"Mouse and lizard infested. Mouse droppings everywhere! Worst mattresses I ever selpt on. Just a box spring with a mattress topper. Pool had no filter system and was very dirty Wifi was virtually non existant. It was so hard to find and maintain you might as well say it wasnt really there. You need a 4 wheel drive to feel safe getting up the driveway. BBQ was barely functional and falling apart. Would definetly not recommend. Advertisement is completely deceiving. The whole unit is in general disrepair. The only thing nice was the location to the surrounding area. "

"Just a wonderful weekend at Villa Orsini.The villa is very charming and spacious accommodating 10 of us.The bedrooms were simply furnished with very comfortable beds.Bathrooms were spotless. We had an afternoon swim in the west facing pool which was lovely….Peccioli could be seen in the distance.We walked into Peccioli along a quiet track through vines and olive trees. Just delightful.Roberta organised a chef to cater for us one evening, plentiful Tuscan dishes which were very flavoursome. In summary, a wonderful weekend break in a lovely traditional villa with friends…perfect!"

"The property is centrally located to the towns (Lucca, Volterra) we wanted to visit, but it is in the middle of nowhere. They provided us with a list of supermarkets. I think the one in Forcoli was the largest. We did eat at the Pizzaria nearby and the lasagna was good. It was nice to have an outdoor area to sit.The pool was nice. Good for families. Howver this property is not very good for people with accessibility issues. Lots of stairs and steps."

"We stayed at this property in August 2025 with 6 adults and 1 infant. The owner provided a pack n play for the baby which was much appreciated! Overall, this was a nice tuscan villa located on a picturesque property with great views of the countryside, open floor plan to hang with other guests, and access to many tuscan towns within 1 hour. Plus the owner & welcome/check out teams are very responsive too! "
