This elegant and cozy apartment is located in the historic center of Venice, next to the prestigious school of San Rocco (Tintoretto paintings collection) and the church of the Frari (Titian's Assumption). Overlooking in Campazzo Tolentini, opposite the university of architecture and homonym church, it is convenient for walking to all the main tourist sites.
The apartamentis easily reachable on foot from Piazzale Roma (100m) and railway station (300 mt) is convenient to sightseeing and excursions to the islands of the lagoon.
The apartment is very sunny and bright, located on the third floor (no elevator), with stunning views from all the windows of the channel and field.
Renovated in 2016 comprises entrance hall, large living room with dining table, separate kitchen with dishwasher, oven, refrigerator, small appliances. The sleeping area includes a double room communicating with a double room with twin beds, a bathroom with shower. For customers who stay more than a week, there is a washing machine.

Great location for a stay in Venice. Easy access from the train station and easy walking to all the famous sights. Watching the boats and gondolas on the canal from the many windows was a delight.The apartment is furnished with beautiful glass from Murano. It’s a very special place and very comfortable.

Check in was easy and timely. Location was good and convenient. There are some restaurants nearby that were very good options. Directions to the apartment of itself are a little confusing so just allow a few extra minutes before your check in time. Check out was very easy and didn’t require a lot of us. Apartment was pretty quiet the people above only making noise normal times of day and night. Photo is viewed from living room window.

Great location In Venice

The location and accomodations were really great. Venice is a beautiful city! Getting to/from the train station and the bus station, even with our roller bags, was easy. It is an easy 10min walk from the train station and 5min from the bus station. The only down side was that it was very hot, and even with the A/C running at full blast it was hard to sleep. The host, Luigi, was very helpful. We did have to pay an extra 30 Euros to check-in past 8:00pm. And please note, the wifi works, but only covers the living room, so there is no signal in the bedrooms.

Amazing property!

We've travelled from Nice, France to Florence, Rome, Bologna, Venice and back to Nice and this was, hands down, the best apartment we've had - spacious, cool, with amazing views and very well stocked and decorated. If we are in Venice again, I'll certainly gladly return here. Highly recommend!

Excellent place to stay!

The location was great right on one of the little canals. You can walk everywhere from here. There are a few flights of stairs to climb to get to the apartment but the place is very roomy and the air conditioner was wonderful. There are restaurants right next door and plenty within walking distance. The views are very nice from the place. I recommend staying here. The hosts were great to work with.

Location, view, perfection!

We were so happy with our stay! A short manageable walk with our luggage from the train station. Two little restaurants below for a morning cafe or afternoon pizza. About .9 miles, 25 minute stroll to St.Mark’s square. It is a great comfortable place to stay! I really wanted something not too far from the train station, nice view and neighborhood.Clean, nice bedrooms, sitting area, kitchen etc.

Quiet & convenient neighborhood, far from the crush

Second time we've stayed here and we'll be back. There is nothing at all to complain about - it's a perfect place especially if you plan to spend more than just a quick visit. Excellent communication, super clean, well-stocked kitchen, comfortable beds. The bathroom is sort of a funky shape and tight but it's totally fine.

As advertised. Close to everything of interest. Home was very clean, everything we used worked, and the check-in clerk was very helpful and sweet, even though we were fairly late arriving. (Train issues) We would highly recommend this property.

Venezia Stay in a Lovely Apartment

Above a canal 50 steps up to a lovely apartment. Easy to find by following detailed instructions from the manager. The apartment was very clean with good amenities. The view over the canal and small square were great. A short 15-20 minute walk from the train station. We had a great time in Venezia and helped us enjoy our vacation.

Bring your own umbrella. Need to be quiet. Not good for kids or any loud noises. Lots of stairs. No heat allowed before Oct 15. It was at 18 C inside. Great location. Walkable from train station. Cute place.

Perfect stay in Venice!

Thank you so much for such a perfect apartment stay in beautiful Venice!Apartment was exactly as pictured, but exceeded expectations. Neighborhood was fantastic. Air Conditioning was amazing. Loved the location- so close to the train station, yet away from the tourist areas. Absolutely enchanting views of the canal. We anticipated more of a peek-a-book view, and were so happy with the view of a gorgeous, active (but not hectic/busy at all) canal. The room with the twin beds was perfect for my 17 yo son, and 20 yo college student with whom we rendezvoused with during his study abroad. My 17 yo is 6'2" and slept so comfortably here. It was our final destination of a nearly perfect trip, and the most ideal location for our quality family time. Picked up some souvenir Venice playing cards, and enjoyed family poker in the comfortable family room. Would be so grateful to stay in this beautiful property again! Communication from property manager was exceptional. Thank you!

