1. Agreement. Trinidad Bay Vacation Rentals “TBVR” is the authorized agent for the owner of the “Premises”. TBVR agrees to rent the Premises to the “Guest” for the “Term”. Guest shall pay TBVR “Rent”. TBVR and Guest otherwise agree as follows: Guest is an adult of at least (25) years of age and will be an occupant of the Premises during the entire Term. Other occupants of the Premises will be family members, friends, responsible adults or children under direct adult supervision. People other than those in the Guest’s party set forth above may not stay overnight at the Premises without TBVR’s approval. Guest agrees to keep the Premises and all adjacent common areas clean and safe. No Large Parties Of Any Kind are permitted on the Premises. Use of the Premises in violation of the above requirements will result in immediate termination of this Agreement without refund of any Rent by TBVR, also subject to a $250 fine. Guest agrees that the Premises shall not be used for any illegal or unlawful purpose. Complaints from neighbors regarding excessive noise or other nuisances can be cause for immediate termination of this Agreement without refund of any Rent by TBVR.
2. Payment. Rent payment is preferred via credit card. A $50 Processing Fee is due upon booking and is non-refundable. Half of the Rent Total, at the 2 person rate, plus Security Deposit Protection Plan is due and will be charged at the time of booking. The remaining Rent balance plus fees and taxes is due and will be charged 30-days prior to your check-in date. TBVR will take and hold Guest’s credit card information on file. Provided that the Premises and all personal property located thereon and therein are in the same condition as when occupancy commenced and all terms of this Agreement are met, Guest’s credit card will not be charged. Please read the cancellation policy in section 17 below. Reservations made more than 30 days prior to check-in are not exempt from the cancellation policy. Guest agrees to accept liability for all damages caused to the Premises and adjacent common areas. Guest hereby authorizes TBVR to act in accordance of section 16 of this Agreement.
3. Pets. Pets are generally not allowed at the Premises; however some rentals are pet friendly. A $50 non-refundable pet fee will apply. Guest is required to clean up after their pets including pet hair and disposing of pet waste appropriately. If pet waste, stains or excessive hair is noted upon check-out inspection, Guest agrees to pay an additional $50 -$200 pet clean-up fee. If pet damage is evident such as, but not limited to, scratched floors, damaged furniture, etc., you must inform TBVR prior to Check-Out Inspection. If informed TBVR shall act in accordance of section 16 of this Agreement. Absolutely no cats, birds, or exotic animals are allowed.
4. Check-in. Check in time is 3pm on day of your arrival. You will receive lock box code and check in information via booking platform dashboard 1 week prior to your check in date. Please feel free to reach out to TBVR 2 weeks prior to check in date for lock box code information. House alarms may be activated until just prior to check-in time, please call TBVR for the possibility of an early check-in. Lock box codes WILL NOT be issued with any Rent balance due or without signed rental agreement.
5. Check –out. Check-out time is 11:00am on Guest’s day of departure. Please leave keys in lock box. Please call TBVR for the possibility of a late check-out, TBVR often has guests leaving and arriving the same day. A late check out fee of $50 per hr over check out time is applied for non-approved late check outs. A $35.00 fee will be charged for each lost key. The Premises has a check-out procedure posted inside. Please read, and follow the check-out directions prior to departure.
6. Cleaning/Carpet. The Premises will be inspected, cleaned and sanitized after your departure. Guest is required to leave the Premises in the same general condition as Guest received it by making sure dishes are washed, the used towels are put in the washing machine and the Premises are generally picked up and ready to be vacuumed, dusted and sanitized. If the Premises are left in an inadequate condition, and excessive cleaning is required, Guest agrees to pay a fee proportional to the extra time required to clean, at $40 per hour. If carpets are left in a condition where they need to be steam cleaned, guests agree to pay a $125 carpet cleaning fee plus any additional carpet cleaning costs.
7. Remember: No Smoking on the Premises. Evidence of smoking on Premises will result in the Guest’s credit card being charged an additional $200 fee plus additional cleaning fees. Initials _______
8. Telephone/Parking. Most homes are equipped with a telephone to be used for local calls only. Guest Must Use a Calling Card or Call Collect When Making Long Distance Or International Telephone Calls. Should such calls inadvertently be charged to the owner of the Premises, Guest agrees to pay for the calls plus an additional $20.00 processing fee, and TBVR has the right to charge Guest’s credit card. TBVR is not responsible for the operation or maintenance of DSL or other high speed internet services. Double parking in the driveway or parking in the road is prohibited for city of Trinidad Homes. Evidence of this is subject to $100 fine.
9. What we supply. The Premises are, unless otherwise noted on our website, equipped and set up as a fully furnished home which includes: bedspreads, linens, blankets, pillows, towels, paper products, a fully equipped kitchen, TV and furnishings.
10. Entry by owner or TBVR. Owner or TBVR may enter the Premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations or improvements; supply necessary or agreed upon services. 11. Weather/Hold Harmless. TBVR does not assume any liability for loss, damage or injury to persons or their personal property. TBVR does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. TBVR does not accept liability for any loss or damage caused by weather/road conditions/closures, natural disasters, acts of God or other reasons beyond its control. No Refunds Will Be Given For Inclement Weather.
12. Hot tub. Guest herby acknowledges that if the Premises include a hot tub, Guest is fully aware that the hot tub and surrounding deck/patio area can be dangerous.

