Very nice room in the heart of Venice- super friendly and helpful host Etienne. Everything was clean, neat and beds were okay not super comfortable but lots of pillows. Great place to stay for full Venice experience!
I stayed here with three friends during our grad trip. We loved staying above such a lively plaza with great bars and restaurants. It's very easy to walk (or take the vaporetto) from here to San Marco and San Polo but it was nice to be able to avoid the bigger crowds there when we wanted to. Everything was very clean inside, the beds were comfy and we liked having a shower on each bedroom. Very glad we stayed here!
The property was easy to find. Excellent communication from hotel owner. Secure entry and use of safe. Room, bathroom and bed were clean. Room overlooked a square full of cafes and shops. Night life noise went on until about 2pm but this didn’t bother us. Cafe under hotel sold best coffee e and croissants. Great location to walk to cruise terminal and other places of interest in Venice. Would recommend.
The property is located above Campo Santa Margherita which offers both positive and less positive features. On the positive it is a vibrant area with several restaurants and bars and easy walking distance to many major Venetian sites and to Ca' Foscari University. However, the restaurant and bar patrons can be very loud well past the closing times, and significant noise even at 3am-4am was common. Make sure you have good earplugs and you will enjoy your stay.
Pros: Location, walking distance to everything.
Cons: Old mold all in restroom area, bed is two twin mattresses pushed together where the middle is sinked in, heavy HEAVY dust in the wood all above room (not practical for someone with allergies), bedsheets had a stain, no iron/blow dryer, AC barely worked (made a lot of noise & leaked on the bed), and while you are in a great location it’s loud if you keep the windows opened.
Finally left early to check in elsewhere. It all comes down to your budget & standards.
Great stay, room was perfectly placed to see Venice, really convenient location. Spotlessly clean, and had everything you could need. Only two small criticisms, we were told we could leave our bags,which we did, and then we were asked to return at 2.30 to check in. Unfortunately the room wasnt ready and we had to hang around until 3.20 to get in the room. We had made our way back across the city to check in so the wait felt like a waste of time.
The other one was the bed, as it is a pull down bed, the frame seemed to stick out at the sides, and we both stubbed our toes and banged our shins. I don’t know if you can put some padding on this at all.? Would still highly recommend to anyone!
BLACK MOLD!! STAY AWAY! Very disgusting and dirty stay. Black mold in the shower.. The shower head is held up by a single string (note in picture how the shower head is upturned, pointed towards the ceiling, which resulted in a damp moldy ceiling). The entire shower and bathroom is covered in black mold and will require extensive remediation. The bathroom is next to the bedroom so it smells terrible from the mold. Can't sleep on the couch because it is stained and has leftover crusty food crumbs everywhere. The dishes and utensils were dirty and sticky. The host does not disclose that the hotel is on the 4th floor with no elevator and you have to carry your luggage up very narrow stairs. The wrong address was posted on hotels.com and we got lost, having to carry our luggages around. And as other reviews have mentioned: it is very noisy because it is located on top of a bar. Very poor, unsafe conditions and was refused a refund by the host despite unsafe and unsanitary conditions. . Nightmare vacation in magical Venice... never again!! I gave a chance for the host to rectify the situation but he flat out refused... unfortunately now I am posting the review 2 weeks later.
Brilliant host. Great communication before arrival and gave us a tour of the room with everything explained that we could ever need. Excellent location. Overlooking a beautiful square with lots of bars and restaurants. A very lively area. 15 mins walk from station and walking distance to all of Venice . Comfy bed and great shower. Would highly recommend this and will stay again we have a return visit to Venice

The rooms were very clean, however the outside of the property needs some work. The neighborhood is a “party spot” so sleeping soundly was difficult, although the property owner did provide earplugs. The property is more of a rent a room. There was a coffee pot in the room and a refrigerator. The location was great.
Lovely hotel in Campo Santa Margherita, Venice, IT
Great location half way between Piazzale Roma (drop-off area on the Island) and primary sightseeing areas like Rialto Bridge and St. Marks Square, etc. Nice to be close to everything but far enough away that the tourist noise is not overwhelming, also very close to ferry stop. Well appointed kitchen and room if you enjoy cooking a night or two during your travels. Keep in mind many smaller hotels like this one do have restaurants or bars on the first floor of the building, so there can be additional noise to overcome on some nights; but if you close the windows an shutters you will be fine. Grocery store, and fruit/fish stands are all located in the square within two minute walk along with several restaurant and cafe options. Make sure to arrange to get keypad access in advance of arriving since it does not have the typical check-in desk. Great location and hotel, highly recommend.
