"I love staying at the Royal Kona. I think it’s a great value for so many reasons.
Great room options, especially if you want to save a few dollars on renovation rates.
On the ocean with a pool and a saltwater beach I haven’t gotten to enjoy yet (my fault!). Restaurant is right by the pool so you can grab drinks or food. The restaurant does breakfast starting at 06:30! I think they end dinner at 21:30.
Ice machine and purified water station, wifi, parking if you don’t mind a $25 daily rate. There’s parking in general in the area but it can get pretty busy. In the heart of Kailua-Kona so if you plan on staying on Ali’i Drive and taking advantage of amenities there without a car rental, you might be able to make it work.
I appreciate the welcome package: two bottles waters in your fridge and two drink ticket for Mai Tai’s but I believe you can get mocktails instead if you prefer.
I think it’s pretty wheelchair/walker accessible: ramps and elevators that are pretty well kept up.
I have to say even the partial ocean views make all of this worth it. Waking up to stunning blue waters and waving palm trees is hard to beat. Then you can just wander out to the nearby beaches or to the many shops and restaurants nearby.
I don’t really see a need to stay anywhere else if I’m honest! You can feel the love and alpha from everyone at this resort. Can’t wait to be back!"
"This B&B was the best part of my stay on the Big Island. It really felt like you were warmly invited to someone’s home. Hannah, the innkeeper, is a true gem of a human being and brings a special peace and loveliness to the space.
When one of my excursions got unexpectedly canceled, I decided to have a lazy day at the property: soaked in the hot tub, took a long shower in the outdoor lava shower, and read on the quiet and peaceful lanai that had a fantastic view overlooking the coastline, had several slices of delicious cake that was offered as part of the afternoon snack. I would absolutely come back."
"The Guest Services staff was incredibly helpful and courteous. Always willing to help.
The condo unit was clean and provides all amenities needed - from pool towels to dish soap. If you need anything additional they are happy to provide. The bed was very comfortable. Unit was a little outdated but worked for us. There are
Bbqs all over the property to use and are cleaned daily.
Restaurant had a daily happy hour and live music every night.

"Holua Resort is a comfortable, family‑friendly property that delivers a relaxing stay on the Big Island. The grounds are lush and well maintained, and the pool and surrounding facilities are inviting and peaceful. Our two‑story unit was **spacious** and thoughtfully laid out, with plenty of room to spread out, a functional kitchen, and comfortable sleeping areas that worked well for a longer stay. That said, the décor and finishes do feel a bit dated, so manage your expectations if you’re looking for something very modern. The one real downside was the layout of the resort itself: parking can be quite far from the units, and we found ourselves hauling luggage a long way in the rain, through areas with standing water, which was inconvenient on arrival and departure. Overall, though, the friendly atmosphere, quiet setting, and roomy accommodations made it a very pleasant stay and a place we’d consider returning to with just a bit of logistical planning."

The management said that even Uber sometimes has trouble finding it.
The pools are small but very clean.

"Breakfast was wonderful! Don’t be in a hurry! I was leary when I arrived in the dark…but fell in love with the place in the daylight! It was a great adventure! No glass windows…only screens. The frogs were loud…but slept so good! If you like noise machines, you will love it! The bedroom had a fan if needed. They had beach equipment to borrow if wanted. A wonderful snorkeling spot was next to the National Park…just a few miles from the Dragonfly Ranch. The ocean view was amazing! Barbara (and her staff) was a great hostess! "
