experience from another time. You will find everything you need to live, entertain yourself and eat. Old San Juan is a gem. The building and the apartments are a piece of the architectural history of Old San Juan. You`ll be steps away from pharmacies, a full service supermarket, plazas, restaurants, bars and El Morro, a UNESCO World Heritage site. Even an amazing and lively pizzaria downstairs! Uber and Taxi services are available. While there is no street parking on Old San Juan, paid parking is available in the parking lots around Old San Juan; Ballaja, Dona Fela, La Cochera and the one by Paseo La Princesa. Note, there is no free parking in Old San, but there are garages and lots within a block or two.

Old San Juan is one of the best places to visit in Puerto Rico. Old San Juan has an incredible 500 years of history, beautiful colonial architecture liberally splashed with tropical colors and timeless magic that makes it one of the most enchanting destinations in the Caribbean. You could spend many happy hours just walking around the walled city.
Perhaps nothing captures the history of Puerto Rico more than Old San Juan`s massive fortresses. El Morro and Castillo de San Cristobal are among the most visited attractions on the island for a good reason. Their cannons, ramparts, and layered defenses have guarded the walled city for centuries. Even the governor`s mansion, La Fortaleza, is called `The Fortress` because it was one of the settlement`s early defensive structures.
Paseo La Princesa is a broad promenade that stretches from near the docks at the foot of the city and leads to the lovely Raíces Fountain. On weekends, you`re likely to find all kinds of stalls lining the road, and maybe even a free cultural performance to enjoy. Paseo La Princesa hugs the old perimeter wall of the city, and beyond the fountain continues around Old San Juan to the San Juan Gate, the only remaining of five entry points into the old town.
The best time to enjoy the walk is during sunset when you`ll have gorgeous views of the bay from the fountain, and you`ll escape the heat of the day.

Welcome to KASA! We’re excited to host you and want to ensure you have a fantastic stay. Here are a few important guidelines to help make your experience enjoyable and avoid any misunderstandings.
In order receive detailed self-check in instructions, the guest is required to upload a photo government ID of every guest staying at the property as well as phone number and email for each party.
The individual who makes the reservation must be the registered guest, be at least 25 years old. We kindly ask guests to use the property as a vacation rental, adhering to all applicable laws. Only the confirmed number of guests listed in the reservation are allowed in the unit. We kindly as our guests to maintain a peaceful environment, ensuring that noise or disturbances do not disturb nearby property owners. Any disruptive behavior in the unit or common areas may lead to the immediate eviction from the premises, and unfortunately, no refunds will be offered. Guests will also be responsible for any fines incurred due to inappropriate behavior while on the property.
Check-in is available any time after 3 PM, and we kindly ask that you check out by 11 AM. Special arrangements, if possible, may be made in advance by contacting KASA.
We want to maintain a peaceful environment, so parties or events are not permitted unless specifically approved in advance.
For the comfort of all our guests, smoking or vaping products are not allowed in the property. A fee of $500 will be incurred if this policy is not followed.
In the event that you misplace any items, please note the following fees:
$75 for lost keys
$50 for lost or damaged TV remote or AC/FAN remote
$60 for lost or damaged parking remote.
As your host during this short-term stay, we retain the right to cancel a reservation due to unforeseen circumstances. If that happens, we will strive to provide similar accommodation or offer a full refund or credit for a future visit.
Please be aware that our cancellation policy varies based on the booking. You can find the specific terms associated with your reservation on the booking platform used. Refunds will be credited back to the original payment method within ten business days.
If you`ve been approved to bring a pet, an additional $250 damage deposit will apply.
If you do not check in for your reservation, without prior notice, the entire cost of the stay will be charged, and no refunds will be issued.
Regarding utility outages, please note that if they occur due to circumstances beyond our control, we are unable to provide refunds or compensation unless the outage lasts more than 24 hours. In such cases, any compensation will be determined at the host`s discretion. For any issues related to Wi-Fi outages, we will do everything possible to have services restored by the provider, however, we regret that no refunds can be issued.
If guests leave personal items behind, we will make every reasonable effort to return them after contacting the guest. However, if these items remain unclaimed for 30 days, they will become the property of the host, who cannot be held responsible for their condition.
We also want to clarify that no refunds can be granted for shortened stays due to adverse weather, personal emergencies, or other commitments.
Please be aware that KASA cannot accept responsibility for any damages to vehicles parked on the property.
We understand that weather can be a concern when traveling to a tropical island. Our hurricane and storm policy are designed to be clear and fair. Refunds will only be issued if the National Weather Service declares a mandatory evacuation for our location. In such a case, we`ll refund the unused portion of your current booking, or any reservation scheduled to begin during the mandatory evacuation period, starting from the day the order is given. Unfortunately, we cannot offer refunds for regular rain or tropical storms, as these are part of the natural climate here. However, we`re happy to work with you to reschedule your cancelled vacation based on our availability.
LIABILITY WAIVER: KASA Vacation Rentals is not liable for any lost, stolen, or damaged personal items that belong to guests. This includes losses from natural events such as floods, storms, or other `Acts of Nature.` Additionally, for incidents like fire, water issues, power outages beyond our control, or disruptions caused by service providers, KASA cannot be held responsible for any additional costs or losses incurred by the guest.
To ensure a pleasant stay for all, it`s essential to adhere to these guidelines, along with property and public health regulations. Noncompliance may result in early termination of the reservation without a refund. Guests agree to cover any reasonable costs, including attorney fees, incurred by the owner in enforcing this agreement.
