Really enjoyed my stay at Hotel Zanobi 45. It’s in a perfect spot, close to everything in Florence, but still quiet and cozy. The room was clean, check-in was very easy, and the staff were nice and welcoming. I’d for sure recommend this place and would stay again.

Highly recommend staying here! Perfect location, train station and city centre within walking distance. Was in a quiet location. Room was clean and modern. Bathroom was spacious enough and clean. The hotel staff were all lovely and gave us some great local recommendations! Would love to stay again if in the area.

Zanobi 45 - it’s a hidden gem (!) The location is absolutely perfect and so close to all main attractions that Florence has to offer. It’s clean and quiet and staff at the reception (especially Elena) is very nice , helpful and much accommodating. We had a wonderful stay there and would definitely recommend this hotel. good stay, powerful ac, kept very clean by excellent housekeepers, close to the chaos of florence but just removed enough for it to get a little quieter, close to the train station, and easy to catch a bus to fiesole as well. ayasofya doner nearby was probably the best meal i had in florence. recommend

All the other 10/10 reviews are correct. A small and unassuming hotel, with stairs to climb, but with the most friendly, polite, and helpful of staff, clean and modern rooms, and perfectly placed to see the sights.

Air conditioning was not working so we had to leave the windows open at night to cool off the room. The area was very noisy until late at night and then again early in the morning. Other than that the room itself was comfortable, clean, spacious enough. It was close to all the major sites and restaurants. The staff were wonderful! It was also close to laundry and the train station!

Small hotel , close walk to Florence’s sights. Lovely reception staff. Room was good but very cold on arrival . There is building work next door so you can hear that noise But overall a pleasant stay

I was impressed by the owner and limited staff..room was okay.. BUT no elevator,, very steep staircase... no wifi- no computer, no phone, no tv,, staff comes in at 0800 and leaves 8PM.. 15E taxi to historic part

I can’t complain too much . What we like is the friendly staff and clean so other like climb up the stair and noise not so big issue Just don’t carry heavy luggage will be ok

We've just returned from our stay at Hotel Zanobi 45. The staff were faultlessly efficient and kind, resolving an issue with the air-con while I was out on my adventures. Its well located for the very walkable city of Florence. That said you should consider that the savings you make in booking do come at the normal things you would expect of a city centre hotel, for example some street noise and perhaps not the most considerate of fellow travellers late at night. The hotel are kind enough to supply earplugs to mitigate this. Overall though it didn't negatively impact my stay, as we were using the hotel as a base for discovering Florence and surrounding Tuscan towns only returning after a thoroughly tiring day (or to stop off for a shower due to the heat). The bottles of water for your room and tea, coffee and biscuits in the gathering spot behind reception were a lovely touch. The late check-in method was easy to follow. A clean and safe place to stay close to get started exploring straight away each morning. Thank you for having us.

Decent overall stay. Close to restaurants and cafe

Walking distance from the train station and close to many restaurants and cafes. Rooms have been renovated. Washrooms are a bit old and small. A/C works well and beds are good. Few small issues with one of rooms where the washroom door wasn’t closing properly. Coffee machine and water bottle machine were awesome. Overall pretty decent if you are not to picky.

Very important: there is a long steep staircase to the reception and another long steep starcase to a room. You will need to haul your bag up two long flights. No elevator. Not a problem if it is a normal flight of stairs, but this is long and steep. Once we reached the reception, we were met with condescension not welcome. You don't have Whats App? We only send things through whats app. Once I installed, and I asked him to send the information, he said "I already sent it to you twice." There was no "welcome to Florence" or have a drink of water, it is 40 degrees Celsius outside." No hospitality. No kindness. It was the opposite of everything I have previously experienced in Florence. The next day, the person at the desk barely looked up from her phone to say hello. There were no other guests for the man or the woman to help--they were not busy. We just weren't worthy of acknowledgement. The hotel was clean and they had cold water at the reception. One long flight down from rooms. If you want civility or acknowledgement that you are a guest, look elsewhere.

We arrived at late after night and there was no stuff there to serve you . The gate was locked. It was a rainy night. We ring the bell for about 10 to 15 minutes, A guest opened the door for us then we were able to make a phone call to get a code to access our room.

We had the most incredible experience here!!! The hotel staff was friendly and helpful. It’s in a great location that is safe and convenient- only about 10 minutes to the Duomo. Our hotel room was clean, spacious, and updated. The hotel amenities were amazing (free water, coffee, and snacks, luggage storage before check in, etc.). I cannot say enough positive things about this hotel! Staying here was one of the highlights of our trip!
