Get ready for a family getaway or a peaceful relaxing retreat - less than 2 hours from Nashville! You bring the swimsuits, we'll do the rest! We even have towel warmers! Enjoy a stunning lake front property year-round, perfect for fishing, water activities and a private dock & swimming. Every night you'll watch the sun set from the oversized deck, sitting on Adirondack chairs around the campfire or sipping drinks in the hot tub. This house can comfortably sleep 10 to 12 on Kentucky Lake in Waverly, TN. Have the entire home and dock to yourself for the perfect lake getaway!

This lakefront home is the definition of cozy. You can expect a chic, tidy chalet with farmhouse and nautical charms, ready for the outdoor adventurer! Kentucky Lake itself is over 160K acres. If you have a boat, canoe, kayak or water activities, bring them along and enjoy! There is a great spot to put in your boat as this home has a private dock. If you have an ATV, you can also bring them as there are excellent terrain and trails to enjoy the views year-round. The lake is also excellent for great fishing and holds records for the largest of three species of fish ever taken in Kentucky: white bass (5 lb.), Buffalo carp (55 lb.), and yellow perch (1 lb., 4 oz). Note: lake levels vary through the year.

The main floor boasts a bright, airy sunroom and open floor plan that is open to the kitchen counter with great space to cook and boardgames for the whole family. The dining room table folds out for ample seating for the everyone to make memories during family meals on vacation. If dining al fresco is what you desire, the sunroom opens up to a huge deck with an outdoor grill overlooking the lake with a relaxing outdoor seating area. After dinner, walk down to the lower deck and roast marshmallows over the fire (we provide 2 bundles of firewood - ask us if you need to order more!) or enjoy the views from the hot tub that has Bluetooth speakers - a treat for all senses! The firepit is the perfect campfire landing overlong the lake, as the firepit is surrounded by deck chairs. You won't believe the array of stars & constellations you can view from your private dock.

Internet is available throughout the home and electricity is even available at the dock - so you can plug in your portable speaker and enjoy the outdoors with your favorite tunes. Streaming services can be accessed through the smart TVs throughout the home, making movie night and binge watching a breeze!

There is a master bedroom upstairs with its own tub and shower, overlooking the sunroom. There are also 2 bedrooms on the main floor with comfortable queen beds, and these rooms share a full bathroom. Finally, there is a full and separate guest suite downstairs with a queen size bed and bunk beds that can house a family of 4 comfortably, as there is a dining area, massage chair, smart TV and a couch for relaxing.

The yard is the perfect place for relaxing games like cornhole, badminton or bocce ball, so feel free to bring along your games! All linens, sheets, towels, garbage bags, and toilet paper are included. There is a Keurig machine in the kitchen, but if you prefer specific brands of K-cup pods, please do bring it! Dishes, towels and silverware are in the cupboards.

*Recommended to bring: Sunscreen, bug spray, a feel-good attitude, toiletries (if you have a preferred shampoo/conditioner/body wash brand), fishing license, water activities, groceries. [There are grocery stores in Waverly Town itself or in Dickson, TN.]

IMPORTANT NOTE: Photo ID verification is required within 24 hours of the booking for a reservation to be considered valid. An email and text will be sent to the guest regarding Identity Verification upon booking. Guest has 24 hours to provide the identification required by the payment processor for the reservation to be validated.

