About this property

Beautiful coastal cottage in stunning National Trust Parkland with nearby beach!

  • Our home and its garden sits within National Trust, ancient parkland surrounded by some of the most stunning and peaceful countryside in England.

    It is a 20 minute stroll to the beach over the fields it looks out to (a bird watcher's paradise)!

    Winchelsea is a beautiful half mile walk over stunning 1066 country & the station has regular trains to London.

    The ancient, cobbled streets and buildings of nearby Rye & Hastings boast an incredible wealth of trendy shops, antiques and eateries.

    THE SPACE

    The home itself is something quite special, a real gift and dates back to the early 1800s and as you would expect from this period is uniquely bijou with small doorways and antique architectural features. It has been carefully decorated featuring many much-loved family heirlooms including: an antique piano, a king sized Savoir Bed in the master bedroom (- which has its own en-suite bathroom) and of course wood burning stove in the drawing room.

    In addition to the master bedroom there are 3 further bedrooms: 1 bedroom accommodates a queen-sized bed and desk, the 2nd - twin single beds and finally a single bedroom with desk - ideally located for the better WiFi coverage in the cottage.

    There is a downstairs bathroom which doubles as a utility room - with a loo, sink, washing machine, underfloor heating and extendable wall mounted drying racks - perfect for drying wet swimwear and beach towels. There are 2 further bathrooms upstairs as well as a separate upstairs loo.

    The dining room has double glass doors which open onto a terrace overlooking the field to the coast and there is a beautiful garden lawn surrounded by flower beds to the side of the house.

    The house is hidden behind a steep bank barely visible from Wickham Manor Lane although guests can find it by looking to the left as soon as you go through the southernmost ancient stone archway of Winchelsea and it is a few hundred yards along the lane. There is a place to pull up cars to the right of the lane opposite the cottage which is accessed via steep steps to the front door.

    The entire home, garden and surrounding area.

    This is our family home so some of the bedroom drawers and wardrobe space is used to store our clothes and belongings.

    OTHER THINGS TO NOTE

    I will let you where to get the keys for the front door, how to switch on the hot water and where our log pile is - for cosy evenings in!

    Please be careful on the beach when the tide is out as there are some banks of sinking sand and the wind and the tide can be dangerous.

    We are in the middle of a conservation area where nature thrives! Expect to see rare birds, ducks nesting in the garden and lizards on the terrace. Insects and field mice sometimes make their way under the eaves of the cottage - they're our guests too!

    NEIGHBOURHOOD HIGHLIGHTS

    The house is sited within beautiful National Trust SSSI Land and is not only an easy walk to the beach and coast from the front door, but also the River Panel, Pewis Marsh and through the Sussex Weald. The surrounding area is steeped in history dating back to around 800AD . Don't be put off by references in online maps to 'Dimsdale Sewer' - its just an old fashioned word for a drainage ditch across the Level to the sea!

    The ancient stone arch next to the house sites the southernmost point of medieval Winchelsea. Winchelsea is one of the most ancient towns in England and considered to be one of the most beautiful. It was the setting for the film Mr. Holmes - starring Ian McKellen, and as well as the medieval cellars and cathedral, a stroll up the lane to Winchelsea will take you past an ancient burial ground to the high-end delicatessen shop, the New Inn pub (-complete with beer garden) as well as playground.

    The beach closest to the house is uniquely undiscovered and quiet - even at the height of the Summer holiday season. When the tide goes out half a mile of fine sandy beach is revealed - a truly stunning setting for walking, playing, ball sports, swimming, surfing and kite surfing.
