Additional Rule
1. All guests staying with us are kindly requested to submit a copy of their passport before checking in. This requirement is essential and mandated by building security and the Dubai Tourism Department (DTCM) due to our licensing as a holiday home company.
2. Prior to your check-in, guests are expected to sign the Holiday Home Guest Check-in document. This document outlines the terms and conditions of the holiday home rental agreement between the Licensee (us) and the Guest (you).
3. A security deposit is mandatory for every stay, and the amount depends on the accommodation type:
a. Studio apartments: 1000 AED
b. 1- & 2-bedroom apartments: 1500 AED
c. 3- & 4-bedroom apartments: 2500 AED
d. 5-bedroom Apartment/Villa (5 BHK): 5000 AED
For guests staying on a monthly basis, default minimum amount or agreed deposit amount by the sales agent must be paid before check-in:
a. Studio apartments: 1500 AED
b. 1- & 2-bedroom apartments: 2000 AED
c. 3- & 4-bedroom apartments: 2500 AED
d. 4-bedroom apartments: 3500 AED
d. 5-bedroom Apartment/Villa (5 BHK): 10,000 AED
Damage deposits can be conveniently made online using your credit card. For bookings shorter than 21 days, a credit card hold is used and it will be released within 48 hours after check-out. Held amount released is expected to reach in guest account within 7 business days. Credit card pre-auth links are shared 24hrs prior to arrival. Please do not use debit cards as it will purchasing the amount instead holding.

4. Access cards and keys are valuable property assets. In case of loss, a replacement fee will be deducted from the security deposit. Please take care to avoid any damage, loss, or stains on linens, as additional replacement or laundry charges will be deducted from the deposit. Violation of house rules may lead to charges against the security deposit and potential eviction. Additional fees may be assessed for any damage to the Holiday Home or its contents.
5. We kindly request that guests respect the residential nature of the Holiday Home.
6. Guests are expected to show respect for the residential amenities, building security, and neighbors. We request that guests refrain from any uncivilized or inappropriate behavior.
7. Guests must maintain a noise-free environment, especially between 10 pm and 8 am, to avoid disturbing neighbors. Noise levels should be such that they cannot be heard by adjacent neighbors when inside their homes with windows and doors closed.
8. Smoking is strictly prohibited in non-smoking areas. Violations will result in fines ranging from 500 to 1000 AED. This policy is in place to ensure clean air for subsequent guests.
9. Children under 14 years of age must be supervised at all times, particularly in recreation areas.
10. Guests are not permitted to make any alterations to the unit without prior written approval from the host.
11. Please follow designated vehicle parking rules and be considerate to others when parking, minimizing disturbances.
12. Dispose of garbage and recycling in accordance with the unit, building, or community guidelines. Please use the allocated bins, garbage chute and areas for disposal. Follow the policy of not leaving rubbish in public or common areas.
13. Kindly ensure the safety of your valuable belongings, as we cannot be held liable for any loss or damage. Your cooperation and precautionary measures are greatly appreciated.