Please ask us about early check in or late checkout so we can see if our cleaners are able to accommodate. If they are, early check in and late check out are $55 plus fees and taxes each. Please treat my home and things in it as if they were your own. If something breaks or if you stain a sheet or towel, let me know so I can get it taken care of for future guests.
No smoking inside the house, please! If smoking outside, please use a disposable container (example: can or water bottle) for cigarette butts and dispose in the outdoor trash before you leave (2 turquoise bins by the driveway). Do NOT bring your cigarette butts or the bottle you are using to dispose of them inside as the odor will carry. There is a $500 charge if physical or odor evidence of smoking is found.
Absolutely NO GLASS allowed in the outdoor space, especially by the water amenities (pool, hot tub, river or lake) as it is a huge safety risk for everyone. If evidence of glass use is found within 25 ft of water amenities, a $250 charge will be levied to you.
Please be careful carrying luggage up the stairs. Do not hit the walls or the stair treads.
Please do NOT use the towels to remove your make-up or the linen clean-up will get charged to you. Use the provided make-up remover towelettes! Also, do not use nail polish, polish remover or alcohol based products near the countertops or floors!
If you leave behind any glitter or decorations, we will have to charge an additional $100 cleaning fee.
This home is a quiet place to relax. Keep the noise level down after 10PM, so that all our neighbors can also enjoy the tranquility of the area. There is a $250 Disturbance fee if we get a noise complaint.
For guest's safety, we do NOT allow any parties, drugs and, of course, illicit activities. We have external cameras to make sure that there are no intruders coming in. If emergency services (police, security) is called, there is a $500 Service fee.
Please leave your shoes by the entrances so as not to track dirt into the home.
Do NOT unplug any devices/appliances.
Our home is suitable for children (2-12 years) and infants (under 2 years). However, please make sure they are supervised at all times especially while playing in water and near open fire (grill or firepit). Be careful when using the stairs. Also, the rope railings are decorative only and not safety-rated.
Feel free to bring your own canoes, kayaks, hammocks, floats, ATVs or boats, but their use is strictly at your own risk, as there is no patrol or lifeguard on duty. If there is a life-threatening emergency, please call 911.
The linen closet info will be provided in the house, so you can use those linens during your stay.
The white indoor towels are for indoor bathing use. The hot tub towels are grey, while the striped beach towels are for outdoor use.
Please do NOT flush anything but toilet paper (and not an excessive amount please!) as the system will clog.
Use of the outdoor grill, water dock, deck, firepit and/or hot tub are at your own risk. Please follow instructions for its use. If you do not know how to operate, please give us a call.
Do not use candles on the property and absolutely no fireworks in or anywhere near the home!
This is a rustic outdoor space, so expect some critters as is normal in rural Tennessee. However, we do ask that if they come into the home, that you let us know, so we can address with our pest control company. Please do not eat in the bedrooms, as it encourages bugs and critters! Also, please do not leave doors or windows open to avoid bugs indoors.
Be careful of any poison ivy/poison oak that may be on the property. "Leaves of three, let it be!"
Be careful driving up, as well as using the staircase as it may be slippery when damp.
When parking, please park on the property and never block the neighbors' driveway. If parking off-property, please follow the county/city parking rules.
For <30 day stay: Prior to arrival, please let us know if you are bringing a pet as we have to check if it is allowed by the owner. If allowed, it is $35 per night per pet. However, if we find that there are pets brought into the house without telling us, it is $100 per night per pet, so it is definitely better to tell us in advance.
For >30 day stay, the initial pet fee is $350 and mandatory monthly cleaning.
If pets are allowed, please make sure to pick up your pet litter, or extra cleaning charges will apply.
The listing shows the standard occupancy. Guests that are over and above are charged $10 per person per night, up to the maximum occupancy.
If you require us to come to the property as you are locked out, it is a $250 lockout service fee, plus the parts & labor to replace the key/door, if necessary.
Please make sure your vehicle(s) and the place is properly locked up and any of your valuables are not left out to ensure the safety and security of all. We are not responsible for any loss in property.
Finally, if you use common sense, all should be good. Especially when imbibing in alcohol, please always be very careful and exercise caution.
DAMAGE WAIVER FEE: A non-refundable Damage Waiver Fee is required for all <30 day reservations:
$29 for 1BR and 2BR
$39 for 3BR
$49 for 4BR
The Damage Waiver Fee is a non-refundable fee that relieves Guests of the cost for unintentional and minor accidental damage to the property and its contents, such as small scratches on doors, floors and walls minor stains or spills, broken kitchen items, etc., not to exceed the amount of coverage (up to a cumulative amount of $500.00 of unintentional damage). The Damage Waiver Fee is not an insurance policy.
The Damage Waiver Fee is designed to cover unintentional, minor damages to the Property. It does not cover loss or damages due to:
Intentional acts or gross negligence. TrueAvenue has the sole right and discretion of determining an intentional vs unintentional damage;
Normal wear and tear of the real or personal property;
Any damage that occurs if you are in violation of the rental agreement or house rules;
Loss, theft or damage to any personal effects owned by Guest;
Loss, theft or damage caused by any person other than the Guest or Guest's visitors.
The Damage Waiver Fee also does not cover theft, unauthorized entry into the owner's supply closet, unauthorized pets, extensive cleaning required at check-out, smoking, exceeding occupancy limits or parking limits, and any other charges/polices in the Rental Agreement or any fines imposed by the City, County, State or Home Owner Association as the result of violation of any law, ordinance, rule or regulation or any fines or costs levied against Guest or visitors of Guest (Excess Damage Costs). Guest will be notified of any Excess Damage Costs, which will be charged to the Guest. Guest assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest's or Guest's visitors part, except in the case of normal wear-and-tear reported to Manager within 12 hours of Check-in. Any Damage caused by the Guest or Guest's visitors should be immediately reported to TrueAvenue.

