Charming 4 bedrooms Apartment with Amazing Terrace and Fairytale Garden

Ideally located in the heart of Venice, near Campo Santa Margherita and Zattere, this classic house with frescoes is newly restored and is tastefully decorated. The apartment entrance is on the first floor, where it has three bedrooms, two bathrooms, a very large and bright living/dining room overlooking the garden, and a fully equipped kitchen. But the real charm and uniqueness comes from the outside: the kitchen opens to a beautiful veranda, equipped with heating so you can take dinner or breakfast also during winter, then our terrace with loungers for lazy afternoons. A small staircase is leading down to our private garden - a former "orto" (kitchen garden for the whole neighbourhood - a true haven of peace in the burst of Venice. The garden is full of trees and wild flowers, but mostly it is home to our three turtles - who are very welcoming to our guests, especially if bringing some fresh fruit and veggies! On the ground floor, right on the garden, there is a independent little house with two beds, bathroom and kitchenette.
Our house is within 10/15 minutes walking distance from Piazzale Roma and S. Lucia Railway station, as well as from Campo Santa Margherita - very lively square with plenty of bars, restaurants and local food stalls - and Zattere. The closest waterbus stop is S.Basilio, roughly 200mt far, with direct connection to S. Marco, Giudecca, Biennale and Lido

Great Fit For Our Needs

We were a three generation family (grandparents, parents, two kids) and it worked great for us. We enjoyed being in a neighborhood and outside the main tourist areas, yet close to everything via walking or Vaporetto. Everything was clean, comfortable, and as advertised.

4th bedroom unusable

The main apartment was really lovely but the 4th bedroom in the downstairs studio was unusable. The bed was covered in flaking plaster from the ceiling so we couldn't use it in case it fell on us while sleeping. The room smelled very badly of mould as well. The position of the apartment in Venice was great - away from the crowded areas. The air-conditioning in the living area didnt work the whole time we were there. The co-host said the repairman would fix the next day. Every day we were told the same thing with no-one ever turning up. This was disappointing as we paid for air-conditioning but only had it in the bedrooms.

Perfekte Lage in Dorsoduro

Alles wie in der Beschreibung vorgefunden. Vier Schlafzimmer, alle mit Klimaanlage ausgestattet. Zwei davon größer, zwei kleiner (eines von den kleineren ist im Gartenhaus, das andere kleine Schlafzimmer ist gleich neben dem Eingang und durch eine Regalwand abgetrennt. Eines der beiden großen Schlafzimmer hat ein eigenes Bad). Zwei schöne geräumige Badezimmer, das Badezimmer im Gartenhaus ist entsprechend kleiner. Schönes großes und aufwendig eingerichtetes Wohnzimmer, repräsentativer Flur, gut ausgestattete Küche. Im "Wintergarten" und auf der Terrasse kann man sich gut aufhalten (z.B. mit Schatten durch die Bäume). Im Garten wohnen drei Schildkröten, für Menschen ist da unten im Garten wegen der lauernden Moskitos aber Vorsicht geboten. Die wichtige Anlegestelle Zattere erreicht man in weniger als 10 Minuten zu Fuß. Den Campo Santa Margherita in 5 München, von dort aus ist man gleich bei Ca' Rezzonico und bei San Barnaba. Zur Academia ca. 12-14 Minuten. Auch der Weg zum Bahnhof ist zu Fuß leicht zu machen (selbst mit Gepäck). Also irgendwie zentral gelegen (man ist noch nicht einmal auf das Vaporetto angewiesen), aber nicht auf den üblichen Wegen der Tagestouristen.

Eine großzügige, sehr geschmackvoll eingerichtete Wohnung mit Blick ins Grüne, sehr ruhig, dennoch verkehrstechnisch günstig gelegen - die Küche ist bestens ausgestattet - ein absoluter Genuss! Ein Wintergarten, eine Terrasse und ein eigener Garten stellen in Venedig puren Luxus dar. Die Besitzerin wie auch Francesca und Cynthia sind aufmerksam und äußerst freundlich, wir haben uns mit 5 Erwachsenen und zwei kleinen Hunden mehr als wohl gefühlt. In der Nachbarschaft liegen das wunderbare "Codroma", ein gutes Gemüsegeschäft und an der Vaporettostation San Basilio ein wohl sortierter Supermarkt, der täglich geöffnet hat. Fast genauso nahe liegt der lebendige Campo Santa Margarita mit seinen Marktständen und kleinen Geschäften. Wir sind seit vielen Jahren Venedig-Besucher, diese Wohnung ist mit Abstand die schönste, die wir kennen. Besten Dank dafür!

