So lovely, quaint but all mod cons and spotlessly clean. Very comfortable bed and shower powerful and hot. The staff are all lovely too, very helpful and friendly. Will definitely come back.

"Right Across from The Train Station"
We walked out of the train station and crossed the foot bridge to the left to the other side of the canal. It was a short walk, but the bridge is steep, with a lot of steps, so take your time. There are a lot of fellows with 2 wheel carts offering to help you, but be careful. The couple who came to the hotel after us we distracted by a cart guy, had the woman's purse stolen. We have traveled overseas before, and know enough to keep our personal items secure in crowds. The hotel is very nice, clean, and in a great location. We were greeted at the desk by Gionni, who put my Dad and son in a very nice room on the forth floor. He then offered a free upgrade for my wife's and my room to a canopy bed suite. The room is in the next building, down a walk through alley. We accepted the upgrade, and we were delighted by the spacious room, upgraded bathroom and shower, and the canopy bed. The view was only into the alley, but we enjoyed watching people walking below. There was always a pleasant breeze from the open windows into the room. The free breakfast was good and plentiful. The serving staff kept the buffet clean and well stocked, and would quickly provide cups of "American coffee" to our table. The entire staff was great, always there to provide information and advice. Gionni was exceptionally nice, and took the time to tell us all about Venice and the area. He even gave us information regarding the cruise ship and ship's terminal. Next trip, we will stay here again.

I've used a free walking tour from app Izi (iOS and Android) for sightseeing. Hotel had a privileged location. Near to all good points, friendly staff, good breakfast. Bear in mind that A/C is not available at winter period. If you open the window, street might be noisy during early morning. Except for that, very good.

Main thing about this hotel is that it is so close to the train station. Breakfast was really good too and they have a nice sit down area and garden. The room though was very basic, beds were old and not too comfortable. There is basically no place to put your clothes and for 3 it was very tight. The bathroom was clean and updated but had no shower or curtain so basically you had to sit in the tub for a bath. Air conditioner was turned off so we had to open the window and it was very loud - foot traffic on the road which opened out and resturant right under it. Practically didn't sleep the first night. They gave us a fan the next night, so it was better as after a while we could close the windows. The staff was very good, gave us recommendations and were friendly. They need to update their beds and add some more furniture in the rooms to make it more comfortable.

"Excellent location and really nice hotel and staff"
We stayed mid week after Easter, the weather was great, Venice wasn't too crowded and we were ideally placed to wander the streets of Venice and just explore format any direction! What a wonderful place. The hotel is perfect for the water taxi to and from the airport and in such a lovely ideal location, overlooking to edge of the grand canal.

"Cosy hotel, very central to everything."
The staff were friendly, welcoming and very helpful. Really close to public water transport stop. Plenty of restaurants within walking distance.- not too expensive, but menus all very similar. Altogether a very unique experience. Venice was as imagined and more. Lovely not seeing and motor vehicles (other than boats) for a whole week. Very busy with tourists, but everybody polite and courteous. We were sorry to leave. Water transport very efficient.

"Absolutely lovely hotel"
Would definitely stay here again. Very close to St Marks Square but away from the noise. Staff were very nice, room was lovely and got an upgrade due to a cancellation. Breakfast was good but get in there early otherwise you may have to wait a bit to be seated.

"Best location I could have hoped for!"
I chose this hotel because I thought it would be in a convenient location. Well, this certainly was the case! Not only is it very near the main square, it is also very near water taxi stands. I loved that a canal ran right beside the hotel, and I could look out of the window and see the gondoliers. Another plus is this hotel is on the street with the upscale shops! They were also good about holding my bags until time for me to depart. It was nice being able to go back to drop off additional bags from shopping and to use the restroom. The room was basic, but not bad. I would stay here again for the convenience, the good customer service, and the full breakfast.

Beautiful garden courtyard where we had our daily breakfast. Breakfast was unreal, home made pastries to die for. Staff were friendly and professional and always available. Felt like we were in a Tuscany Villa-wisteria in blooms cover one side of the hotel was stunning. Two minutes away from St. Mark's Square.