Lovely home a short walk from Lake Kentucky
The home was lovely. The rooms and beds were great. We had a few problems with the air conditioning and bedroom fan, so that made the hot summer days a bit challenging. The outdoor spaces were great and we loved the screened in porch.

The House Was just as beautiful as the picture show. The house has everything you need from plates silverware dishes cooking equipment. The view is beautiful. Everything was perfect. I would Definitely stay at this location again. We found a good place to rent a houseboat it’s about a 30 minute drive. We would definitely go again maybe next time during summer

Great stay
We rented this property for a50th Anniversary trip for my in-laws and had 7 adults and 5 kids. Had plenty of room and an Awesome view! The kitchen was full of every dishanyone would need and appliance(except a waffle iron which my mom in law brought!hehe) and lots of spices. We used that kitchen 3 times a day and my mother in law said she could cook there everyday all day with the view. Kids enjoyed bike riding and shell hunting and going to the Eva Beach area and fire pits every night. Also made a day trip to Nashville. We had an awesome relaxing stay and would definitely recommend the property!

Great place for family vacation!
The property was perfect for our 4-generation family vacation. We rented a pontoon boat and enjoyed tubing, swimming and paddle-boarding in the lake. The fire pit was a hit for nightly s'mores, and the open concept kitchen-living room area was big enough to accommodate everyone. We hope to come back again.

Family Paradise
We had a great time celebrating with friends and family! The home was fully equipped with everything we needed to entertain and relax. The amazing lake views and the 2 second walk to the dock were perfect. The dock store at the Mason Marina was a 10 minute boat ride and had all the necessities. We had a fun Friday night dinner at the Pebble Isle Marina, a 30 minute boat ride away. The house works perfectly for “multi family” use and we especially enjoyed the sun room and the roof top deck. Don’t forget you sunscreen and bug spray!

We loved our stay at this property. Everything about it was great! The house is beautiful and well furnished for a large group. The property is in a very tranquil setting and is perfect for the much needed rest and relaxation. Staff Retreat at the Lake
The chalet was exceptional. Every photo caught our attention, however, it did not do justice to the property in person. The attention to detail and care put into the decor and every possible utility needed in the kitchen was available. Each bedroom had its own charm and comfort. The master bedroom is like a slice of heaven; each person had the chance to enjoy the large "old school" tub and the amazing jets of the shower. The hot tub was a welcome relaxation. Our younger staff members felt like they had their own place in the large lower level apartment like space using the massage chair like their own personal masseuse. We didn't get to light the fire pit due to rain but that grill sure gave us a wonderful meal to enjoy by the fireplace inside. Watching movies and music was also very enjoyable with the surround sound as well as the walk down to the lake. I can't give leave out one of the most impressive but challenging features... the Quiet!!! We didn't hear anything like the hustle and bustle of Chicago and didn't mind the fact that No Phone Calls lasted more than 30 seconds lol. We needed that getaway and look forward to visiting the area during another stay there... maybe when the weather is a bit nicer! Last but not least, the owner/manager was extremely helpful and prepared the place for an outstanding stay.
