Wonderful house on a semi-private beach
Our family of 6 had a fantastic stay here. The semi-private beach will rival any of the best beaches in the Caribbean. The house was clean and comfortable. There is a very well stocked dive room in the house with snorkel gear, kids toys, floats, coolers. The house is 25 minutes from Georgetown but wasn’t an issue As activities, we did Minns (recommended) and TT Watersports (not worth it given this house has kayaks)

Family Christmas Trip
Andy, I can’t say enough good things about him. From communication prior to arrival giving us ample information and details to checking in throughout the trip with additional insider info that he and Mrs. Loren have accumulated over their years here. The property was beyond beautiful. Described to a T. Many more kitchen amenities than we have had in many other vrbo rentals. The beach gear storage room was such a huge benefit. We took full advantage of the chairs, ice chests, masks, snorkels, life jackets, flippers, kayaks, and noodles. The mattresses were superb. Waking up in paradise and not having to loosen up these joints was a very unexpected surprise.

We Love The Cut Pearl
This was our 2nd year in a row spending the Christmas week at the Cut Pearl. The house is super nice and very spacious. Our group of 8 had lots of room and everyone loved their accommodations. The beach is amazing and the view is stunning. Andy, the owner is very accessible and helpful. We love The Cut Pearl and hope to return again soon.

The photos don't show just how much space and view this property has. It was fabulous, super-well-stocked with everything you could need or want from kayaks, floats, snorkels and coolers to sunscreen, paper towels, comfortable beds and quality sheets, a huge back porch with quality furniture and priceless view. There was no beach due to the tide while we visited which was totally fine. Water was gorgeous for swimming and snorkeling. Getting in and out of the water on rough days is a bit treacherous as you have to crawl over a few rocks (that are NOT slippery and do have good grip but still tough when waves hit), but we all swam daily. It's about 20 min to Georgetown. We cooked and ate at the house a lot and enjoyed the privacy. We rented a boat for three days so we used those days to explore all the island has to offer - stingrays, turtles, starfish, etc - and enjoyed the other days largely around this fabulous house. There was more than enough room for 8 - we could easily have added more. The power does go out very frequently and the generator came in clutch - super, super valuable! Highly recommend.

Gorgeous views, deceptive listing
This was listed as beach front and the listing photos must have been photo shopped. Getting to the water was difficult and if not at absolute low tide was dangerous. There were steps down to a boulder and jagged rock covered shoreline. I would no way call it a beach. While I found out that there was no one in before our arrival and no one coming in immediately after, we had a landscape crew onsite Monday and Tuesday from 8:00 am until 6:00 pm running weedwhackers ALL DAY it seemed to be the goal of the crew was to remove every piece of anything green. Additionally, on our first night, while star gazing, we see headlights coming up the drive. I get around to the front and 2 guys are there, hood up on a mini van, using the hose on the front to add water to their radiator. I ask "can I help you?" answer "No we are good, the property manager told us it was ok to be here." REALLY ? The only real good thing to come out of "service" was one night we went to use the gas grill, the propane tank was empty, contacted manager and a replacement tank was onsite within 20 minutes. We had a major indoor flying ant infestation on our final night, gross and disgusting. On a note of caution outside and under no control of the property, the roads headed out of Georgetown leading to and in Little Exuma are extremely horrible and dangerous. There are potholes that will flip your car. If true pictures were on the listing, we would not have chosen to stay here, very deceptive.

As was mentioned in our write up and is explained to guests, during hurricane season the winds cause severe fluctuations in tides sometimes taking our beach away. We have never noticed any bugs in the house and no other guests have ever brought this concern to our attention. All feedback is appreciated always.

The beach out back was wonderful. There are two nearby beaches which were spectacular too. We very much enjoyed this house and Little Exuma.

