"Free parking, cheap, good location"
We arrived after closing on Christmas eve, so we checked in with reception on Boxing day and got a parking permit. (We had parked in the underground lot the previous nights.) On street parking wasn't hard to find, we were able to park right out in front most nights. The underground parking is "restricted" in the sense that you can only fit down the ramp in a smaller car, I was able to barely squeeze in driving a Toyota Camry but that was only possible with my wife to guide me from outside the car. In a motorcycle or a compact car it shouldn't be a problem, but a ute or a minivan is right out (you have to make a 90° turn at the bottom of the ramp, and there's not much space to do it). It's a minute or so walk from the tram station if you're not driving. Room was clean and bed was comfortable. Good, strong AC. I believe the bathroom was supposed to have a heating unit but it was missing (or had been removed for summer). Wireless internet worked but was sometimes intermittent, perhaps during peak hours? No cap on data or number of devices used, which is a big plus. TV had good reception. There was only a microwave, toaster, and refrigerator, no range or oven so keep that in mind when buying food.

Pocket Guide: Melbourne East Melbourne 3 stars Independent Hotels

Though it sounds like a far-flung suburb, East Melbourne is very much in the heart of the city and home to Parliament House, seat of the Parliament of Victoria. Nearby is St. Patrick's Cathedral, a gothic revival edifice and the largest church in Australia. Fitzroy Gardens features a miniature Tudor village. The Melbourne Cricket Ground is one of the largest stadiums in the world.
