Nice location a few km out of Rotorua. The park-like grounds are a bit odd with the Alice in Wonderland themed art, but peaceful and with nice views of the lake in the distance. The rooms are well appointed but have zero soundproofing: you will hear your neighbors snore and chat, and doors are so flimsy you hear everything going on in the common areas. Bring your best earplugs. Breakfast is decent, service can be slow. Tiny outdoor pool and two nice hot tubs. Maintenance is hit and miss: rooms are relatively clean, but you'll find cobwebs and dirty windows in the restaurant. So on balance: a bit overpriced.

Lovely hotel. A little older but had good amenities. Heated pool and a kids/games room with ping pong table, fooseball, arcade game box, etc.
the breakfast buffet was good. Nice selection of fresh fruits and items from around the world including Indian paneer dish and rice.
Had a small coin operated laundry (4 NZD per wash or per dry).