We really enjoyed our time at the Cut Pearl, the house had everything we needed and more, we love and try to visit Exuma at least once a year but this was our first time staying at a property in little Exuma and we loved it! We visited different beautiful beaches but our favorite place to swim was the one in front the house, there’s not a lot of beach area during high tide and is rocky but the water was absolutely beautiful, we swam, kayaked and had a great time! The ocean view from different areas of house is absolutely breathtaking, since we’re somewhat familiar w the area we know sometimes there are power outages but the house had a generator so we didn’t have to go without it. Looking forward to stay again at the Cut Pearl in the future.

The Cut Pearl has every amenity you can think of. Beds and living area furniture are comfy, and plenty of deck seating. Our beach area was very private, gorgeous views, and several kayaks for us to use. We had a couple of minor issues due to heavy rains during the week, but the owners and caretaker were very responsive and arranged repair right away.

This villa has a fantastic view of the sea off Little Exhuma Island from the villa's rear deck/patio area. It is simply breath-taking. Everyone connected to the property responded quickly to our communications and acted on them. The villa had some minor plumbing issues BUT they were taken care of immediately. The area is beautiful, the villa clean, comfortable and well decorated. Finally, The beach below the villa is beautiful, easily reached, and provided our family reunion hours to fun in the sun. The kayaks, beach chairs and snorkeling gear is all in good shape. I recommend it at the highest level.

View of Paradise
The house and view were nothing less than beautiful. Quiet location that is near several beautiful beaches and great food. Amenities at the house along with the responsiveness and friendliness of the owner and caretakers really set the property apart. We had two families staying in the home and there was plenty of room without tripping over each other. The beach at the bottom of the stairs was days of fun in the sun. You will love your stay here!

Beautiful House with a Great Private Beach
We absolutely loved this house!! It is very well-appointed and has everything you need, including a private beach just off the back door. Lots of chairs, a really nice kitchen, loads of beach gear, comfy beds, and furniture. The check-in / check-out process was simple, and the owners shared lots of invaluable island information with us before our arrival. I highly recommend this place! It was hard to leave.

This was our 6th vacation to Exuma and The Cut Pearl made it one of our best. The owner, Andy, was always available and provided us with many local contacts and suggestions for great beaches and restaurants. The home was clean and had anything you could want for enjoying all activities. Lots of room for our party of 7 and everyone had a wonderful time. We'll definitely be back in a year or 2.

Our new favorite location !!
We just returned from the beautiful Little Exuma. The Cut Pearl was an amazing home. We had multiple families and it never felt crowded. The set up is perfect for this. The views are unbelievable and photos just don’t do it justice. The waters off Exuma are breathtaking and the best water anywhere I have been. Andy the owner was awesome and checked in multiple times to make sure all was fine. His information prior to the trip is super informative and gives you all you need to have a memorable trip beyond your expectations. We had dinner one night at the house from a private chef and used Luther as our driver for the week and he was great and took such good care of us. We will definitely be back!! Thank you Andy for a trip we will be talking about for years to come!!

Awesome experience and beautiful home
The house was beautiful. The view was spectacular. Plenty of room for some our extended family of 12 to sleep peacefully while others played and for whole family to be together when we wanted to play or eat. Spectacular
House was very spacious and clean. And the views were spectacular. Andy, the owner was great and gave us his personal cell to communicate if we had any problems. We had rented two boats to explore the harbor. When we got to the marina one of the boats wouldn’t start. We called Theo (on island caretaker for the home) and he instantly found us another boat to rent when all the other boat rental companies were booked. Completely saved the day! Planning our return trip and will definitely rent this property again!

Amazing House with amazing views!
The Cut Pearl is an amazing house! It had everything that we needed. Fully stocked kitchen, kayaks, beach towels etc. Waking up to that view every morning was breathtaking! Anytime we needed anything, Winky was available. The only downside was that rocks had fallen at the bottom of the stairs to the beach and it’s quite the rock scramble to get to the sand. I think the pictures need to be updated to show this otherwise older folks and really young kids will have troubles. Thank you Andy for hosting! We will definitely be back!

