Well presented with new modern furnishings and very comfortable bed/s. The bed is usually made up as a kingsize but can easily convert into two single beds. The kitchen has all the basic appliances including four ring induction hob, oven and grill, fridge with ice freezer compartment and toaster. The whole annex has underfloor heating supplied by an air source heat pump, supplemented by solar photovoltaic panels which maintains a lovely warm, cosy and energy efficient environment.
The first floor apartment is located to the side of the owners property with private entrance at side of garage block accessed via an inside staircase. The is secure parking for one car on site and cycle storage is available. Guests are welcome to enjoy the wonderful countryside views from a private balcony accessed from the lounge area. Alfresco dining can be enjoyed or the balcony can simply be used as somewhere to relax with a good book!

The property is located in a very quiet and picturesque village situated near the medieval market town of Bishops Waltham which has an abundance of shops including bakery, greengrocer, butcher, supermarket and weekly Farmers’ Market. The historic city of Winchester is only 11 miles away where you can visit the cathedral or browse the boutiques off the high street.
There are several pubs in the village within walking distance to the property, all of which have good food available. There are also restaurants in Bishops Waltham and the surrounding area only a short drive away. The village and local area has an abundance of walks and cycle trails for all abilities to enjoy and is very close to the South Downs National Trail (classed as an area of outstanding natural beauty).

Set on a quiet lane away from the hustle and bustle but easy access to M3 and M27 makes this an ideal location for travelling to the East or West of England along the South coast corridor to local areas such as Winchester, Portsmouth, Southampton and the Isle of Wight.

Our home is adjacent so are on hand to offer advice if you need it from directions to the beach or to recommend somewhere good to eat. Alternatively, you can be left completely alone, the choice is yours.
We ask all guests to undertake their own personal insurance to cover personal injury, theft etc. The annex is insured for our contents only.

We loved everything about staying here. The hosts were lovely, and the location was great. We were close to shopping and supermarkets, sightseeing, English pubs and right in the peaceful English countryside. The accommodation itself was lovely, very tastefully appointed with a super comfortable bed. It was perfect. Thank you so much.
An excellent property for a couple or two friends to use as a base to see Hampshire. There was everything we needed for our stay including a very comfortable bed and a balcony that allowed us to relax in the sun. We would highly recommend the Annex and next time we are in the area would stay again. Thank you for the tasty biscuits, tea, coffee and milk that we enjoyed on our arrival.
Spotlessly clean and comfortable in a lovely countryside spot with a nice south facing balcony. The only negative was the underfloor heating didn’t work very well on the cold days.
New, clean, well equipped and comfortable. Within easy walking distance of two pubs.- (lovely meals)
Not however, convenient for general shopping, or surprisingly for country walks - we tried two signposted walking tracks, both took us to houses!

We loved the property and will definitely return in the near future. Sitting on the balcony overlooking green fields in the sun is an excellent place to relax and refresh.
The annexe provides a perfect accommodation for 1 or 2 guests. Everything is new and of good quality, from the shower to very comfortable bed. We particularly enjoyed breakfast on the balcony looking across the countryside. The location is very quiet which makes for a restful stay and a good nights sleep. Recommended!
For us the property was fantastic, beautifully clean, equipped and very modern. In all of our travels never had such a comfy bed, one tip, bring a nightlight because it’s really dark at night. The local pubs do fabulous food and some good ales. Our hosts were so helpful, nothing too much trouble, get your booking in you won’t regret it.

I loved the location of the property and was a beautiful place to stay. The owners were lovely and super helpful with places to go to.
Really lovely property, modern decor, clean and nicely done up. Hosts welcomed us and provided recommendations for food, cycling and paddleboarding. Pubs within walking/cycling distance (even more 5-10mins drive) with great food and really easy to explore Lulworth cove, durdle door, new forest and surrounding areas. Apartment was cosy and balcony was a great touch. Thanks for a lovely few days.
The annex has been renovated to a very high standard and we had everything we needed. Great location for two pubs that serve excellent food and nearby villages are beautiful and well worth a visit. Tanya and Paul are very welcoming and we thank them for an excellent stay A+++
We really enjoyed our stay at this beautifully equipped property. The location is ideal for peace and quiet, yet within easy reach of some wonderful places to visit, pubs and eateries.

We couldn't fault our stay here, the cleanliness was excellent and the property had everything we needed. The views from the balcony were beautiful and the annex overall was perfect, not to mention the location was ideal. We have definitely found our new county getaway and will hopefully be returning soon.
