The property is located on the Lido of Venice, the only lagoon island accessible by car, perfect for those seeking the beach, relaxation, and convenient access to the city centre. The public beach is just a 5-minute walk away, as are all the main amenities.

The apartment consists of a living area with a sleeping area, a kitchen, a bathroom, and a garden shared with other residents.

The space is organised as follows:

- LIVING AREA with chairs, a coffee table, a fold-out single bed, and a TV;

- SLEEPING AREA with a double bed and space for storing clothes;

- KITCHEN with a dining table, gas stove, refrigerator with freezer, oven, moka pot, wine glasses, and various cooking utensils;

- BATHROOM with shower stall, sink, toilet, and bidet;

- GARDEN (shared with other guests).



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Pocket Wi-Fi with LIMITED DATA, air conditioning (1 split unit shared between the bathroom and kitchen), independent heating, ceiling fan (in the sleeping area), and hair dryer.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not fall below 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Venice is a city unlike any other in the world, famous for its millennia-old history, its canals, extraordinary architecture, and an unparalleled atmosphere. Among its must-see attractions are St. Mark’s Square (with the Basilica, Bell Tower, and Procuratie), the Doge’s Palace with the Bridge of Sighs, the Grand Canal with the Rialto Bridge, the Basilica della Salute, La Fenice Theatre, the Peggy Guggenheim Collection, the Acqua Alta Bookshop, and the islands of Murano, Burano, and Torcello. The property, on the other hand, is located on the Lido di Venezia, a long, narrow island between the lagoon and the Adriatic Sea. The island has roads suitable for cars and a public transport system—buses and vaporetti—that provide efficient connections to the historic centre. The Lido is famous for its natural dunes, sandy beaches, Art Nouveau architecture, and elegant beach resorts.

The Lido’s beautiful public beach is just a 5-minute walk from the home. This is a real convenience for those who want to enjoy the sea in complete freedom, without having to use public transport or take long walks.

From the residential area where the house is located, it’s just as easy to walk to Piazzale Santa Maria Elisabetta—the main terminal on the Lido. From there, the vaporetto connects the island to Venice’s historic centre in about 20 minutes, with frequent service even in the evening and at night during the summer.



- From the Venice Santa Lucia train station, you can reach the apartment in about 45 minutes by vaporetto, taking line 5.2 to the Lido S.M.E. A stop and continuing on foot for about 10 minutes.



- From Venice Marco Polo Airport, you can reach the apartment in just over an hour by taking vaporetto line B to the Lido (S.M.E.) stop and continuing on foot.



- If you’re travelling by car, the Lido of Venice is the only island in the lagoon accessible by car, and you can find parking—including free parking—near the property.
