"This was the perfect two night stay for me while visiting family nearby. The king bed room was spacious, clean and everything in good working order. The staff were friendly and efficient during check-in and any staff on the grounds over my stay were always friendly. I appreciated the off-season rate considering the town of Ellicottville has higher rate hotels and peak times during ski season. The breakfast included is very basic, but there are other options around, including walking to a café or Tops market. No complaints."

"This was probably the best supplied rental I have ever stayed in. Over the years, I have put together a "Rental Bin" with things that I had to buy because they were not available, such as aluminum foil, bottle opener, a sharp knife, etc. This rental had all of the kitchen utensils, condiments, spices, and bathroom supplies we needed as well as a beautifully stocked and set up coffee and cocoa bar! The house is a cute renovated Victorian and very dog-friendly, including a run area and a nice back yard and sidewalk along the road for leash walks. We enjoyed the hot tub, especially after a longer than expected hike. The Fairy Garden out back is adorable. There is pretty much nothing to do within walking distance, but Boyce Hill State Forest and Griffis Sculpture Park are within 15 minutes. Ellicottville and Springville were just about 15 minutes away and convenient for grocery shopping and restaurants. We also took day trips to Zoar Valley, Gray Cliff Frank Lloyd Wright House, Evangola Beach on Lake Erie (gorgeous and underused on a weekday), Niagara Falls, Penn Dixie Fossil Park, the Kazoo Factory, and the mountain coaster at Holiday Valley Resort. The only issue we had is that the house is not set up for hot weather and it was an unusually hot week. There are small window units in the bedrooms and we shut windows and blinds during the day, but the house did get hot. Opening it up with fans at night helps, but the road can be noisy and our dog barked if she heard anything."

"This was an ideal property and location for our family reunion group of 13 (without needing the additional suite). The large living room and back porch both provided great spaces for gathering and time together. The nearby town of Ellicottville (about 11 minutes away) offers numerous walkable restaurants and shops.The listing, as far as I have found, does not include very many details about the air conditioning. There are two window AC units in the house (not counting the suite, which we did not use), located in two of the upstairs bedrooms. There are ceiling and/or portable box fans, as well. This was sufficient for our group with the weather we had, but be aware that not every bedroom (or other areas of the home) has (have) AC.Would stay again with a similar group size if coming back to this area. We had a wonderful time here."
