The Office is downstairs near the sunroom is small (best for kids), and offers a Queen sleeper sofa, a desk with a chair and kids corner with toddler toys. The basket in this room has the extra sheets, pillows & comforter for you to use.

Guest bedroom #2 has a queen sofa bed. This room has access to one of the upstairs decks and this one has a hammock. This room is small (best for kids). We have the extra sheets, pillows & bedding inside the closet in this room.
Guest bedroom #3 connects to #2 with a barn door. This room offers a queen bed.
Guest bedroom #4 offers a queen bed, trundle with a pull-out twin. Other features here include a Smart TV. You’ll especially enjoy the access to the front upstairs deck.

Names and birth dates or age of People in Party (all guests) must be provided in a separate message and a credit card will be provided for the $500.00 refundable security deposit.
1. Age Requirements: The primary renter for the property shall be a minimum age of 25 years, unless an exception is made in writing by the homeowner. Please provide a copy of your Driver`s License within 3 days of booking this home. Drivers License must match to the person who is booking this reservation with the name, so please let us know if there are any differences. We reserve the right to have you cancel if the names do not match.
2. Early check-in / Late check-out is NOT permitted without prior agreement. This is a large house and the cleaner needs the entire time between check out and the next check in to properly prepare the house. If you want to guarantee the extra time on checkout day, we suggest that you extend by one day. We could offer a discount for the extra day, please ask.
3. Maximum Occupancy: At all times, the maximum occupancy is the number the home sleeps as advertised including children. This home sleeps 13 people. We do charge extra for any guest count over 8 persons. No EXTRA GUESTS are permitted unless approved. All guests must be registered and listed on this rental agreement. We have instant booking turned on, but we have a `NO PARTY RULE` and if we see you are going to be having extra guests, we reserve the right to have you cancel. Please note that we take this seriously, and we do not want more than up to 13 guests and that all names will be required to be registered on the rental agreement that is sent after you book this home. San Antonio has a strict noise ordinance so please see #8.

5. Absolutely No smoking of any kind is permitted inside of the house, including marijuana, vaping, and tobacco for pipes. If you do choose to smoke outside, please dispose of your fully doused cigarette butts in the trash outside. If smoke is detected inside the home, the restoration of a smoke-free environment is expensive, and you charged to pay for the restoration from your refundable deposit.
6. Please feel free to enjoy the pool and outside spaces during the day. We do not want to prevent you from having a good time, but please bring your conversations and music inside at night. Please no more than 2 or 3 people can be outside after 10pm during the week and 11pm on weekends. This includes porches and decks.
We appreciate you adhering to the City of San Antonio`s noise ordinance, which requires noise levels kept to a minimum after 11pm. Noise monitoring devices are in place to monitor noise levels in accordance with the city regulations: Sec. 21-52. - Noise nuisance enumeration. Item 9 The making of noise which exceeds sixty-three (63) decibels on residential zoned property as defined by Chapter 35 (Unified Development Code), when measured from property under separate ownership.
Please be aware that if the noise devices indicate a decibel levels are over allowed thresholds, we will contact you either through the platform or via text and expectations are that the noise issue will be resolved immediately. Please ensure that you as the contact individual is available so we may inform you and get this handled.
7. Trash: Put all trash inside a bag in the bins, located in the driveway. No liquids please. All trash must be contained in the bins. There are no recycle bins at this home.
We have a service person who will move the bins to the curb on Wednesday.
8. You chose this house because it is so special! We completely agree and request you to treat it like your own! Keep it nice and tidy please! Extra cleaning fees will be applied if the house is not cared for and not left reasonably clean.
‘Reasonably clean’ includes:
Washing the dishes you have used.
Disposing of trash in proper bins. If you produce more trash than will fit in the bins, you will need to dispose of it elsewhere.
Leaving furniture/ beds in their original location.
BBQ grill must be cleaned after use.
Ensure that there are no damaged or missing items.
All towels and linens must be accounted for. Please be careful of the white sheets/ towels and comforters and please only use the supplied black make-up towels for removal of makeup. Please see #17 below regarding charges to the security deposit.
PLEASE NOTE: No glass is permitted in or near the pool or hot tub. There is a $500 fee if any glass container are found inside the pool or hot tub If I find broken glass, I have to drain the pool for liability.
10. No illegal activities of any kind will be conducted on the premises. Violating this provision will result in immediate termination of Occupant’s stay without refund and forfeit of Occupant’s entire security Deposit.
11. We have ring cameras outside of the home to help keep you safe as well as protect the property. Don`t be alarmed, there are none inside.
12. Please no commercial videotaping of any kind allowed on the premises. If you are wanting to commercial video tape something, you will need to acquire special permission from us and supply us with insurance documents. We are fine with you personally video taping your own for social media purposes.
13. Fireworks are not permitted. Violation will result in immediate termination of Occupant’s Stay, forfeit of their entire security deposit, as well as possible additional fines and legal action.
