"nice hotel with excellent location "
well first when we got there no bell hop ,then had to pay $70.00 dollars to park car then couldn't even park close to our room because of the luau going on every night then when we checked in had to pay another $50.00 dallors to have Wi-Fi so we spent 110.00 dollars before we even got to our room stayed at the Sheraton our last night and all that was complimentary I will be staying somewhere besides the royal kona great location but that's about it not even a hot tub to sit in the Sheraton had two this property is awesome but it needs to come to the standards in today's vacationing .

"Beautiful hale that feels like home away from home"
We were really only there to sleep but it was a great place to sleep with a full kitchen and beautiful vegetation all around. The smells were incredible and everything was very clean. The others staying in the house were very nice and quiet.

"Spacious oceanfront 2-bedroom"
The hotel is on Alii Drive,right on the main drag of Kona. Check-in was a breeze, and was told check-out was at 12nn (very rare nowadays as most hotels have 11am check-out time). Free movies you can rent from the movie kiosk (like Redbox), two movies at a time then you could go back for more during your entire stay.Free open parking has like 12 slots but was not busy at all and it's covered. The 2-bedroom unit we had was ginormous (just like Big Island itself) and very comfortable. It was overlooking the ocean and the pool. Huge lanai,perfect for our stay. The kitchen was fully stocked and is a "real" kitchen. The oven was kind of not working the way it should be but no big deal. They even have a dishwasher! The unit comes with a stackable washer and dryer (and a small box of detergent) which is perfect for washing dirty clothes (no need to take them home dirty!). Unit has central AC and ceiling fans to help cool off the rooms in case Kona gets too hot and muggy. Overall,we had a good stay and will definitely stay again!

"Feedback on this hotel...."
Not a bad place, like the updates they've made, but still a bit dated. Pool bar area is dingy. Our air conditioner wasn't working, room was 80 degrees, but we called the guest services and they had someone there in 15 minutes. He fixed it and we had no other problems.

"Quiet location..."
Our room was a 2 bd, 2 ba, very spacious condo. Everything was clean and worked well. The location is quiet and a bit removed from restaurants and activities. The front desk, especially Danette, was very pleasant and welcoming. I found the king sized bed to be very uncomfortable. The towels were rough. The fitness room had up to date workout equipment. The grounds were well kept.

"A nice complex of condos with great ocean views"
We loved the 14 days there. The pool and BBQ amenities are great and kept very clean. The cleaning service every four days was good and the in apt washer drier really made it comfortable to stay on top of the kids clothes.

"you get what you pay for"
This place was the cheapest accommodations we were able to find on the island. Complaints: - We had one AC in the living room and no AC in the bedroom. The bedroom also had one of those shutter windows which made the room have 0 insulation so it never really cooled down. - Shower and sink were clogged and it took 3 calls to management to get it fixed. - They were supposed to clean our room at least once during our stay and didn't. On the bright side, we were not charged for cleaning. - the sofa bed was terrible.

"Excellent staff and nice condo"
The staff were welcoming, professional and the most friendly and attentive we've experienced at a condo resort. They quickly responded to any requests, set up an air mattress in our room, and offered many nice touches including chocolates upon arrival and complimentary DVD rentals. The facilities were well attended to, and the care of staff was evident. Our condo was exceptionally clean. The condo was well-equipped, but a bit dated throughout. Perfectly comfortable.

"overlooks the ocean"
The view is fantastic and the grounds are beautiful. However, the end of the property is basically on a cliff overlooking the ocean,with no guard rails, so for children, you really have to be careful, but for adults you can sit and take in the gorgeous scenery. We were there in a hot August, and not having air conditioning was not a problem. Lots of windows and doors that all had screens and the fresh air was wonderful. The rooms sit up on the second floor with a nice Hilo breeze. T.V. was a little hit and miss with the cable satellite but the rooms are very nice and comfortable,and furnished well. It was a little unusual at first because the check-in is done via text messages with , depending on the time of check-in, no one really really on-site. This is a mansion that was maybe built for the purpose of a bed and breakfast so it is very comfortable but very quiet since there are only a few families there at a time with no real front desk for any problems. It is all up to taste of what a person is looking for in a hotel, but I think some of the negative comments are unwarranted. But at the same time, the details are portrayed like you are staying in a regular luxury hotel and that is not the case. It is a beautiful mansion about 20 minutes north of downtown Hilo and if you are looking for a nice quiet, off the beaten path, place to stay this works just fine. It is a little hard to find the first time because the property sits off the road a ways but there is a good entrance