Eine wunderbare gepflegte, stilvolle und elegante Wohnung

Ein großes Kompliment an Olga Visentini und ihre Perle Cinzia. Wir, zwei Paare aus München, haben wie immer in Venedig eine sehr schöne Zeit gehabt. Da das Wetter ganz anders war im März, als wir es bisher erlebt hatten (Sturm, Regen, Aqua alta), waren wir besonders dankbar für diese wundervolle gemütliche Wohnung, in der alles funktionierte und vorhanden war, um sich wohl zu fühlen. Wir möchten gern wieder kommen im kommenden Jahr im Frühherbst, um die herrliche Terrasse, den Wintergarten und den versteckten Garten genießen zu können. Darauf freuen wir uns schon jetzt. Beauty, Convenience and Comfort

This apartment was very well appointed, with more than enough bedding, dishes, utensils and kitchen equipment. Beds were extremely comfortable and the layout of the apartment provided many choices for both socializing and solitude. The apartment was as described and spotlessly clean when we arrived. We were greeted by the owner and the property manager, both extremely gracious. We were a family group, three couples and there was plenty of room for cooperative cooking in the kitchen. The apartment is in a residential area of Venice, a short walk to a vaparetto stop and only a stroll away from GROM (Rick Steves favorite gelato in Venice). a nearby restaurant the owner recommended was a delight. The book for the apartment is very complete and the owner was quick to respond to questions. The only thing you need to master is the vaparetto system. Once you figure out which lines stop where and get your bearings for direction, you are minutes away from everything. It was a wonderful trip and a luxury to be able to see the sights in the off hours to plan around the cruise ship hoards. The decor is beautiful and we feel very lucky to have found such a beautiful and affordable option for our 12 day stay in Venice. The flat is not wheel chair accessible but it was only one flight up so our special needs family member managed quite well.

Un très bel appartement , situé dans un quartier très agréable de Venise . Toute la famille a beaucoup apprécié.

Nous avons eu la chance de trouver cet endroit exceptionnel, dans un quartier non touristique ou nous avons très vite trouvé nos habitudes vénitiennes pendant dix jours. Bel appartement avec tout le confort, une véranda, terrasse et jardin, une superbe bibliothèque rempli de livres d'arts et de littératures dans différentes langues. Je crois pouvoir dire que la famille sera demandeuse pour un autre séjour.

Perle rare: le meilleur Dorsoduro

Splendide appartement, décoré avec raffinement et parfaitement équipé. 3 chambres doubles avec lits de qualité, 2 salles de bain et 1salle de douche en parfait état, d'une propreté irreprochable. Grand salon salle à manger pour 8 personnes, cuisine spacieuse et completement équipée, veranda splendide et, rareté à Venise, immense jardin ombragé. La 3ème chambre double avec accès indépendant donnant sur le jardin est calme, coquette, avec sa salle de douche, toilettes et coin cuisine! On a séjourné en novembre en famille, avec enfants et 1 personne âgée; ce qu'on retient est le comfort adapté à chaque saison et la propreté de cette demeure, avec des meubles et des objets de grande qualité. C'est bien pour la saison froide, bien isolé et chauffé, et aussi pour l'été avec son espace et multiples coins ombragés. Adresse à garder jalousement!

Appartement très agréable et très bien situé

Appartement très agréable, propre, spacieux, avec une décoration soignée dans lequel nous nous sommes tout de suite senti bien. Il est situé dans un quartier calme, avec des commerces et marchés à proximité ainsi que le vaporetto. La cuisine est bien équipée, comme le reste du logement (sèche-cheveux, linge de maison, lave-linge, parapluies, caddy pour les courses...). Nous avons beaucoup profité de la terrasse sur laquelle nous avons diné tous les soirs,( pas dans le jardin du fait des moustiques (fin août). La propriétaire a toujours répondu rapidement à nos mails et laisse de nombreux documents et renseignements à disposition des locataires. Seul bémol : l'humidité dans la chambre située au RDC, au niveau du jardin. Idéal pour 6 personnes. Nous reviendrons avec plaisir dans cet appartement.

