"Good for price but very warm"
Stayed in fringe time and this place was cheap and close to the Royal Mile. Shared kitchen facilities were quite good and clean as you only share with a small amount of people in your section. Even though it was quite cool outside while we were there, the room was a furnace. No airconditioning and you're only able to open the window a tiny bit for any sort of ventilation. (We found moving the curtains away from the edges of the windows allowed a little more cool air to come in but it was barely adequate). Wouldn't recommend this place if you're expecting warm weather but would be great in the lower temperatures.

"A stones throw away from the fringe "
Students are living in luxury these days! We had a studio and it was brilliant; en-suit, double bed, 2 wardrobes, sofa, big tv and kitchen. We couldn't ask for better facilities. The only thing down was the room temperature, it was hot most of the time and the Windows only opened a tiny fraction, I blame health and safety. Location is great. Close to local shops and plenty of eateries. About a 15min walk from Princes Street and 25min from the old town. The tram is about 15mins away too. Easy to find. The staff are exceptional! Super friendly and helpful, thank you. I am going to book it again next year for the fringe! See you in 2017

Didn't plan on spending much time at the hotel so the place was perfect for a bed too sleep in. Get what you pay for, just a simple room, location is still a decent trek from the centre but a pleasant walk

"Very convenient location,clean."
Great location - just off Leith walk. Handy for short walk to town or bus links to everywhere. Plenty of places to eat or drink near by - and supermarkets to stock up the fridge or freezer in the lounge/kitchen. Rooms are clean - but not the most spacious. Our room has a queen size bed and we were a bit worried - but after a full day round the town we slept no problem. There was not much noise even with the window open - but as with most places it would also depend on who was in the other rooms. The staff were always at the front desk and ready to help. Not a luxury place to go - but as a place to sleep and refresh it's great - would do this again - particularly with the reasonable prices when the Fringe is on - which made the trip possible for us.

"Large family rooms "
This hotel is decent for the price point (especially with a last minute booking). The bathrooms are communal, which I'm sure it says somewhere but I didn't read it so that was a surprise when we arrived. The family rooms are gigantic and could sleep 6 adults in beds without being on top of one another when getting ready to go somewhere. The only problem was being woken up in the middle of the night to the sound of a neighbouring rooms door being kicked in because the door locked itself from the inside and "the only way to get in is to kick it in"..... Maybe get that fixed?

"Cheap and cheerful hostel"
You get what you pay for. Nothing wrong with this establishment considering the price. Very clean. No bath towel or toiletries as this is a hostel. The room is small, Small, SMALL! As long as you know you are staying in hostel/student accommodation you will not have overly high expectations and compare to a hotel costing double.
