Welcome to Casa de la Brisa. A private 4 bedroom 3 1/2 bath Villa situated directly on Akumal Bay in Akumal Sur. There is also a private Casita in front of the Villa that has a kitchen, studio living area and full bath that is available for an extra cost if you have more than 10 people coming, or if you have kids that want their own freedom. It's $100 per night for the Casita
This Villa features updated living space with air conditioning, full kitchen, king size beds, a pool table, ping pong table, Wifi, smart TV's, office work space, pool and a wide open million dollar view!
There is a full time maid that cleans Monday through Friday, and she will also do your laundry if you need her to.
The beach and water are at your footsteps. Tropical fish and majestic sea turtles await!

What a wonderful place to spend a few days the property is beautifully appointed and in a convenient location to many local attractions.
Gina, the property manager was on top of everything and communicated promptly. The staff kept everything in pristine condition and our private chef Richard, made sure every meal met our expectations. We had a great time and would highly recommend Casa de la Brisa to anyone looking for a high quality vacation.
Casa La Brisa was amazing our stay was so comfortable and just delightful across the board.
The owner Gina was very responsive and just present and available to answer all questions.
The staff were kind and just helpful so respectful.
The house is just very well kept and managed impeccably the attention to detail was so spot on. Chef Richard kept us fed well the food was spectacular! Thank you Gina Mari and Beto we enjoyed our stay so very much! Look forward to seeing you in the future.

This was our first family vacation in several years and Casa de la Brisa was absolutely perfect - the home is beautiful, spacious and perfect for communal time. The pool table was a wonderful addition. The house is tucked away in the palm trees (very private and quiet) and the the pool and water access were breathtaking and made for a perfect place to relax and spend time with my family.
Beyond that, Gina was an incredible host who was extremely responsive, kind and great to work with - we also utilized the offering to have a Chef come to the house. The food was delicious and it really made it feel like we were whisked away on vacation.
Couldn't recommend this home any higher.
Wow!!!! This villa exceeded our expectations and was even prettier in person than in the pictures! The house was meticulously clean, the community was safe with private security, and the views were stunning. We went with a group of 10 and the casita was perfect for a couple that came a day late. We hired a chef who had everything they needed in the kitchen to make an amazing meal. There aren’t any restaurants in super close walking distance, so bring groceries, but we did take a 15 min walking adventure down the beach to a place called Jungle Fish and the food was excellent. Don’t plan on doing this with small children or older adults, there are rocks to traverse. The pool was clean, the beach right in front of the house was a bit rocky but it didn’t bother us at all. There is stunning turquoise water to swim out to and the kayaks and pool tubes were a great touch. We would absolutely stay here again, so happy with this booking!

The house is 100% what we wanted! Has the beach, a great pool, grills, pool table, ping pong table and kayaks. We used it all! It was amazing and we had such a wonderful time!! If I ever come to the area, would love to stay here again!
This home and it’s lovely decor surpassed our expectations! We made much use of the home’s wonderful pool, 3 kayaks, snorkeling gear, pool table, ping-pong table. We highly recommend to hire a personal chef (we used TulumChef - Edwin and Deanna were fantastic!) and they commented about the well-stocked kitchen! The beach directly in front of the home is very rocky…as most past visitors commented, sturdy water shoes are a must! We walked up the beach to Akumal Beach, our adult kids swam with the turtles, and we kayaked and snorkeled daily. A note…we chose not to rent cars since there were 8 people in our party and chose to stay at and around the home spending our time. We went into Tulum for one day, shopping and for lunch. We knew it would be expensive for a round trip for 8 people and it was ($300). Even so, it was less expensive than renting 2 cars for our entire stay. We travel frequently and by far, this has been our best rental!
My two friends and I just returned from our annual girls trip and agree that this house was the best we’ve stayed in yet. We rented a car from a well-known car agency and are glad we had the convenience of a car. The house, which is in a private and secure area with round the clock security, has secure parking. We drove into the Town of Tulum and beach area several times and the drive is an easy one since there’s one main road and it’s a straight shot.
The house along with all of its amenities make for an amazing stay. We were poolside every day and also snorkeled and kayaked (everything needed is provided). The outdoor seating and dining was used every night as well. Most evenings we stayed in and enjoyed the house. There’s a Sam’s about halfway between the Cancun airport and Akumal Sur where we stopped for much of what was needed for our 10-day stay. We also went to the grocery store in Tulum several times, which has an amazing bakery.
Coffee and drinks on the patio will not disappoint!
Mari and Johnny are wonderful and cleaned the inside and outside every day (except Sunday) and were so nice and helpful.
As another mentioned, we would definitely stay there again.
Our only suggestion would be that more information about the “ins and outs” of the house be provided at the house.
We stayed at Casa de la Brisa to celebrate my sister's 30th birthday. The property was exactly as the pictures show. We opted to rent the front casita and bring a couple more friends of ours as well. It was stunning. It was so nice to have a staff there every day to provide housekeeping and grounds services. The pool was clean every day and the beach was combed, anything we needed was addressed. We were so impressed with all of it. The gated community was so quiet and safe. We rented 2 vehicles while we were there and would recommend anyone staying to do the same. It was much easier than using public transportation or a taxi. We went into the Akumal Beach area a few nights for a great meal at both La Buena Vida and Lo-Ha, both right on the water.
We visited the Chedraui - Puerto Aventuras - the local grocery store to pick up food and drinks for the week. It was incredibly affordable to shop for 11 people for the week.
During our stay, we visited the Tulum ruins (get there by 8am to beat the crowd), visited the cenote at Aktun Chen, strolled the Tulum Beach area, charted a boat for one day, and visited Cerveza Tulum where they make the local craft beer.
I can't speak highly enough about how great this property was. After posting all of our pictures online we have been asked by several friends where and how we found such a gorgeous place. Very thankful to have found it for our beautiful visit to Akumal. Thank you to Gina and the staff for making it great!

