"First I have to say Jerry was amazing to work with. He had great communication from the beginning ( which I am a huge fan of) Our flight got cancelled( from US to Belize due to weather) and he stepped in to help and fixed our flight with tropic air. ( he also originally schedule it for me too). Carlos came to the airport to pick us ( and luggage) up! We rented the golf cart for our entire stay, which I highly recommend! We went to multiple places multiple times. The pool was refreshing! Having the kayaks and paddle boards were nice. Lucita made us so many wonderful meals and they had fresh fruit for us too. I highly recommend this place. It’s not in the middle of the busy area( which is what I wanted). Close to secret beach and local bars. We had our own travel guide that came to meet us when we arrived to see what we wanted to do. I was at first nervous about not scheduling in advance like I have done on so many other vacations, but it’s not their first rodeo. I’m glad we waited. They recommended which days to do certain things depending on weather! All the way around a great experience!"

"Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house and property are truly top shelf! Everything about it exceeded our expectations. Fanny and Donny, the onsite staff, were fantastic - very friendly and responsive to the few small requests that we had. When we return to Belize, we will definitely return to Anil Mar!!!"

"First a couple insights and tips for preparing for your stay. You are a long way from supplies like food and drinks so unless you plan on eating out and buying drinks, plan a grocery stop prior to your arrival. I was traveling with my full family so we requested a stop in Belize City prior to our water taxi departure. Having a few meals planned offset a lot of worry once we arrived.Second, fly or water taxi. Our flight landed as the last local flight was departing so the water taxi was necessary. It permitted a good haul of groceries but it is a 2 hour trip, not 1 hour to San Pedro. Bring your Dramamine and some Tylenol because after two hours… you get the picture.Third, use Roberto. I was not aware that our recommended scuba guide was also the boat taxi driver. Had we known I would not have scheduled a different service that ended up being late. This is a different country and maybe that is par for service but insure all your plans are verified and you have the means to contact them upon your arrival.Finally, the spot is beautiful. The house is sufficiently air conditioned, the beds cozy, the porch view stunning, the pool delightful. The view is above the sargasso smell so it makes an excellent site to hang out and read. The ad mentions a dvd player which we planned on for evening wind down with kids but it didn’t work. More time to read and chat, which was good."

"We recently stayed at X’tan Ha and overall had a pleasant experience. The staff was extremely friendly, welcoming, and always willing to help. Their hospitality was definitely one of the highlights of our stay. The rooms were clean, although they are somewhat dated and could use some updating. We also had a few visits from ants and termites in our room during our stay. The food was mediocre—not bad, but not particularly memorable. However, if you’re looking for peace, quiet, seclusion, and beautiful beach views, X’tan Ha delivers. The property offers a relaxing atmosphere away from the crowds. One thing to keep in mind is that it’s about a 40-minute bumpy golf cart ride to most restaurants, shops, and activities in town. For some travelers, the remote location will be a major plus; for others, it may be less convenient. Overall, if your priority is tranquility, beachfront scenery, and friendly service, X’tan Ha is worth considering."

"All engagement with the host and the staff was top shelf. The staff was nothing short of spectacular. The house was comfortable and clean. Most everything worked as it should.The staff prepares the meals and the food was awesome.The beach isn't great due to the stacked sea grass and litter. Not sure if that's seasonal or what, however, it wasn't represented on the VRBO site."

"the resort was beautiful. loved the pool the kitchen was very nice .very clean. Eiden was very nice and helpful...activity director Karen was awsome and very helpful . making sure all our activities were set up. due to mother nature the beach was not available but there were other beaches near by. karen booked us a tour to check out the Mayan ruins and cave tubing with lunch included. we had an awsome time.....Eddy and Mike {tour guides} were really cool and made sure everyone was comfortable and was having a great time ,they also were very knowledgeable"

From the caretaker Luis to an amazing chef Dominic and all the way to property management of Brittany and Keelan… I definitely had tons of communication with them back-and-forth and everything went smoothly! We are so thankful we found this property and had such an amazing time with our family!"
