Really sweet villas...bed was comfortable, villas were clean. Helpful help. Hot water for a shower was a challenge but we managed. Restaurants around the Villas were great. For the money it’s a great place to stay... it has a nice deck for relaxing.

Great location. Detective in advertising with beach access - there was no private access to the beach and no beach cabanas provided. Internet was not the best, and holes in the roof led to a swarm of mosquitos every night. Great price but should have been more truthful about the real features of the property.
Other than the picture suggests it doesn't have any beach access. The property is pretty run down. Outside is a little kitchen but neither the stove nore the microwave are working. So not coffee in the morning.
I have never received an answer on my question how to get to Tulum from Cancun either. The location is not bad and you can use the next door hotel "Nest" with a minimum consumption of 50$ for the beach. An interesting and scary fact was that in 2 days in a row we woke up next to an almost dead scorpion in the bed room.
Overall this place is worth the price. It’s in a great location and the room I stayed in was very clean.
There are a few things that were rather annoying. The address on Expedia took me to a completely different place (and yes I clicked map and directions). The place I went to, someone had to search this place for me on their computer and I finally found it.
Secondly, there’s no direct beach access from the place itself. You have to go to another hotel to access their beach front. All worked out and I wasn’t charged a fee to sit on the beach at the other resort but I was under the impression that this place had its own walkout.
Lastly, there was no note card or paper showing WiFi, contact information of the owner or staff, or any other important information. Since there’s not front desk, I didn’t know how to get ahold of anyone for towels or in case of an emergency unless the owner was out and about on the property.
I really did enjoy my stay and I would probably stay here again given the price point and how close it is to all of the fun spots and good restaurants. There was a kitchen in my room and enough space for 5 people. It’s also a REALLY clean space.
It’s great for those who want to stay somewhere that’s above average.

Tulum est insupportable pour nous
Tulum est une zone touristique comme on déteste. Nous n avons passé qu' une nuit. 15 à 20 km d hôtels et de clubs fermés par des remparts de 3m. Certains avec des mirador. De rares accès à la mer. La personne qui nous a accueilli à fait sont possible. Ce que nous avons vu de Cancun à Tulum était insupportable. Cozumel et Majahual étaient mieux.
