"The bathroom was very dirty with a lot of human waist on the back of the toilet. There was pet hair all over the floor and my wife and daughter sneezed the entire time we were in the room. The mattress on the pullout couch was the worst one I have ever seen. It was just all metal spring. That was all you could feel. The breakfast was underwhelming with a lot of of the food overcooked. I did like the tile floor in the guest room. It was much nicer than the carpet. They are doing a lot of remodeling at this hotel so hopefully in the future, it will be better. We stayed for two nights. When I complained to the desk about the condition of the room and the condition of the mattress, they did a little bit better cleaning for our second night and they swapped out the mattress. It still was not good, but it was better. The location to Busch Gardens is its biggest selling point. It’s about a mile and a half to the entrance of Busch Gardens, and less than that to Water Country USA. "

"They were doing construction they put us by the construction. The people was up at four in the morning beating stuff. The Wi-Fi kept going out. It was just a lot."

"Clean room quiet area "

"For a quick 1-2 night stay, it was great. The room was spacious and clean and the location was great for access to Busch Gardens, Jamestown, and Williamsburg. Some downsides were that the walls are very thin. We could hear people next to us, above us, and in the hall constantly. There was a group of people opening and closing their door around midnight across the hall and it sounded like they were opening and closing our door. Not the best for light sleepers. The other downside was the breakfast. The first day we went down around 9:00 and there was very little hot food left with 30 minutes still for breakfast. They did not replenish it before the end time of 9:30. The second day was better and we were able to get hot food. Unfortunately there is not a lot of seating. We had to take our breakfast back to our room both days because there was nowhere to sit. There is a patio, but it is shaded in the morning and it was about 45 degrees out, so nobody was using it. "

"The breakfast was excellent I rated the room less than excellent because of the location-near the pool and laundry room. I would use this property again but would not except rooms 102 or 104. These rooms lend themselves to an unacceptable noise level "

"Upon checking in we were highly encouraged to sit through a presentation to join the Timeshare linked to the property. Breakfasts would be served for those who are interested, otherwise no breakfasts available on a daily basis. We did get a list of local restaurants that were close by and some with delivery options. We were given a map to the room and discovered we were in a Colonial King Guestroom. Being on a ground floor is ideal since we were traveling with a pet and had paid a pretty hefty pet fee. When walking into the room our shoes were immediately sticking to the floor. After unpacking and putting items into the fridge from the cooler we spilled a small amount of water on the floor and I grabbed a washcloth to wipe it up... The absolute disgusting amount of dirt on it was a tell that it was not a clean room. There was dirt on the floor next to the bed also. I didn't report it because I had already unpacked everything and decided it wasn't worth the hassle, but I have included photos of the washcloth and my socks which I wore at all times while in the room. The bathroom was problematic too. The pedestal sink was so tiny and the miniscule glass shelf above was slanted enough that some items rolled off of it. We ended up putting our toiletries in cups on the window sill. The shower leaked somewhere because the bathmat was soaked when stepping out of the shower. The grounds were nice enough for walking the dog but there were no trash cans for poop bags. "
