We had a wonderful experience at the Livemax in Ayase! The room was clean and the staff was very helpful and courteous. I had a chance to speak in English and practice Japanese! What an awesome experience! This hotel is close to shopping and close to the train station.

Good! Highly underrated hotel

Overall a very good and convenient hotel in Ayase! Lots of restaurants and stores around, really closed to Ayase station, and the living conditions are comfortable. Would be better if a clearer instruction can be provided regarding how to access the service counter, which is on the 2/F. And the fact that a curtain can be added between the bath tub and washroom area, so that water can be separated from the washroom, and it can be used by two people at the same time.

Service was outstanding. The hotel needs updates. There are stains on the furniture and carpet. Lifts reek of smoke. Hotel entrance is dark. Duvet and bed covers appear to have not been washed.

I’m surprised Expedia has this on their website. The hotel constantly smelled of rotten eggs or raw sewage. There was brown spots on the wall couldn’t tell if it was blood… fecal matter or who knows. The bathroom did not have a shower curtain nor door so the outside was always wet. Would not stay here again if you paid me.

They overbooked the room I paid for, instead they gave me to single rooms which smell like smoke, had no choice to take them it was late and had kids with me and everything was sold out. Not happy with what they had to offer but had no choice.

The day we checked in, there were bags of trash in the hallway. After placing our luggage in the room, we left only to find that the trash was relocated to the elevator. I've learned that there is a staffing shortage for hotels in Japan. We also found stuff left under the bed by the previous occupant. There is no ice machine available.
