LIVING

The home boasts a spacious, open floor plan, perfect for hanging out. There is hardwood flooring throughout the home, comfortable furniture and a modern design aesthetic that is accented with rustic touches. The living room has soaring ceilings with beams, and is a perfect hangout spot: whether watching your shows or staying warm by the fire, you'll feel right at home in Bearly Haus. There is an oversized balcony where you relax and appreciate the scenic views and sunsets.

KITCHEN/DINING

The kitchen is a show stopper! It has beautiful green 42" cabinets for the uppers and brand new stainless steel. The quartz countertops are beautiful and painted well with the statement green tile backsplash! The wooden open shelves will make it easy to find what you need, and are a beautiful accent.. The kitchen is fully stocked with all the amenities you'll need. We provide spices, a Ninja blender, Keurig & Traditional Coffee Maker, Instant Pot, Induction pots n pans, and more...just bring the chef:-) The adjacent, cozy dining nook seats 6 and has bench seating, along with chairs.

SLEEPING:

After a great day hiking to waterfalls in the national park or riding coasters at Dollywood, you can look forward to getting a great nights sleep.
In terms of sleeping arrangements, we can accommodate MAX 10 guests so you're sure to find a spot that's "just right for you!

SERENITY Ensuite: King bed, oversized dresser and neutral tones. The ensuite boasts a soaking tub , stunning green vanity with gold accents, and a gorgeous walk-in shower with luxurious dual-head shower and a relaxing rainfall shower head.

WOODLANDS Suite: Plush King bed, dresser and access to the balcony to enjoy the stunning views. Adjacent, you'll access EMERALD ESCAPE, the stunning common bathroom featuring stunning green accent tile in the walk-in shower.

LOWER level:

MISTY MOUNTAIN HIDEAWAY SUITE: This serene retreat features a plush king bed, an oversized dresser, and sliding doors that open to a spacious balcony with breathtaking scenic views. Perfect for relaxing and soaking in the beauty of the Smoky Mountains.

BEAR'S LAIR Bunk Room: Two twin bunks (4 beds-sleep 4 KIDS total). The room is perfect for "play" with a large TV, board games, and access to the balcony. The bunks are adjacent to the media room/XBOX so it's possible you will not see the kiddos!

Lower bedrooms access the luxe lower level common bathroom SUMMIT SPA, featuring 3D mountain inspired tile in the walk-in shower.

ENTERTAINMENT

HOT TUB:Slip into the outdoor hot tub to melt away your stress and worries. Feel your body relax and unwind as you plan your next adventure.
INDOOR POOL: You can also swim inside your rental all year long, thanks to the indoor pool located on the lower level. (The pool is 80 degrees which takes the edge off, but it is not hot!)
THEATRE ROOM: You'll also find an authentic movie theater experience complete with a large wall-mounted TV, theater-style reclining seats to enjoy movie night before bed, or an XBOX gaming session.

You can head outside onto the deck from both the main and lower levels to enjoy the scenic mountain views.

🌟Before you reserve your stay at Bearly Haus, please review the following terms:

RENTAL AGREEMENT:Upon booking, you will receive a Point of Contact (POC) form and a short Rental Agreement to e-sign.

SECURITY DEPOSIT: We place a $250 security hold on your card (will be requested) 2 days before arrival. Don’t worry – it’s just a hold, and it’ll be released 5 days after check-out as long as everything’s in tip-top shape!

RENTAL AGE POLICY: We only rent to family groups aged 23 and older. No exceptions.

🐾 PETS:1 dog MAX with prior approval and payment of the pet fee

SMOKING: Absolutely NO smoking or vaping is allowed on the property.

NO PARTIES/EVENTS: Parties or events are strictly prohibited.

QUIET ENJOYMENT: Guests must respect the rights of surrounding property owners. Quiet hours begin at 11 PM, during which outdoor noise must be kept to a minimum.

MAXIMUM GUESTS:
The property may not be occupied by more than 8 adults/10 guests. Subletting or assigning the property in whole or part is prohibited. Violations will result in expedited eviction with no refund.

CANCELLATION POLICY & TRIP INSURANCE: We recommend purchasing travel insurance to protect against unforeseen circumstances such as weather, natural disasters, or travel delays. We do not offer refunds for cancellations under these conditions. Our cancellation policy in place at the time of booking is final.

We partner with RentalGuardian to offer travel insurance options for our guests. We do not sell or receive commissions for insurance, which is entirely for the benefit of our guests.

CLEANING FEE: A cleaning fee is charged, which directly supports the family who cleans the property between each stay. This fee ensures the property is thoroughly cleaned, sanitized, and that all towels and linens are replaced with fresh, clean items.

🧻 For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.
