Would absolutely stay here again

The staff was very helpful. They let us store our luggage in a storage room until we were able to check in (early arrival). They gave good information with transportation options . They were very accommodating with breakfast as we also had an early flight.

Little hidden gem

The staff was friendly, courteous and helpful. The room was clean, comfortable. The location was perfect from transportation. The staff helped with directions and where to go for meals. I highly recommend this place. I highly recommend to get the breakfast. It had everything you might want . Whether you need a big breakfast or just some café to get your day started.

Quiet neighbourhood out of the way but dining,groceries,tram,drug store,all in walking distance. Staff was very helpful with directions, setting up cabs, breakfast to go and getting tram tickets. One stop travel agent. Breakfast was amazing.

The proprietor of the property was extremely helpful and knowledgeable about the area. The tram was just down the street which takes you straight into Venice. Rooms were large a clean and wifi worked great. Would definitely recommend.

Alex and all the staff ( including his mom) were very welcoming, friendly and helpful. It is quickly evident that they take pride in caring for their place and will do anything to help you enjoy staying with them. The location is excellent! An inexpensive 15 minute tram ride that puts you into the heart of Venice is a block away. Thank you for a great stay Alex!

Convenient for Venice but with a tiny shower.

Checked in early and although our room was not ready we were able to leave our cases and venture out. Reception was very helpful explaining trams and routes to follow in Venice. Hotel is handy for the tram service, which is great takes approx 10/15 minutes and costs €1.50 each way. Hotel is clean but could do with a little TLC. Breakfast was the usual continental buffet, with plenty of choice. Even had a selection of Gluten Free (had to ask but they were happy to supply) which was appreciated. The only real downside for us was the size of the shower, which was very small. We're both average build but neither of us found the shower big enough to be comfortable.

This B&B was on the mainland and well connected to the island via streetcar/tram. Would recommend leaving early to reach the train station or book a taxi ahead of time. The trams can be very packed and it may not be possible to get on with luggage from the hotel location. The hotel itself was very cozy and the room/property was clean and well maintained. The bed was comfortable and room had air conditioning. The bathroom was clean and well maintained. Just the placement of the toilet was a bit tight. But otherwise we loved our stay here. The staff was courteous and respectful. We happened to reach the hotel way before check in time and it so happened that our room was cleaned and ready for us. We were able to check-in early as well. Really appreciated some downtime before we started exploring Venice.

The check in host was extremely rude. We know we had to wait till 3pm to check in before we arrived but he was still extremely rude when we arrived early to drop off our bags. Our flight landed at 9am so we were tired and was tough to wait till 3pm to check in. He purposely ignored us and tried to start an argument when we asked about checking in early. He told us angrily “you have the information” just no empathy or good customer service. Then when we used the restroom as we were waiting for the room the cleaning woman yelled at me in Italian to close the door or something. The staff was Just not welcoming at all. Once in the room the a/c was very slow. The fan was broken so it didn’t blow much. Barely cooled. It had one speed and took forever to cool. The fridge leaked and also didn’t get cold. The tv had an antenna only. It only had what looked like local channels and had no HDMI port so we couldn’t even plug in a fire stick or anything. The WiFi was extremely slow and kept disconnecting. The “full” size bed was essentially a twin and maybe a single pushed together. It was very low to the ground and the seem between the mattress was uncomfortable. The mattress was not long enough and our legs hung off the end of the bed. We are both under 6 feet tall. The bathroom was nice but the room was so small that our luggage didn’t really fit. They had to remain standing up in the corner and we had to move them around when we left the room. There was a rotary phone in the room.

Very clean room, helpful and pleasant staff, near the tram and bus stops, quiet area. Not so many facilities in the room, just basics, they could have a few more options for breakfast (good price though with 10€ per person). If you don't find a place to stay in Venice Centre I would strongly recommended it.
