Clean comfortable room , warm ( maybe a little too warm as couldn't adjust towel rail radiator in bathroom .) However comfortable room well equipped with microwave and fridge in room if required and excellent value

Very nice hotel didn’t have anything to complain about owner was very nice and helpful we was staying there to go to crufts owner didn’t mind me parking the van in the garden and letting my dogs have use of the garden was amazing will definitely stay here again in the future

Sutton guest house is a good place to stay.

Met by owner of property room was good plenty of room, bathroom shower good but no hot water from sink only lukewarm. Really liked kitchen facility downstairs so possible to cook your own meals if on a tight budget. Local hostellry serves great food but can be busy meaning a wait for orders.

When first booking I requested a certain room to cater for my personal needs and this was met with a personal and courteous message not long after making my booking confirmation and that if there was anything else to let them know. I was greeted very warmly by the owner upon check-in and shown around there beautiful guest house and what facilities there was available and then to my comfortable clean and smart room. I was very impressed with everything and even though I just stayed for a short work trip in Birmingham, what I really liked was the personal approach and how much I felt appreciated and welcomed as a guest from the start to the end of my stay. Nothing was too much trouble or fuss. I cannot recommend this guest house enough and if/when I ever return to Birmingham again I will be sure to only stay here. Value for Money

This is not a 5-star property, nor does it pretend to be. But for the price, it’s great value for money. The room was quite spacious and had a bathroom with a toilet and shower. We found the room to be a bit hot and stuffy at first which was quickly remedied by opening the window and running a fan (we always carry a small portable fan of our own). Upon arrival, we found clean towels waiting for us and we were quickly provided with an extra set of towels upon request. The shower cubicle has a plastic curtain which was not very effective and so we ended up with a fairly wet floor, but that was not a major issue. The important thing is there was plenty of hot water with good pressure. There was no exhaust fan, so the bathroom became quite steamy (which my wife quite likes). For breakfast there’s a communal kitchen with eggs, cereal, milk, bread, and orange juice, along with a large fridge in which guests can store their own stuff. (Note there’s also a small fridge and microwave in the bedroom.) A dining room with tables and chairs is adjacent to the kitchen and provides a comfortable place to eat meals. There’s also an outdoor sheltered nook that’s for smokers to use. They provide free off-street parking for 5 cars in a well-lit area that seemed quite safe. It’s only about 20 minutes to drive to the centre of Birmingham which is quite convenient. The owners of the property live next door and were always very responsive and helpful when I needed to ask questions.
