Tulum is a small town with boutique areas. For true walkable beach access, choose the Hotel Zone. From other areas, it’s a quick, seamless transfer—car, scooter, taxi, or bike—and we’re happy to help arrange it. See our map for real-world timing at a glance. Allow extra time to get to beach in high season as there can be traffic.
Transportation- Drivers- we have private transportation to and from both Cancun and Tulum airports as well as around Tulum during your stay, our drivers are federally registered and offer fair pricing. Bikes- we can recommend places to rent Scooters, ATV’s Rental Cars - we can assist with rental and can be delivered to your condo/villa
Tulum is growing by leaps and bounds! so it is normal to see constructions in the surroundings. Fortunately, there are not constructions adjoining us.
Some streets are not yet paved around us, Tulum is a developing area, there are some bumpy roads but any car can handle.
Power outages are not uncommon in Tulum right now. We do our best to keep our guests comfortable when this happens but want you to be aware of the possibility in advance. If the power goes out often the water is connected. These services are typically restored in a couple of hours.
Beach access: In Tulum, the best beaches sit behind private beach clubs. We`ve built the access quietly, through direct relationships with ten of the Mexican Caribbean`s most sought-after clubs — Gitano, Hotel Panamera, and Umi among them. After booking, you`ll receive the Jungle Luxe guest concierge app, where each club`s current terms, minimums, and character are set out in detail. Beach day reservations are placed directly in the app the day before — one tap, no back-and-forth — so your morning opens with a confirmed name on the list. A note on how Tulum works. Most clubs here operate on a minimum consumption: a set food-and-drink spend that stands in for entry. It`s standard here, and amounts vary by club. Through October, many waive or ease minimums entirely; in high season, they firm up. The app maps it out ahead of time, so there`s nothing to negotiate on the sand. Outside food and drink aren`t permitted — everything comes from the club`s kitchen. For a free option, there are public beach access points and a small handful of Tulum hotels keep public beach access open. We`ll point you to the ones worth the trip for your week, with honest notes on chair availability and crowds. Your concierge is on hand for everything else.

Tulum Plumbing Toilet paper and sanitary items go in the baskets provided. Nothing else is flushed. Tulum`s septic systems are strict and will back up otherwise.
Pool, Wi-Fi & Trees Please do not touch pool equipment — request assistance from guest services Please do not touch routers or network equipment. If you experience a Wi-Fi issue, please send your concierge a photo of the modem showing its indicator lights — this allows our team to diagnose and resolve the problem remotely. Please do not climb or touch trees on the property. Several species in the Yucatán are poisonous and can cause serious injury.
Utilities Power and water in Tulum are supplied by CFE and CAPA. Occasional interruptions are a reality of the destination and are not grounds for a refund.
Resolved Issues If an issue is reported and our team resolves it the same day within a reasonable timeframe, it is not grounds for a refund.
Damage & Linens Any damage occurring during the stay must be reported to your concierge. The guest is responsible for the cost of repair or replacement. Linens permanently stained — blood, feces, self-tanner, hair dye, ink, or any stain not removable through standard laundering — are charged at replacement cost. Replacement pricing is quoted in MXN.

The property is amazing and simply gorgeous. We really loved the house and out stay wasn’t long enough. I wish we had a few more days to enjoy the pool. Construction is being done all around the area for new developments and the roads are extremely bumpy. People get around on scooters to navigate throughout Tulum.
