Welcome to your serene sunny 1 bedroom, 1 bathroom apartment on the border of Canberra City and Braddon - putting you close to cafes, Canberra Centre and public transport.

This apartment is located on the first level of the building - with lift access and ease of check-in and check-out. It has a large living space, a separate bedroom, and a separate bathroom/laundry.
The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
The living room has a smart TV that you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your account. The TV also has access to local channels.
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
The parking garage can fit up to 1 car.
Paid street parking is available on Mort Street
Additional parking garages are also located on Mort Street.
You will have access to the building`s gym, spa, and sauna throughout your stay.
The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm the availability of common areas.
There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.
I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.
I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
We don`t provide HDMI cable however, you can bring your own if you wish to connect your laptop to the TV.
STRATA NOTICES: (Weather Permitting: Works may extend without prior Notice)
Notice of Fire Safety Works – James Court
Passive fire protection upgrades will take place from Thursday, 19 September 2025 until May 2026 (or may extend depending on the weather). The works will include the installation of fire doors, fire-resistant barriers, sealants, and related systems, along with inspection, rectification, and certification of passive fire systems. Contractors may need access to common and service areas, and some noise and minor disruption can be expected during working hours. Safety signage and barriers will be in place where required.
Building Maintenance:
Please be advised that building maintenance and window cleaning will take place from Monday 2 September to Wednesday 24th, September, between 8am and 5pm (weather permitting). Contractors will be present on-site and may be visible outside the windows while works are in progress. For privacy, residents and guests are encouraged to keep curtains or blinds closed. Please also note that guests may experience some noise due to rooftop activity during this period.
Pool Rectification Works
Pool deck rectification will start from 14 August (approx. 5 weeks, weather permitting). Work will take place Monday to Friday, 8:00 AM – 5:00 PM. Please expect increased noise levels during this work. It is expected to reopen within this year.
BBQ Facility:
Strata is currently considering a different BBQ option than the one originally specified by the landscaper.
Fire sprinklers:
The fire sprinklers are still being replaced in the basements.