First stay in Venice

The communication by owner was outstanding, always extremely timely and informative. The apartment was conveniently located close to train station and attractions. There were also lots of little restaurants and shops near by the property. There are lots of steps to get to the apartment but you will be walking tons in Venice so they just kind of prepare you for the journey. The air conditioning was wonderful and the apartment was just as the pictures showed with a beautiful view of the canal. We would love to stay here again if we visited Venice.

Unique apartment . Near parking and all transport but many stairs to climb so not for everyone.

It’s quite a distance from San Marco so lots of walking involved. Loved the apartment. . Would like Luigi to be a little more welcoming with his messages. But lovely lady showed us into the apartment. Generally with all considered would recommend .

Immersed Ourselves in Venice

Overall, the property was consistent with listing and reviews. It was rustic and Italian, but comfortable and sufficient. The location and set up was as though we were living at this location. It was convenient from the public parking (we actually walked and rolled our suitcases) but it was also right on the edge of where everything happens. Great location. There are certainly stairs to contend with but the view was worth it! The only unexpected item was that the bedrooms were connected - you had to walk through the second bedroom to get out to the common area.

Highly recommend

A beautiful apartment in a superb location. Full of character and a wonderful view of the canal. We spent a brilliant five nights here and chose it because it was close to the station and we wanted to investigate further afield as we have visited Venice many times..WE went to Farrara and our favourite ,Treviso. We think this is one of the nicest apartments we have stayed in. Yes it is up three flights of stairs but we are both in our early seventies and managed it ,taking it slowly. When we arrived Max, the agent carried our case up for us. Yes the bathroom is very small, but hey it has a loo, a shower ,and a washbasin and we just left the bathroom door open for more space. Everything else is so beautiful you have to forgive that. From start to finish the booking and exchange of messages were really efficient and helpful. Would definitely stay again

Perfect location near Piazzale Roma

First - the convenience to the bus station and train station was very important to us so this was the perfect site. Second - the beds were super comfortable. The rooms are side by side and share a door so if you need privacy be aware that you have to go through one bedroom to get to the other. We didn’t mind at all. Also, if you are super tall the room with the queen bed has a very low ceiling. We’re not a tall family (husband is 5’8”) so again perfect for us. Third- lots of restaurants nearby - great sandwich shop right next to the main door. Easy walk to Rialto Bridge. We wanted to cook one night but didn’t know how to turn on the oven so that was a bummer, but no big deal. This apartment was so comfortable and clean and literally felt like home. The views were amazing … there are 59 steps to get to the apartment but we didn’t mind because the beauty and comfort is worth it.

Loved our stay in Venice!

We absolutely loved our stay in Venice! This apartment is very clean and well modernized, yet has the feel of authenice Venice charm. We loved the fine crafted windows and very solid hardwood floors that did not creak at all. There are a few quirks to be aware of. Others have mentioned the stairs, there are many. And there is a stairwell timer light that shuts off after 30 seconds, so you have to move quickly. Also, the celings are VERY low! I am 6' 4" and I had to watch my head and move carefully through the staiwell, hallway, and into rooms. The ceiling in the bedroom is about 6' 3", so I could not quite stand up straight. I hit my head a few times in multiple locations. The bathroom is also very small and can only admit one person. All things considered, we would definetly choose to stay here again should the chance arise!

Gorgeous true Venetian apartment

Everything is perfect here! Especially if a traveler is nervous about catching ATVO/ACTV or water taxis AND wants to be immersed immediately into a beautiful neighborhood easily accessible to all of the major points of interest on Venezia proper. No need for any other transportation (walkable distance), so taking a water taxi could be just for fun. We opted to walk and highly recommend that to everyone so you can stop and explore side streets and enjoy the route at leisure. I enjoyed the walk to the sights as much as the destinations. Don’t worry about maps or directions: the routes are clear and easy to follow. More details: the owners have taken great care to upgrade this apartment thoughtfully and the furnishings and decor are beautiful and authentic. We learned a little about Venice just by staying in this place. The remarkable canal view is a great selling point and a note to travelers: this awesome view is not handicap accessible (read: several flights of stairs), so you can either hire a porter, travel lightly, or look at the experience as a great physical training exercise! All three will reward you with an awesome stay and nightly serenade by the traveling accordion player! Check in through Luigi, Max and his wife Mrs. Afa was super easy and personal. We thank you for your extraordinary service, meeting us and showing us the apartment. We plan to stay longer next time.
