By far the best feature of this B&B is its location. The views from the terrace are breathtaking. I recommend waking up earlier and seeing the mist rising above the vineyards. The breakfast was beautiful. The swimming pool was quite large, and you could see the beautiful valleys whilst in it. The owner (Simone) recommended a local restaurant (Baracchina), which turned out to be a real delight. They serve traditional Tuscan food, and I must say I had the best dinner there whilst in Italy. Do have dinner there whilst staying at the hotel!

The hotel is set in an amazing location with beautiful views, in a very old church. Rooms are fairly good sized & comfortable, though not luxurious. Shuttle service to the bottom of the hill is available @10am & back up @6pm, which is great but you must ask the night prior.
Know that you take bus #37 to Florence; the stop is across the street at the store Il Bottai, and tickets are 2 euros on the bus/1.20 if you buy from a store. You must validate them in the machine on the bus. Coming back, watch for the stop for "il bottai" and the shuttle picks you up by the wine shop (which has some amazing deals). One staff member (Andrea, waiter/front desk) was outstanding - friendly, helpful, attentive. Some of the others a bit surly or unwilling to assist. Breakfast buffet was perfect, dinners in restaurant were a bit spendy but outstanding food. Overall an amazing and romantic place if you want to base your Florence adventure a bit outside the city.
We stayed at the Villa for four nights while in Italy. I loved it from the beginning but my husband was not convienced at first. The we went to Florance for the day and he was sold. It is a great escape from the crowds and craziness that goes with driving or just sight seeing in the connecting areas. Returning to the Villas after visiting other cities was wonderful. The living space is very large for all of your needs. The bed was not the best but was fine no longer than we slept. The staff were great. We were greeted and assisted by Eleonora who ran the reception area and has worked there for over 10 years. Another female was there for one day and was just as delightful They were both so helpful with suggesting local restaurants to visit, we loved...I CAVALLACCI...which was right down the road and walkable. One also suggested that we take time to visit the city of San Gimignano on our way to Siena. It was our favorite spot and we wished that we had stayed there the entire day instead of leaving to go to Siena. Eleonora also gave us a tour of the olive making facility that is on site, explaining the process and letting us watch the men do their work....it was very interesting. She put fresh olive oil in the dining area the next morning for us to taste. So if you like the peace and quiet of the countryside this is a great place! The town is very small but the bus stop is at the end of their driveway which was convenient too.
Our room was comfortable, clean, cozy and beautifully decorated, plus it had an amazing view of the Monastery. Elizabeth and Fabrizia did everything possible to make our experience so enjoyable; they provide us with amazing tips to travel in the city, and also gave us maps, let us borrow books and book amazing tours for us. The hotel is close from downtown Florence so car is not needed, but it's a nice to have to explore all the towns in Tuscany (or you can take the train or book tours for them). If traveling by train, use the bus route 37 from SMN to the stop (ferrata) Le Rose 01 (as of Sep 2014, or check the Ataf page for updated schedule and route).
Quick notes: the breakfast was great, home made warm bread and cappuccino every day! Internet was completely free for us, so that was a big plus. Don't forget to try their house Chanti.

Great staff, lovely hotel and a lovely town. A bus ride ride to Florence (make sure you find the right bus stop, the drivers are not flexible!), a few euros, about 1 hour... The hotel location offers a great place to relax, less useful if your intend to see the most of Florence...