We had a wonderful time at this property, we had 12 people all ages 17 and older, the property was clean, location is amazing and have made some of the most amazing memories with my children and friends. I would highly recommend this property for all family sizes large and small ....property manager would help with booking excursions, stocking the house with groceries, and restaurant reservations, even when a restaurant was closed she arranged for a private opening for my daughters 18th birthday, was an amazing trip for her and her friends before going off to college. The home owner was always available and would respond immediately during our stay for any questions we had or recommendations we asked for during our stay.

We loved this pretty and spacious place!!
This was one of favorite vacation houses ever! It was so roomy and the kitchen was very well stocked!!! Everyone had their own bedroom and the beds were all VERY comfortable!!! Lots of seating in the den and a big coffee table to play games! The deck and patio were huge with lots of seating!!! It was just like the pictures show but even better! I loved having 2 washers and 2 dryers ! Cut down on time spent with laundry!!! We had Judy rent us a car (she met us at the airport) and shop for our groceries. I highly recommend that! Grocery shopping can be very time consuming and it’s hard to find all the foods you may want in one place. Judy also cooked a meal for us the first night we were there ! It was DELICIOUS!!! I also highly recommend that! Another thing is the owner, Andy Is so very nice too! He was assessable when needed and even called us to tell us when a restaurant had reopened that they love! It was a little cool but we still got in the water and did our usual beach hopping!!! Great beaches nearby to go to since the beach was more covered by the tides because of the time of year. I do recommend going down the steps and going left. It’s a really fun and interesting walk and there’s actually another bigger beach that direction. It’s not a long walk either.. if you need internet or WiFi and like to watch television, they have good service on both accounts!!! We had a lot of privacy and that was especially good since Covid virus is still not under control. It was a big win and our family really wanted to stay another week !! We certainly plan to go back!!! ♥️♥️♥️

The house is located in a quiet place, with a wondeful ocean view, 15min from George Town and has everything you could imagine. You can feel it is kept with love by its owners. For fisherman, all good bonefish flats are pretty close! What else could you ask for??!

We were so fortunate to have stayed at the Cut Pearl December 20-28,2019. The property was absolutely amazing! It was exactly like all the photos. The homeowners were very responsive. They emailed and answered our calls in a timely manner. Before going they sent me very helpful information about the house, island, groceries.... Everyone was so friendly. Theo the property manager did so much more than answer questions about the house. He gave us tips about places to go and things to do. The property was impeccably clean and well stocked. We had brought most of our groceries with us and we loved cooking in the well stocked kitchen and all gathering around the big dining room table. The beach at the house was not there do to the time of year and some weather conditions, but thats ok because we went to the private beach right down the road. We also spent most of our waking time watching the ocean right from the huge patio. It was very relaxing. It was such an amazing place I would definitely recommend anyone to stay. It is so huge and everyone had there on bedroom and bathroom. I hope we can return. Darcy

We took our kids, two sets of grandparents and our sister. Before our trip even started The owners sent us maps and recommendations for everything from which grocery stores to use, things to do, who to use for trips, restaurants and more. I think we were able to check off everything in their top 10 list and it made the vacation perfect. The house is very well stocked. We rent a VRBO every year and this is by far the best one ever. There were plenty of beach towels, beach chairs, snorkel sets, and coolers for the beach days. The ladies with us raved over how well stocked the kitchen was! On our first day we unfortunately got a flat tire but luckily Judy who helps with the house was right behind us. She stopped, helped change the tire, then took the rest of us and groceries to the house. We also had her cook for us one night which was our best meal of the trip! Andy was also great at checking in with us to make sure we were having a great time and that everything was ok with the house! I could go on and on! Thanks to Andy, Judy, and Theo for everything!