Terrible Experience
As much as we were hoping to have a wonderful experience at this property, unfortunately that is not what we got. After spending most of the day traveling with 6 adults and two toddlers under 2 years old, we walked into the house being 95 degrees because the property manager had forgotten to turn the A/C units on beforehand. We later learned there were also two broken windows, both upstairs and downstairs, that didn’t allow both primaries to properly cool down. When we walked to the back patio upon check in we also realized the pool was GREEN and full of what looked like algae. We immediately called the property manager who came onsite and said he already had someone coming to look at the pool, which means they were aware of the issue before we checked in, but completely failed to mention and instead let us walk into this situation without a warning. We did not have anywhere to go and did not get to use the pool until our last day there. The house never properly cooled down so we slept in 80+ every night. The A/C unit downstairs was constantly making a loud noise which was never solved while we were there. And to make matters worse, the owner, Gina, was not kind to us when we tried to reach out to her to settle things due to our horrifying experience at her property. She asked us to go through her property manager because it was “his job”. Overall, I do not recommend booking here. Save yourself the headache as I’m sure there are much better places to stay at in Tulum.
We travel often and this was the best place we have ever stayed! I had never heard of Akumal, but very happy we landed here because it was a great location to everything. We started our trip by going to the nearby Monkey Sanctuary. We also visited Xel-Ha, which was very close by. From there we traveled to Tulum, playa Del Carmen, went into Akumal, and took the ferry to Cozumel. It was easy to get around, really only one main road. The house itself is spectacular-beautiful decor, and everything is so comfortable and luxurious (towels, beds, linens). We hired chefs and they made amazing meals for breakfast and dinner. The groundskeeper and house cleaner were so nice, and pleasure to be around. We never stay anywhere twice, but I would definitely stay here again. The views from every room were spectacular, we felt like we were in paradise. Just sitting outside near the ocean was breathtaking. The neighborhood is beautiful. We walked the beach often and the community was so friendly and amazing. We saw raccoons across the street, and the hermit crabs come out at night. Be careful where you step! If you have younger kids, they would love seeing them. We also loved the short visit from the friendly husky that lives nearby. We spent time in the ocean at the house. The water was warm and we could walk out really far and it was still only waist high. Great for snorkeling! Overall, because of the house especially, we had a truly amazing experience in Akumal! Thank you for sharing your amazing house with us! We are looking forward to coming back! Travel tip if coming to Akumal-the gas station nearby has skimmers and stole our credit card numbers. They said mine was declined, so my sister used hers, which was also mysterious declined, then her finance used his, which was also “declined”. We had to deal with fraudulent charges and canceling our credit cards. This did not ruin the trip. If renting a car, have the car rental company replace the gas you used. Overall, this gorgeous house made our vacation one that we will never forget! Thank you Gina for everything!!!! Your house is truly spectacular and we felt like royalty staying there. This was the best house from VBRO we have ever stayed in!

Kajakker er også til rådighed. Vi hyrede en kok - eftersom huset ligger et godt stykker fra indkøbsmuligheder - og taxa er ret dyrt. Vores kok Raul var helt fantastisk og vi smagte de lækreste Mexikanske retter - mange flere end hvis vi selv skulle have lavet mad. Raul stod også for alt indkøb så virkelig en praktisk løsning. Vi kunne bestemt tænke os at leje Casa de la Brisa igen.
Three couples just returned from a week-long vacation at the beautiful Casa de la Brisa. It's a private home in the gated community of Akumal Sur.
The home is exactly as pictured, beautifully decorated, and has everything you could need. Plenty of space for 6-10 people very comfortably. We pre-arranged for private transportation to and from the Cancun Airport via USA Transfers which was seamless. We paid extra for a stop at the local grocery store in Puerta Aventuras on the way to the home to pick up groceries and beverages for our trip. There is an option for grocery delivery to the home which we did twice during the week as well which came in very handy.
The home is not within walking distance to the town of Akumal and we struggled with taxi service in the evening back to the home after going out for dinner, so after that we opted to cook all of our meals at the house to not have the stress of transportation logistics. The taxis were about $40 (US) each way for the 6 of us, for a 6 minute drive to Akumal.
One day we booked a private catamaran for 5 hours who also provided transportation to and from the home. That was a wonderful day and highly recommend that.
Mari and Missy were at the property every day to clean and take care of the property. They were wonderful people and we really appreciated their support during the week.
Can't say enough wonderful things about this home. The pool, the quality of furnishings both inside and out, and the view were all fantastic. One minor note is there is no dishwasher. As long as you keep up with handwashing the dishes as you cook it was never an issue for us and would never be a deal breaker to stay at Casa de la Brisa.
Highly recommend this property!