Havre de paix au coeur de Venise

Une très agréable maison, très bien située. La décoration est soignée, rien ne manque. La terrasse et le jardin sont très appréciables (mais gare aux moustiques....). Et l'accueil est chaleureux ! Un endroit parfait donc pour découvrir Venise, comme des Vénitiens.

Merveilleux !!

Nous avons passé une merveilleuse semaine dans l'appartement d'Olga Visentini !! Nous le louons, avec des amis, depuis 4 ans et c'est à chaque fois le même enchantement !! Tout est parfait : l'emplacement, dans le calme du Dorsoduro, tout prés des Zattere, le jardin, la terrasse, la véranda et le grand appartement si bien meublé, aux magnifiques salles de bain. zum 3. mal und wieder zauberhaft!

es ist die "traumwohnung", leider nicht unsere. immer wieder, so oft es möglich ist. alle sind total begeistert immer auf´s neue. was soll ich sagen: persönliches flair, elegante und bequeme einrichtung und ausstattung, superservice von cinzia; reizender kontakt, auch privat mit der eigentümerin (tierfreundinnen sind wir!), lebendig-ruhige gegend mit wenig tourismus aber vielen einheimischen (handwerkern!); zaubergarten, terrasse, wintergarten! ein luxusurlaub für uns!

Ideal, um ein großes Fest zu feiern

Drei Generationen haben unsere Goldene Hochzeit in diesem wunderschönen Appartment gefeiert. Wir danken Olga für die nette Vorbereitung (z.B. Hinweis auf eine zweite Wohnung, frische Pflanzen im Garten, viele Informationen) und Cinzia für die gute Betreuung vor Ort. Dem Lob der vorigen Besucher können wir uns voll anschließen. Besonders die perfekte Küchenausstattung mit großen Pfannen und Töpfen hat uns Hobby-Köche begeistert. Auf dem Campo St. Margherita gibt es vorzüglich Fleisch, Fisch, Wein und Gemüse. Venedig als Traumstadt muss man von diesem ruhigen Standort aus einfach lieben.

appogio perfetto e di alta qualità

la casa e la squadra che gestice sono assolutamento perfette. la casa è spazioza curatta, arredata con gusto. gli spazi sono commode, tutto molto piacevole. terrazza e giardini sono stupende e la camera doppia in giardino è molto carina. In oltre, la zona à perfetta per chi non vuole invazione turisticà : molto authentico calma e vicino alla bellissima pâssegiata delle Zatere al sole tutto il giorno. Siamo stato incantate e vogliamo riprenderla casa per una prossima vacanza!

Très bel appartement dans un quartier lumineux.

Nous avons été très bien reçus dans ce très bel appartement où tout est fait pour notre confort, rien ne manque, un sèche-cheveux par chambre, des serviettes moelleuses, des draps de lin, une belle lumière grâce aux nombreuses fenêtres, un jardin adorable, une cuisine conviviale et une magnifique table de salle à manger. C'est aussi très calme et tout près du supermarché Billa et d'un simply très bien achalandé place Santa Margherita. Je le recommanderai sans réserve, surtout pour six personnes car la chambre du jardin est assez humide, Venise oblige.

tout était parfait

Nous avons été très bien accueillis bien renseignés sur tout. l'appartement est très propre, très confortable, avec de belles prestations. Nous avons bien apprécié la véranda et le jardin. L'appartement est propre, pourvu de toutes les commodités ainsi que d'une terrasse très agréable. Il est très bien situé, à proximité du Campo Santa Margharita où se trouvent des marchands de fruits et égumes, des poissonniers très aimables, un excellent boucher, etc. Mme Viscontini nous a fournis avec une grande gentillesse de nombreux renseignements très utiles. "Accueil très chaleureux, l''appartement est bien situé à 5min du vaporetto, les pièces sont spacieuses, la terrasse couverte bien utile et agréable, la cuisine est très bien équipée, mais la chambre située en rez de jardin est humide. Nous conseillons cet appartement et nous y retournerons volontiers."