We didn't have any check in process until a couple of days after we got there. The place is worn. While we were there, we had a big storm and the windows in the front of the house had water pouring in. We had towels all over the floors up in the bedroom and downstairs in the living room. The hot water/cold water dials on the showers all popped off and the two leather couches in the living room were worn through on one and the other had a nail sticking out of it which we covered with a blanket so we didn't get hurt. The chairs at the bar had the screws pop out when we sat on one. The picture makes it look like there's this big beautiful beach in front of the house. There may have been but there is not anymore. It was pretty hairy getting to the beach walking down steps that end on a rock that you have to jump off of. Older people would probably not be able to do it. The owner sent me a message the day of arrival apologizing for not having any beach saying they were shocked that it wasn't there. I spoke to the neighbors who said no, it's never been there. The housekeeper came in and looked around while we weren't there. I didn't appreciate that. They should have come when we were there. All in all for the money we paid, it was not worth it. This isn't our first time to the Exumas and the other properties we have stayed at have been pristine; exactly what they were described as. I felt we got sold a bill of goods on this one and we won't be back.

We stayed with 4 adults and 3 kids. The house is in an excellent location with the Cut about half a mile away by kayak. The Cut was great for fly fishing and spending the day in calm beautiful water. The islands about a mile out provided incredible snorkeling and a hidden cave on the back side that was great for exploring. The home was very clean, roomy and comfortable beds. Andy was incredibly responsive and went above and beyond to ensure we were taken care of. Make sure you rent a car so you can explore the island. Our favorite beach was coco plum on the north side. We hope to rent from Andy again. Thank you!

The Cut Pearl was as advertised. Great house for our large family (7 adults, 5 children). The care staff was very friendly and the owners very responsive. The house is very well appointed and the bedding quality (Tempur-Pedic) was top notch. Nothing dampens a nice vacation like a poor mattress; not the case at the Cut Pearl. Double set of washer/dryers made cleaning the provided beach towels a breeze; backup generator kept the lights and more importantly the AC on during outages; and the kitchen had enough pots/pans/etc. to make prepping meals very easy.

Our family just spent a week at Cut Pearl and it was amazing and perfect! The home was beautiful and stocked with everything one would need for a great trip and the views from the house were incredible. Our son is in a wheelchair and the house and patio area were perfect for him and us to relax and enjoy the scenery. We can’t wait to go back!

Our group of 12 stayed at the Cut Pearl June 1-8, 2019... we had a wonderful time at this beautiful home on one of the most beautiful spots on Exuma! Andy was a wonderful host, and available and accommodating our entire trip. Thank you so much to the Kerns for opening their home for others to enjoy!

The Perfect Remote Beach House
We had a great experience. 10 adults taking a rare break from the kiddos and we were lucky to have access to this property. Very close to a few great restaurants and some world class beaches. 4 ocean kayaks and snorkel gear also got some serious use. The renters had great advice on who to book certain excursions with, which is critical in a remote spot like this. House has 5 bedrooms and 3 are master suites. The other two were sizeable with queen sized beds that shared a great bathroom. Couldn’t ask for more for the large group we had. Any minor issue we came up with was tended to much quicker than we’d have imagined. Top notch.

Absolutely Amazing!
House is gorgeous and well stocked. Beds have memory foam and we all slept very well. Views are to die for! Snorkeling right off the house was great and there are tons of fish. Theo and Winky were extremely helpful with everything. I would definitely rent this house again.

Best thing about the Cut Peal is it’s proximity to the lazy river!!!
Unfortunately no beach and no easy beach access. We made a trek each day down the way to the Cut and kayaked across to the private national park beach. The rocks out front of the home made it treacherous to enter the water from the house. As always- mr winky and Mrs Judy took exceptional care of us! We will always stay in one of Mrs Judy’s homes!!!

We appreciate the 5 star review. We are glad you ventured out to the Lazy River which is always a treat. Although the sand is not always accessible at the bottom of our stairs it is not the norm. We have recently added more concrete steps to the beach to make getting to the water a breeze when the tides have moved sand around.

