Villa Picon is a private home with the Caribbean ocean at your feet.

Your own private oceanfront home, set inside a gated community midway between Cancun and Tulum, ample private pool with built in hot tub, grand open terrace and water toys like kayaks, boogie boards and volley ball and a net on the beach. You can have it all with a white sand beach laying at your doorstep.

The staff includes Ana and Nico, who really know how to pamper our guests, daily maid service, cook for you if you want, do the laundry, Nico our handyman can set the chaise lounge by the ocean or if you like to get away from the sun for a while, he can open the six pool side parasols for you to enjoy the pool with a little less tan.

The high ceilings villa has three bedrooms plus additional bedding for kids and babies, we can childproof the stairs for you, there's a shallow kid's area by the pool and we provide high chairs, crib and playpens for your little ones.

The villa is equipped with all you need, ample parking, TV with cable, stereo, fully equipped kitchen, air conditioning throughout the entire villa plus ceiling fans, Wi-Fi, barbecue grill, beach towels, hair dryers, toiletries, complimentary bottled drinking water, just bring the sunblock and enjoy the amazing views, alfresco dining, play in the sand, swim in the ocean and if you're lucky witness the baby turtles being born right in front of your eyes.

What a great house, pool, and beach setting. Luis is a great host, extremely responsive. Helped us with every detail we needed. Ana’s food was outstanding and Nico’s work on the outside made the trip even better. Highly recommend this home and we will be back for sure.

Villa picon is the best rental I’ve stayed at! You can’t beach the large pool and beachfront. The service from the house staff is incredible. The beds are so comfortable and the house has great A/C. The bathrooms feel luxurious out of a spa. Cannot recommend this property anymore!

Words cannot describe how perfect this accommodation is. Nico and Anna make the stay wonderful. It is a must to let Anna cook for you. The beach, pool and ocean are wonderful. Pretty much your private beach.

We loved Villa Picon. It was spacious, clean and the view stunning. We had Ana cook a few meals for us, it was excellent . Overall everything was excellent! Can’t wait to come back!! Loves it!

Perfect beach getaway

The home was very well maintained and you can’t beat being steps from the beach. The e house had everything we needed to bbq and cook, play games, lounge in the pool or play in the ocean. We will definitely return!

What a treat!

This is our second time staying at this property, our first time we enjoyed the privacy of the location, the service, the installations with a beach and pool all for ourselves. We had to come back! This time, it was even better. Nico and Anita are always so gracious , she prepared breakfast for us everyday (worth the extra fee), and made us a so rf and turf bbq that was as good as any ot the top notch restaurants around the area. We will keep coming back. Thank you for a delicious stay.

We had a wonderful stay at Villa Picon. The property is palatial and stunning, the property is so well cared for by both Anna and Nicholas. Anna kindly made some amazing guacamole and chips for our arrival. The place is huge and nice for our boys to have their own rooms. The boys enjoyed both the kayaks and the boogie boards and the pool was stunning!

Little piece of paradise

Everything about the house was incredible. We had questions about the hot tub and Nico was there immediately. One of the TVs broke and we had a new one that day. I’d highly recommend having Ana cook for you a couple of nights. She was amazing to work with and she made some of the best ceviche I’ve ever had. We will be back.

We all had an amazing time at Villa Picon! Anna and Nico were great. The house was perfect! The grounds and beach were amazing, Any little issues that came up were quickly handled. Great location with grocery shopping very close by, 10 minute drive to Puerto Morales. Will definitely be back!

Lovely, spacious home. Friendly people. Peaceful location. Ana cooked us a delicious dinner one night, after our excursion to dos ojos. Would definitely recommend staying at Villa Picón! Day trip to Akumal for sea turtle swim was about a 35 minute drive. Loved it all!

3rd trip to Villa Pocon

We love this property. We love the house, the amazing sea views and sparkling pool. Nico and Anna are wonderful. They keep everything running seamlessly will leave you wanting nothing. It's just a short drive into town for supplies or to check out the many shops and restaurants. We will be back next year.

Beautiful Casa in Paradise

Villa Picón is a beautiful property with an amazing beach. We were well taken care of by Nico and Anna. We loved walking on the beach in the sugary soft sand, playing in the ocean with the water toys, including kayaks and relaxing in the beach chairs! Wow! What a view. Villa Picon was spectacular! From the moment we arrived, the villa offered a great blend of comfort, authentic Mexican feel and the natural beauty of the surrounding area. The location could not have been better - just steps away from the beach making it ideal for early morning walks and lazy days in the beach chairs.The villa itself was spacious and the open concept living areas gave a feeling of airy spaciousness, with large windows that brought the outdoors in!We especially loved the outdoor pool area, perfect for family gatherings and watching the waves crash in the distance.Nico & Ana were exceptional - friendly, professional and always on hand to assist with any requests!Ana cooked for us several nights, I’d highly recommend this….. and she makes the best guacamole!!!Overall, our family had an unforgettable stay at Villa Picon. Very nice place

Great house and a great location. Beautiful view next to the ocean, very clean beach and private. Well located between Cancun and playa del Carmen. Would recommend to anyone. Ana and Nico are very nice. It was clean at all times inside and outside. Wifi is not very reliable but we saw it as an opportunity to connect with nature. We will definitely come back. Villa Picón Exceeds Expectations

Our group of 7 ranging from seven months to seventy years of age all loved our stay at Villa Picón. The location on Playa Secreto is worlds away from the chaos of Cancun! Luis was easy to communicate with and Nico and Ana were absolutely lovely on site. We found that the listing actually does not do the place justice - things were even better than expected! Case in point: despite saying the common spaces were not air conditioned, we arrived to find a delightfully cool sitting room and kitchen from the newly-installed air conditioning! The master suite is huge and has commanding views out over the pool and ocean. Loved our stay and can’t wait to return!

Romantic honeymoon hideaway

Loved the seclusion of this beautiful property for our honeymoon. It felt like we had the beach to ourselves and the house was just beautiful. Ana and Nico were wonderful and so helpful. If you are thinking of having Ana cook for you, I’d highly recommend it. She is a great cook! We had chicken tostadas, beef fajitas and fish tacos. Her guacamole and pico were very delicious as well. We weren’t sure if we should rent a car or rely on car services. If we were to do this again, we would definitely rent a car. It would make things much easier. I would stay here again if given the chance. Thank you, Luis for hosting us in such a beautiful home!

Family Vacation

The home exceeded our expectations! The pool, hot tub and beach were outstanding. As we had a little one they child proofed and provided a crib and high chair. Ana and Nico took excellent care of us. We had Ana prepare 3 meals and they were all delicious and Nico raked the beach and set the chairs and umbrellas up every day and was always available to answer any questions we had. Luis was very quick to respond to any questions that we had. We would recommend this home to anyone and would definitely visit again ourselves!

Lovely home with beautiful view that was perfect for a girls weekend!

We are a group of 4 lifelong friends who stayed at Villa Picon for a girls weekend. The house and location were perfect for us! The house was clean and very spacious and the outdoor area is beautiful! We loved the privacy and quiet but we’re not too far from some action. We rented a car so that made grocery shopping and trips into town super easy, but if you plan on just hanging out at the house and take advantage of the pre-stock service, then a rental car may not be necessary. Ana cleaned the house daily and Nico did the pool/beach set up every morning. They were very kind and available but also gave us space, which we liked. This would be a great house for couples or a family, too! We very much enjoyed our stay!!
