I presume it is a result of being short-staffed, but the change to a 10 am checkout time is SUPER annoying. They even phoned us to make sure we were going to be out of the room by 10 but when we left there was no one cleaning rooms on our floor. And all the dumb rules you have to initial at checkin. You can’t even have someone in your room who isn’t a registered guest? Absurd. After numerous stays I’m not sure we will stay here again unless the checkout time is changed.

Remove his hotel from your listing
Pull out bed was broken. Hotel was a ghost town had hardly any other guest. Parking unsaftey notice scared me and made me worry about my car all night. There was no hot water. Dead flies everywhere, clearly no one cleaned the room.

The rooms were quiet and the parking was fenced in and felt safe. The free breakfast was a joke. Coffee and stale bagels(1-2 out when I walked up around 8am). The rooms were clean and comfortable. I was there for a conference and this was the most affordable location that included parking. Downtown is horrible about parking, you will pay 30$ to self park or $40 for valet where the conference was at. So realistically you can cut through the nonsense and just take an uber from the hotel 1-2x a day and be happy.

When we checked in early Friday morning the first room they gave us the door would not lock. So the second room they brought us to the door locked but the room was dirty and there was no hot water they said they would call maintenance but they never showed up. The third room they gave us was good except the fact that we went through three sets of room keys because they would occasionally stop working.

Came here with a group of friends and in total we had 5 rooms between all of us. My room smelled of cigarette smoke and the fire alarm was removed. The room next to us smelled like smoke and the room across from us smelled terribly of urine. I could get past that, a little febreeze and that was cleared up. What really got me was when I walked outside of my room at 2 AM cause one of my friends walking back to her room said a random woman was trying to get into my friends room and he hadn't returned yet. She was obviously drugged up and had come up through one of the side entrances of the hotel and I had to ask her multible times to leave my friends hotel room door alone or I would call the cops. Front desk said she was there often and knew of her and yet she still somehow got inside and tried to enter into a room. Aside from that, the beds were nice and the staff were responsive and nice as well but I would never stay here again, I know that deadbolts and additional locks are supplied, but we shouldn't have to worry about random people from the street trying to break into our rooms in the middle of the night.

Just ok for a one night stay.
Location was just ok-it was convenient but the neighborhood was a little sketchy. You could tell that they were trying. The parking lot was gated and well lit and we didn’t have any issues there. We were on the third floor and it reeked of pot smoke. There were dead and live flies in our room upon arrival. Pull out sleeper sofa was falling apart. It gets discouraging when you travel with 5, say you are traveling with 5 and yet the rooms are NEVER set up for 5. Two towels and no extra bedding for the pull out. No coffee maker in the room. And the water wasn’t warm for showering. Tepid at best. Positives-beds we comfortable (minus the broken pull out) and other than the dead flies it was seemingly clean. Not sure if recommend. It was fine for a one night stay.

Save your money! If you’re expecting privacy, forget it. The curtains do NOT close so people are able to look inside the windows. The longer we stayed (only stayed 18 hours and were gone for 5) the more disgusting it got. There were crumbs all over the floor, a sticky substance on the floor, and for the grand finale, the bed. My friend got into bed and felt something wet. IT WAS URINE. Keep in mind, we checked in, were there long enough to get ready, then went to an event. The bed had been made, covering the urine. When we voiced our concerns and showed staff the pictures (yes I have proof), the best they could do was say “Oh no” and look at me with a blank stare. SAVE YOUR MONEY

Excessive price gouging over $400. Final bill was$360 but charged bank $412. Then they have the audacity to add a $10 cleaning fee on top of that. No hot water. No coffee. No breakfast at breakfast. Bed linens terrible. In my lifetime only one other place 27 years ago was worse. But hey, the mattress was decent and the AC worked. What a deal!

