The hotel is in a lovely quiet area away from the hustle and bustle of central Venice which was very welcome after a day seeing the sights. The vaporetto stop is a couple of minutes away which makes it very easy to get about. The staff were helpful and friendly and the breakfasts were excellent with lots of choice to suit all tastes.

Amazing hotel in a lovely, quiet area in Venice - accessible from the main train station via 4.2 and 5.2 ferry, takes about 30 minutes. The welcome from the reception team was excellent, warm and friendly, the hotel has a lovely courtyard, for relaxing and sunbeds. Breakfast is fabulous and super value. Overall a wonderful stay.

The location is great - in a nice peaceful neighborhood away from the crowds. The vaporetto is very convenient. The room was good and the public areas are nicely decorated. The breakfast was plentiful but not good quality. I'd rather have reduced choice. The orange juice tasted like cordial / squash!

In a quiet part of Venice away from all the crowds. Easy walk to the Vaporetto. First night in years I haven’t needed an eye mask or earplugs to fall asleep. King size bed and spacious room. We chose the one with its own private balcony. Breakfast every morning started the day off right. I would stay here again.

The hotel is amazing. It is removed from the downtown area, which is great because you get to avoid the mass of tourists. The neighborhood is beautiful, quite, and mostly occupied by native Venetians. The water bus stop is a 3 minute walk away and it gets you right downtown in just a few minutes. Or you could walk 20 minutes to San Marco, and the walk is safe and beautiful. Good amount of restaurants in the area, but lots more just a short walk away. The staff was wonderful, the facility was clean. The garden was lovely. I would stay here when I come back to Venice.

**Pros:** - The location is quite convenient if you're planning to use water taxis, as they are close by. - Beautiful views and scenic surroundings, making it a nice spot to relax. - It’s not in the heart of the city but still has easy access to the main areas via public transportation. **Cons:** - There aren't many dining options nearby, so you’ll likely need to travel to find good restaurants. - The hotel was difficult to locate on our first visit, which added a bit of frustration. - Unfortunately, the staff were not very welcoming. They were blunt and not very helpful when we had questions. - While the hotel itself is quite pretty, the air conditioning situation was a major letdown. We ended up requesting an additional fan, which barely helped in the heat. Overall, it’s an okay choice for a short stay, but there are some issues that need to be addressed to make it a more comfortable experience.