Trinidad is a gorgeous and very friendly little coastal town. The best of both worlds with beaches to explore and redwood forests just up the coast. The property was incredible, so well suited for our thanksgiving stay. Communication with management was quick and easy and we really appreciated how accommodating they were. If you can do it, it’s worth it and so memorable!
All the other reviews are not exaggerating. This house was comfortable, well appointed and owners friendly and responsive. Super appreciated the fully stocked spice cabinet, which you never see in places like this. So nice!
This is a beautiful property with amazing views! We had a great time and would definitely stay again.

Perfect home for a small or large family looking for forest, river or beach adventure. 5 stars to the owner and property manager for making our visit well appointed and carefree.
We loved our stay in Trinidad. The home was so well equipped and made for an absolutely lovely stay. The views were incredible and the location so convenient to shops, restaurants, the beach, lighthouse, etc. The history of the ship artifacts throughout the house were fascinating and the outside shower was so great for sandy feet (or entire kids!!!)
Everything we wanted. The place was very nice, the view was amazing. Walking distance to everything in town. Loved it.

Beautiful, quiet home overlooking the ocean bay. Wonderful!!!
We had a wonderful 4 days at this home in Trinidad. The home has an enormous open living room that looks over the ocean bay. The house is fully stocked and has very comfortable beds, lots of towels and everything else you need. The house is very quiet, so it is perfect for a relaxing stay. We would definitely stay here another time.

What an amazing place to stay when you visit Trinidad. The view is just breathtaking and the home is so comfortable with plenty of space and wonderful amenities. I love to grill, so needless to say, the patio area was awesome. The location of the home was also a big plus. I highly recommend this home and hope to visit again!

This is the most stunning house I’ve ever stayed at. The views are absolutely breathtaking and the location is perfect. The house was so clean and felt clean! My kids loved all the movies and toys and I felt really safe having them here. We will definitely come back!

We absolutely loved our stay! The home is immaculate and had every convienence you could imagine. The kitchen was well appointed. We even received starter coffee, which was wonderful. We loved the views of the bay! The town of Trinidad was so quaint and had many dining options for a small town. Our stay was wonderful and would definitely come again. We highly reccommend this home.
The photos do not lie! Absolutely stunning views, quiet neighborhood and perfect, walking proximity to the beach. We used this as a base to explore the Redwoods. Four of us, including two teens.

The house was beautiful and the views were breathtaking!
The house was absolutely beautiful and the views of the ocean were amazing! We spend this last weekend there and had a nice relaxing time in the hot tub overlooking the ocean. The weather was a bit crazy but I cannot complain. The kitchen was fully stocked with everything we needed to make a delicious crab dinner. Thank you so much for such a great weekend. We will definitely be back!

Beautiful all around!
Had a wonderful weekend staying at Harbor Moon. You couldn't ask for s better location and setting for the area. Wake up to awesome views of the bay, sip some coffee on the patio overlooking the harbor, all while taking in the sights and smells of seaside living. The home has all the amenities needed and boasts a large living area with gorgeous views. Love that you can walk around the corner and grab some good eats. Loved it here. :)
