The place is okay, but there is an event space and a bar in the same house so both nights we had problems with noise, second night the bar had live music until mid-night...not fun. I talked with the manager and she said these are "function rooms", whatever it means. Second day towel set also came stained.

Liked - Friendly and efficient staff. Good breakfast and restaurant food. Nice Room. Overall excellent value for money Disliked - mattress uncomfortable - could feel springs Oversized coffee cups in bedroom - crazy!

The location is perfect. Bus stop for downtown Edinburgh is just up the street. A magnificent beach is across the street which you can access through small alleys between buildings. The staff are amazing and made us feel right at home. Shout out to Susan and Ewan!
