"Great little guest house with stunning views.
Of Ullswater. We used the guest house as visiting the Inn on the Lake which is literally just across the road.
Spotless room and super friendly staff 👍"

"Stayed in the Woodland Annexe Deluxe Double Room with Hill View (Room 40) with a bonus sun terrace and loungers. Sofia the Receptionist was very excited to show us to our room - I had no idea the room came with the sun terrace which was great for sitting out on each day after long walks looking at the Lake view. Amazing spacious room and ensuite. Free toiletries. Bed was very comfortable and slept soundly, loved the pillow (might buy one for myself). Whole property was very peaceful and quiet. A few minutes walk down to the Jetty (sadly closed to low water levels) where we could have got the Derwentwater Launch from. Across the road for the woodland/lakeside walk (1 hour) into Keswick or across the field towards Lowdor Hotel and Spa to do the walk that way via Portinscale. Whole walk about 8 miles. Hotel had good parking, helpful and friendly staff. Meals were good, if a little expensive, service was slow one day but very prompt the next. Breakfast was amazing - so much choice and cooked breakfast items were self-service and replenished quickly. Other items not always available, only 1 choice of danish on last day and just mini croissants each day. Had to ask for a teaspoon for the yoghurt. Overall had an excellent stay and would highly recommend."
"Lovely location and beautiful rooms and the Spa is a must … one piece of advice is to make sure you do not stay when the fire drill is taking place. We were forewarned but not to the extent of Turning the gas off in the restaurants so no service, all for safety and fire drills but rather extreme when paying guest are in residence and have pre booked."
"Property needs a bit of a spruce up as decor a bit dated,Television in room on the small size, breakfast very nice and staff very helpful. A word of warning if you have a room on the top floor it is a bit of a struggle to climb the stairs if you have low fitness levels. We managed to park outside and avoided the six pound a day parking charge ,as we hadn't booked direct."
"Awesome hotel, fabulous location right on the bank of the lake, very tranquil would definitely recommend for a chilled break away.
Staff are very friendly and attentive and breakfast is wonderful."
