This property is quiet and well located in old Edinburgh. The kitchen was well appointed and we enjoyed making a few meals during our stay. The bathroom was clean and modern. The bed was comfortable and HVAC system worked well. Excellent stay!
Edinburgh’s main attractions are mostly along the Royal Mile with the Castle and Palace on either end. This property is just off the Royal Mile and is convenient to everything while being in a quiet location. We found the location to be perfect with walking to the main downtown area being only 15-20 minutes away. We used the washing machine and it worked perfectly.
It's not fancy, but it's clean and comfortable and SO CLOSE to the Royal Mile. We had a kitchenette with a fridge, cooktop, dishwasher and clothes washer/dryer for the price of a regular hotel room.
Great location, great price, great flat layout. Friendly and helpful staff. Im a difficult sleeper (think princess and the pea) I found the mattress a bit too hard and the pillows a bit too soft. But the lunar eclipse could also have impacted my sleep.
We really liked:
- the location, with a Tesco Express around the corner, and near to attractions and bus stops
- the apartment layout & facilities
Unfortunately we had constant problems with our door key. We had to have it re-programmed every single day of a week-long stay, even though we were careful to store the key away from phones etc. This entailed multiple trips back to the desk from our 5th-floor room, usually at the end of a long day.
The tub was awkward to get in & out of, but when asked, staff promptly provided a rubber mat for the tub floor which made a big difference.
Overall it was a great place to stay, and we would probably stay there again.

The location was good and convenient. However, unfortunately, there were several things that could have been better.
The breakfast provided was not good at all. It was basically just a small snack left in the room for us each day during the four days we stayed there. I would not consider this a proper breakfast.
Also, the bed was very small for two people, which made it difficult to sleep comfortably.
Overall, the location was a positive, but the breakfast and bed size were disappointing.
The location of the Holyrood Aparthotel was absolutely amazing. The hotel was very clean, and all the cooking amenities were excellent. Having a washing machine with detergent provided meant I was able to come home with a case full of clean clothes. Would highly recommended as a place to stay in Edinburgh and would happily return again.
Spacious, modern, clean room with a kitchen and washer/dryer. Loved the food placed in our room upon arrival…made for a good breakfast…best room so far in Scotland! Fantastic location… close to Holyrood Palace and the Royal Mile. Highly recommend!

Could not have asked for any better accommodation for the price. I need a self catering apartment to help me prepare for the Edinburgh Marathon and this room had everything. Very happy with the check-in. Definitely use this hotel again.

Great Location and the room had an excellent kitchen which was full equipped. Would stay here again!
This place was a decent stay. Central and clean. It’s a little tired and in need of an update. The elevator was broken down for the entire visit and the cleaners came banging on our door 10 minutes before checkout time only to deliver an ultimatum that we needed to be out in five minutes. That really pissed me off.
The apartment was spotlessly clean, well appointed and in a central location. The staff were friendly and helpful. Couldn’t fault it and would recommend it.
Adequate and comfortable room, right off the Royal Mile. It’s worth noting that, however, that although breakfast is advertised as an optional add-on, there’s no restaurant on-site. Instead, a small variety of items are left in the room for you to choose from during your stay.
Nice big apartment and good location for the main hub of The Royal Mile. There was also a washer/dryer which came in handy. Very quiet as set back off the main road.
Only problem for us was that the power kept tripping randomly and we had to go down for reception to go and reset it. It became a bit of a pain after a couple of days. Not sure if this happens in every room but it was an inconvenience to us.
Overall, well priced for what you got and location.
Reception staff were very helpful and quick to respond to issues. Big room, laundry facilities and everything you could need to self cater. In an excellent location just a short walk up to the Castle.

Pros: Room was nice, kitchen with refrigerator, washer/dryer, microwave, kettle and tea/cofee!
Cons: twin beds pushed together with separate bedding! Does Not t have parking- you need to park 1/4 mile away- we return med to the hotel and grabbed our luggage- came back to a parking ticket 100 pounds! We specifically searched for hotels with parking!!
On the property website they advertise secure luggage storage but it is not secure and they ask you to sign an indemnity to boot. If you arrive before three check in time there are only three seats in the ‘lobby’ and limited luggage room .
Great location close to Holyrood Palace.

The place was alright for the price you pay, but it was definitely showing some wear and tear. Our main significant issue was the noise from the air conditioning unit clunking and banging through the night, to the point where we had to turn it off despite the heatwave. Check-in/check-out was fine. Probably wouldn’t stay again for the sleep issues. Location was alright.