NASTY!!!!!!!
disgusting!! Not only is it overpriced but now i have to fight as they charged me even though i had already paid through hotels.com. at check in they ask for a card for incidentals but there are none to be charged for as they are no movie or extras. The room was nasty!!!! had to sleep on top of bed with towels. the lobby and halls disgusting!!!! no one has properly cleaned in ages. hair all over the so called, cleaned, bathroom. this is a 50-dollar crack hotel to hid out and do drugs.. DO NOT STAY HERE!!!!!!

It's obvious that the company that owns this hotel needs to pay the manager and workers WAY more than they make. The common area carpets were unvacummed, refrigerators were clean but had leftover cans in them, and front desk staff had issues with checking us in. Pay your current staff more, and maybe you'll attract more employees to work at the Hotel Avayn.

The first room was falling apart, paintings missing, holes in the couch, lampshades cracked and yellow. And there was zero hot water. So we asked to be moved to another room, which then had no AC. Then we were moved to another room, which looked just as bad as the other two and still no hot water. The area around the hotel was trashy…smelled of pot inside and out, and empty alcohol bottles littered the parking lot. Tried to call and get compensation, but the staff conveniently didn’t know when their boss would be in or their email address. Definitely would not recommend and will never stay again.

Our room was missing a smoke detector- had a plastic bag shoved up there. Hard to shut the water off in the shower. Leaky sink faucet handle. Sloping 2nd floor hallway. Only offered regular coffee- no decaf. Bagels were individually wrapped but stale and hard.

The hotel looks nice on the outside, but the inside needs renovated and updated. The elevator smelled of weed as did the 2nd floor. The toilet made noises all the time. The rooms were humid despite the air being on. The complimentary breakfast consisted of only coffee! That's not what was advertised. Location was good and convenient to the highway, the zoo and botanical gardens.

Avyan not like it use to be
Check in wasn’t until 4 PM and check out was at 10 AM… If you wanted to have a gas they need to be registered at the office and actually was going to be charged for having gas… The hallway carpet look like it could really use a good cleaning… The hotel it’s a non-smoking hotel, but you can smell the marijuana… Their beverage machines such as soda machines never showed an actual price so beware of what you’re paying for

The lady at the front desk was very nice and helpful. The hotel itself was in a not so great area of town. We were locked inside our room because the door knob feel off inside our room. We moved rooms and the pictures were off the walls, black ring around the toilets bowl. No breakfast in the morning. VERY disappointing!!!

Do not recommend.
The description says $10 cleaning fee per accommodation but we were charged per night. And it’s ridiculous to pay a cleaning fee when the room wasn’t clean upon check-in but with a nearly 2am arrival after flight delays, we didn’t have it in us to deal with a room change especially if the next would be no different. A dirty toilet. Dead bugs. Gross gross gross and the beds are HARD!!

Nice place- clean and comfortable
Great location- close to Lafayette square- a very nice place for a walk and there are some good restaurants there. Just wish there were some coffee at the hotel- either in rooms or in the lobby.

The employees were friendly but the (I'm assuming) owner was rude and hostile every time I had to deal with her. The place is obviously operated as cheaply as possible and is run-down and poorly maintained. I'd called in advance to ensure they allowed pets. I called again before the trip to make sure the room was dog friendly. Once there I was assigned a 3rd floor room. I asked for something on the 1st floor because of the dog. The owner overheard and threw a fit stating dogs weren't allowed, I wouldn't be allowed to stay. I stated I'd called twice to confirm pets were allowed and she demanded another $100 in additional "cleaning fees" for a two night stay but wouldn't change my room. (I would have left but knew nearby hotels were booked because of events going on in the area.) I think the room I got was used as an employee break room- there was food spilled across the desk and down the chair, the light fixture was broken and buzzing and the room reeked of stale cigarette smoke. I asked for another room because of all the food dumped in the first and was escorted back to the room by an employee to inspect it before being placed in the room next door, still on the 3rd floor. During my 2 day stay I had to reset my key card at least 5 times. The staff did it happily but when the owner reset it she blamed me for keeping it close to my phone. (They were nowhere near each other). I would definitely not stay here again.
