Good room size for Tokyo for that price. Love the little balcony. Many convenience stores nearby and train station.

Easy access to subway system in a good location. Only issue was were confirmed multiple times he hiel can hold luggage after checkout. On the day of checkout, the desk staff told us no and took awhile before the accepted. Holding luggage was just leaving it on the ground floor lobby unsupervised.
I recently had the pleasure of staying at Hotel LiVEMAX and it was an exceptional experience from start to finish. The moment I walked into the lobby, I was greeted with warm smiles and a welcoming atmosphere. The check-in process was seamless and quick, setting the tone for a fantastic stay.
This was our first impression of Japanese hotels- being used to large hotel rooms in America - we didn’t know how to get comfortable in these smaller accommodations - lucky they gave us they one room with a balcony - so for 4 days we used the terrace space as our closet
It's very near subway exit A6 just 100 m. away and very quiet at night. There are many restaurants in the area but you have to walk to the opposite side of the road.
The room is clean with great facilities, but it quite small which is typical in Japan.
Staff isn't always at the counter, you can call them by the bell at the counter.
One day, I came back to my room and realize that hair brush and sponge bath that hotel provided was thrown away by cleaning staff with no replacement, so I have to went down to the lobby and asked for a replacement from receptionist.
This hotel was disgusting and poorly maintained. The toilet had brown stains on the seat when I checked in, and I had to clean it myself. Countertops were also dusty.
Attached is a photo of the peeling wall paper of my room. This is the condition the hotel staff deemed as acceptable for guests.
The hotel description says that luggage storage is a provided service. However, I had to negotiate with the front desk back and forth before they were willing to accept my luggage. They said that I need to give them advanced notice. I did so before checking out, but a different employee worked the front desk the day I checked out and she tried to reject my request!
Overall, this hotel was unclean and frustrating.
