Heartwood Highview is a splendid 4 Bedroom, 4.5 Bath townhome that offers peace and privacy in a delightful corner of the Schaffer’s Mill gated community. Situated along golf tee box #3, the exquisite view of the mountains, and forest pines nestled amongst the golf course provides the perfect backdrop for an extended stay in the High Sierras.

As you step inside, floor-to-ceiling windows help to maximize the light. Here you’ll find a space that has been thoughtfully designed from top to bottom with such details as two Premier King Suites, and two additional bedrooms (Queen Bedroom & Bunk Room) equipped with smart tv’s, computer desks, luxury linens and spa-like bathrooms. The open living area showcases a comfy sectional sofa with accent chairs, gas fireplace, and flatscreen TV with gaming console. Doors leading out to a large deck with fireplace and grill, deliver expansive views of the fairway. The kitchen is outfitted with beautiful granite and tile, stainless steel JennAir appliances, Nespresso machine, and a breakfast bar adjacent to the dining table.

4th Bedroom: 1 Full over Full Bunkbed (en suite bathroom)

After dinner, you can retreat to one of the four well-appointed bedrooms with cable TV and ensuite bathroom (special features include quartz double vanity sinks, large custom showers, and a soaking tub). On the lower level, both the King Suite and Bunk Room provide guests with direct access to a balcony to enjoy the fresh air and watch the sun set, perfect for entertaining or relaxing in your own outdoor space! Additional amenities include washer/dryer, large mudroom, 2 car garage, and free highspeed Wi-Fi throughout the house.

PLACER COUNTY SHORT TERM RENTAL ORDINANCE:

Placer County requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. These policies are strictly enforced and fines from the county ranging from $1,500 - $5,000 can be issued to guests for each violation.

PARKING: All cars must be parked in the garage and/or driveway. Parking on the street is prohibited at all times.

MAXIMUM OCCUPANCY: There shall be no gatherings, events, weddings or other group functions on the premises with more people than the number of persons stated on the agreement.

QUIET HOURS: (9PM – 8AM) No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.

LIGHTS OUT: All exterior lights that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors must be turned off between the hours of 10pm-7am, seven days a week.

RED FLAG WARNINGS: Due to extreme wildfire danger all outdoor wood or charcoal burning is prohibited, including open wood burn pits, bonfires, campfires, and charcoal grills. Do not bring personnel grills or portable fireplaces. When a National Weather Service Red Flag Warning is in effect for the geographical area where the short-term rental is located, all sources of outdoor open flame (including gas/propane/pellet BBQs) are prohibited.

It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.

TRASH: Please keep our bears safe by properly storing and disposing of trash. Do not leave food unattended in your cars our outside for any reason. Trash should be disposed of in the bear-proof trash receptacles located within the properties garage.
