We were checked in by very pleasant staff. After asking for our lamps in the bedroom which were not working, to be checked new light bulbs were obtained and the problem recitfied.

Late check-in was available and staff very helpful. The room had everything you could want - a comfortable bed, adequate sockets, good lighting, spotless bathroom, good TV and to top it all, real milk for coffee and shortbread biscuits! The morning breakfast was also of a high standard and completed an extremely pleasant stay.

"No Hotel but better than."
Firstly, Expedia should consider how they word their questions. Do not assume that everyone stays at a Hotel, so why not word it as 'Rate Your Accommodation' The questions suggests we all stay at a hotel. That is not always the case so the answers may not reflect correctly. In our case it was a Guesthouse. That is quite different to a hotel. In our case the guesthouse in question didn't have anything like the amenities of a typical average standard hotel with a restaurant or bar or leisure facility. What it did have was all the very best of the basic things right but at a level that was more inclined to reflect a 4/5 star hotel rating. Sure, the price was above average but then the quality of the room, the furnishings, the fittings and fixtures, the ensuite and cleanliness throughout exceeding that of most hotels i have generally experienced in the UK. Put that with the personal touch and you have excellence. Tell me how many hotels stand up to that and I'll pay the difference. Sadly there are very few and an indictment of the UKs indifference to change.

"Classic old building in need of refurbishment."
The hotel is very imposing, positioned overlooking the town. Whilst comfortable, there were a number of signs that indicated that a considerable amount of money needs to be spent to bring it up to modern standards. Being on the top floor, the ceilings were stained and cracked from water ingress and in our room, which was warm and comfortable, the bathroom window frame was rotted through. The breakfast was good and staff in the restaurant attentive. Having left an item in the room my wife tried to contact the hotel by phone and was kept waiting for 15mins before it was answered.

"Central location for exploring Peak District."
Nice friendly hotel, lovely food and very good rooms. People need to be aware that the rooms are in a separate building across the road although this was not a problem for us but we were not aware of this until we arrived.

The cottage where we stayed was close to the pub/hotel. There is another pub almost next door, linked but different in style. The food was excellent. The location was peaceful and local village people were very friendly. I would really recommend it and intend to return.
