"In the thick of it."
Just off the Royal Mile in the centre of Edinburgh, this was a perfect site with everything happening right on your doorstep. We had gone to experience the Fringe Festival as well as take in the sights of Edinburgh and this hotel was within easy walking distance of most of the venues and tourist spots. The room was very new and modern, clean but the beds could have been softer. Walls and ceilings a little thin for noise so take earplugs. Staff we encountered were very helpful.

A heritage building hence the stairs. A window would have been nice..quiet though and breakfast good

"More a guest house than hotel"
The hotel is located in a good location and is walking distance for all main tourist areas. Anything further afield is easily accessed via the new tram system which starts just around the corner. The place itself though is more of a tired guest house than hotel, the room was in need of some TLC and the curtains were hanging off the runner. The beds were ok for a short stay but would've been a problem for a longer stay and the free breakfast was minimal. All in all I feel I've paid too much for the 2 nights I spent there.

"Convenient for city centre"
Close to centre so easy to walk. Single room was fine for a night or two, nice modern shower room (but very low toilet!), bed quite comfortable. Continental breakfast £6.50 extra, but plenty to choose from. WiFi was free and worked well in my room, which was close to reception.

The bad was very unconfortamble, tthe matress quality not to hight...windows was very dirty.. the some door from enrtrance and the bathroom door was the same.

"Fantastic friendly service."
The host was fantastic. He genuinely cared about the wellbeing of all of his guests not just me. He was incredibly helpful and pleasant and took an interest in all his guests. Breakfast was yummy and there was a big variety, fruit, cereals, toast, scones, cheese. The room was extremely comfortable, if I wasn't in Edinburgh, I would have happily stayed there all day. Powerful, warm showers. Clean, tidy bathrooms and rooms, freshly furnished each day, it was a pleasure to return home. I felt like I was at home, not on holiday, which was excellent. T Easy to walk, get a bus ride, or taxi from the centre of town. A straight walk. Affordable price. Great place to stay. If I wasn't a student, I would have been able to tip more. Highly recommended. :)

We had the triple room although only two of us. It was a good size and very nicely decorated in modern style. Particularly taken with the little carafe of sherry to welcome us. The shower was larger than the usual which made a welcome change. Bed very comfortable. once inside there are a surprising number of areas for bar and dining. We ate in the conservatory at night but on a warmer evening there is a beer garden which is quite private. The meal was very good and service excellent.

Had problems over arrival time. Hotel were very helpful. Suited me fine for a short stay, I was actually located in a separate building and had to go to the actual Regis Guest House for breakfast . This is ok in Summer but not in winter or when it rains/snows
