"This is the worst HOTEL LiVEMAX I have stayed in. This is a Japanese hotel chain that mainly serves businessmen. I do not expect much from LiVEMAX hotels. My reservation was for two nights. I only stayed one night. Most "love hotels" are cleaner and nicer than this dump. Ignore any of the good reviews for this property."

"This property is great option around Shin Osaka station. There is a subway station very close to the station that take you to some major stations in the Osaka area like Namba for Dotonburi. The hotel was clean, quiet, and has a great healthy breakfast. Water, ice and coffee are always available. Would definitely recommend and stay here again if I’m in Osaka. "
"It’s about 7 minutes walk to Shin-Osaka Station via skywalk through a commercial building, which you can access after a minute walk outside. It’s like any other JR VIA hotels, so nothing fancy but everything is clean, at least in my opinion. I did not have much interaction with staff so can’t say they were good or bad. Overall, recommended. "
