Welcome to your 1 bedroom, 1 bathroom apartment located in Gateway.

BEDROOM:
The bedroom has a queen-sized bed topped with professionally cleaned and pressed sheets. It also has a wardrobe space for your luggage.

BATHROOM:
The bathroom has a bath, shower, and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 40` Samsung smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account. The TV has access to local channels as well.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The residential garage provides parking space for one car.

COMMON AREAS & AMENITIES:
You will have access to the building`s BBQ Area, and nearby park throughout your stay.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging, but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

It`s an easy stroll to local restaurants, bars and cafes as well as parks.

The local area also has two convenience stores, hairdressers, beauticians, florists and a bottle shop. And if you feel like wandering further afield, you can go to Kingston or Manuka Shops.

You can also take a wander up to the local Bus Depot Markets on a Sunday.

Enjoy the harbour lifestyle of fine dining, cafes, markets and recreation opportunities that abound in this central location. Close to major transport routes and moments from Kingston and Manuka.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

Please be advised that there is ongoing construction work within the property. Kindly expect noise during the day as works are still in progress, with no definite completion date at this time.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

Please also review the key house rules below:

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.

2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.

3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).

4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.

5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.

6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