Spectacular!
WOW! What a memorable family vacation. Andy went above and beyond to make our trip perfect. The Cut Pearl is truly a gem and is a beautiful home with everything you could ask for. We loved staying here and enjoying the amazing views.

Beautiful well kept property. Stunning views and gracious host.
My extended family spent the Christmas holiday at the Cut Pearl. The owner Andy, provided lots of useful info upfront and the caretaker Theo met us as we arrived. Theo was a life saver, literally. On a windy day we tried kayaking in a protected bay area. Unfortunately tides got the better of us and Theo came to our rescue with his motor boat. The rest of our trip was without a hitch. The house has all the amenities you would want. It’s truly a beautiful place set on the ocean with awesome views. Judy cooked a delicious meal for us one evening that everyone thoroughly enjoyed. Thank you Andy, Judy and Theo.

Everything u could want !!!
First of all I couldn't asked for anything more . Andy was extremely helpful on everything . Gave us a ton of information on what to do and where to go . The house itself was even better than the pictures . I couldn't of asked for anything better . I would definitely come back !!!! 5 stars !!!!

Paradise in EXUMA!!! Backyard to die for.
My family stayed at this home the first part of June. It was everything we hoped for. If you love water adventure and breath taking views this home is for you. The people are very friendly and helpful that you are put in contact with during your stay. The home itself is comfortable and has plenty of space. The island of Exuma is a great island to spend some quality time with your family, enjoying all kinds of water adventures. I would recommend this home to any of my friends or family.

Paradise on earth
The Cut Pearl was our best vacation rental in the Bahamas. We have traveled to many islands and stayed in rentals, but this was the best. The house is perfection, and the only thing to surpass it is the beach which is pristine, undeveloped and almost private. The house has everything you would need...comfortable beds with quality linens (very difficult to find in the Bahamas), a fully stocked kitchen with all the extra bells and whistles (my husband is a chef and we have yet to see a kitchen as well stocked as The Cut Pearl), all the beach equipment you could want (snorkels, kayaks, bikes, beach chairs, etc. and all is very good condition), potable water with plenty of hot water and decent pressure, and 2 washers and dryers (to make cleaning beach towels and clothes quick and efficient). If that wasn't enough, the staff are exceptional. Ms. Judy made us a 4 course dinner one night, which was delicious. If I were to do something different, I would have booked her for several nights. The Cut Pearl is on little Exuma so travelling into town for groceries took some time and many of the stores had limited produce and resources. Hiring Judy for several nights (who cooks, serves and cleans, with plenty of leftovers for the next day) would have been much easier. Theo took us out fishing on his beautiful boat and cleaned and prepared an amazing ceviche at the end of the day. He was very helpful with recommendations and can arrange any boating or fishing expedition for up to 10 people. We had booked other excursions through different vendors ahead of time, but if we were to do it again, we would book with Theo the whole time. He was very helpful, trustworthy and took care of the house and us during our whole trip. We did get eaten up by "no-seeums" quite a bit (and that has happened in every island in the Bahamas we've been to). I would recommend bringing skin so soft, baby oil and cortisone cream....it will save your trip! We will definitely be back to this beautiful gem.

Beautiful home and perfect hosts!
We stayed at the Cut Pearl in mid-February. The house is beautiful - nicely decorated with the best stocked kitchen we have ever found in a rental home! Owner Andy was the best host we have ever encountered, helping us with some questions ahead of time and during our stay that were of great help to us. That was above and beyond the call of duty, in my experience and opinion but it made a big difference in our experience. The winds were very high when we were there, so we did not get to enjoy the deck very much, but the "lazy river" flats down the road were wonderful - make sure you ask about them! Winkie the caretaker took great care of us and was instantly responsive when we had a problem. We did find there were not many restaurants open for dinner and you have to actually call and check hours - nothing online is accurate, so you need to be prepared to do at least some of your own cooking or eating at the resorts (which is never our favorite.) Loved Exuma and the Cut Pearl very much and would highly recommend it to anyone!
