Fantastic Condo on the beach!!!
We rented Sweet Tea for 7 days and could not have been happier with the accommodations. The condo is perfectly situated right on the beach with a fantastic deck that looks out at the ocean with two lounge chairs and a four seat dining table. The unit was very clean and modern and had all the amenities we needed. The beach chair rental kiosk was just outside the property which made it very easy to rent beach chairs/umbrellas. I gave this an overall rating of 4 installed of 5 for two reasons: 1. The shower door does not shut completely which floods the bathroom floor and rug. You have to point the shower head basically against the wall to reduce the amount of water that goes outside of the shower. 2. The bed and mattress in the bedroom needs to be replaced. The bed makes all kinds of noise any time you roll over, waking your partner. And there are huge divots in the mattress that you roll into, making it not very comfortable. Outside of those two issues, we had no complaints!!!

Did not enjoy this unit
This unit does not have much good I can say about it. The shower floods the bathroom unless you turn the shower head to the corner and then you have to crouch down to wash. A simple fix is to put a rub strip on the bottom of the glass shower door to keep the water from running out. There are no towel bars for you to hang your towels to dry, it appears there once was one on the wall but I guess they can’t spare 5 minutes to put it back up. The rugs should be thrown out as they are falling apart. There were giant 4” palmetto bug roaches to which I called about and was told they aren’t roaches. The reply I was given was that she would call the HOA and tell them they need to spray, a little too late for that!! I didn’t even want to be in there after dark let alone sleep there as I was petrified of these critters and I certainly didn’t want any bugs coming home with me. The outside deck is being held together by quite a bit of duct tape and the outdoor rug is shredded to pieces. All of these things are super simple and very inexpensive fixes. The only thing this has going for it is the beautiful beach that you just walk down to from the deck. We stayed on the beach from sunrise to sunset and that was wonderful.

Awesome Beach Access
Our top priority is convenience to the beach. Sweer Tea II exceeded our expectations. The unit is cozy and well furnished. It could stand some paint touch-up and a few other deferred maintenance items being addressed. A basic TV cable package would have been nice. My wife and I are not big into streaming. Also, if you are supplying your own chairs you will battle the "beach service company" for a prime water front location.

Love it!!!
I go to leeward 1 or 2 every year and looooove the location!!!! Close to everything and gorgeous beach and water. This unit is perfect with a huge patio that makes everything easy with kids. Beach access right there!!! The kitchen needs a good cleaning though (sticky cabinets and handles). And the bathroom needs some update (walls, and add towel hangers). But overall very very good unit and location. Will go back for sure!!!

Nice but get ready for a fight for your spot on the beach
While the property is nice and right on the beach be prepared to wake up on your vacation at 6:00 am to put out your personal belongings if you do NOT rent the chairs from a rental company. We had to fight for a spot on our private beach that we paid $4,000 to stay at! Apparently the chair rental company and a contract with Leeward I and according to Nick (at the rental place) she forces these kids to put out rental chairs because she doesn’t want people’s personal belonging on the beach! IF sweet tea provided these chairs then you won’t have a problem but sweet tea doesn’t provide chairs unless you rent them. All week long it was a battle to sit where we wanted!! Another issue is the shower door doesn’t stay shut so the bathroom floor get SOAKED! Upon arrival we thought the door was locked and could not get into the room and had to call the after hour property manager. He called us back and informed us that maintenance had installed the door handle upside down!! After a LONG day of driving that was the last thing we wanted to encounter upon arrival. One more thing if you want to eat out be prepared to drive an hour (bc of traffic) back into Destin bc this place is located around nothing but a Tom Thumb! For the money that it costs to stay in a room/kitchen the fight and headaches were NOT worth it!!!!!!!

Hi Jenny. I am so sorry to read about your experience, butI did want to respond to a few times: 1. Neither Sweet Tea nor Kismet Properties offers a chair rental service. The private beach access for our condo building does have a contract with a chair vendor but purchasing rentals is not required. There is plenty of beach room if you chose to bring your own chairs, which many of our guests do. 2. The screen door handle was not installed upside down and we did not tell you that it was either- you only attempted to open the door in one direction and then assumed it was locked. You were pulling the handle the incorrect way. 3. I do not understand why you would go to Destin for restaurants. 30A is home to some of the best restaurants in the state. A quick online search found 36 restaurants within 3 miles of our condo. I am sorry that you did not enjoy your time at Sweet Tea, but we will let our other reviews speak for themselves.

Love this place. I always look for somewhere around this area and I’m so glad this one was available. The ground floor deck is an AWESOME perk. Literally steps away from the sand so if you forget something up in the condo, you don’t have to go a mile back to the room to grab it. Couldn’t have asked for better!

Great location and property
Smooth and easy check-in process. The property was fantastic, convenient to the beach and close to all the restaurants and shops. The only downside was the back porch being a worksite for the first 24hrs of the trip and losing access due to saws and ladders spanning the deck. Unfortunately, the rental company didn't communicate this in advance, but it was a minor hiccup on an otherwise great trip. We would stay here again.

We booked the condo for a few days during spring break...it was myself, my teenage daughter and one of her friends. They were so thrilled with the "asthetics" of the condo.So cute and had everything we needed. The back patio was amazing and you literally have 9 steps to the beach. The location is great...we rented bikes and they biked to both seaside and The Big Chill. Would definitely recommend.

Great location with large back patio to sit and enjoy the ocean. Very small condo with only 1 bathroom but the location is perfect. The laundry facilities are shared so keep that in mind when booking. Kitchen was well stocked and linens clean. Everything is white including couch and chair so avoid Cheetos!

The best location!
The location is 100% why we love to stay in this building. You can step off the back deck to the sand. We love the ease in hanging out at the beach, coming back for lunch or taking a tired kiddo back. It cannot be beat. It is a small condo with one bathroom but it has been updated. And again - the reason you stay at this location is for THE LOCATION! 😍 We did have a small issue with the property manager. We let them know that there was some stains on the couch cover. They responded right away to let us know that it wasn’t washed after the last visitor but told us we wouldn’t be charged for the stains. However after seeing more stains under the pillows I asked if either we could launder it ourself or if it could be changed out and they never responded back the entire week we were there. But that’s the property management not location.

Sweet Tea was perfect for my short girls trip with my mom and aunt! The location was perfect and the ease of access to the beach was my favorite part!! 5 or 6 steps out your door and your feet are in the sand! And being on the the 30A and so close to Seaside was just perfect!! Some things that could have been better were the cleanliness of the couch and matching chair. They were white and visibly quite dirty. The beach chairs provided were very dirty and rusty/corroded so we went and bought our own. We had to leave them behind so hopefully the next guests were able to benefit from them. Also, I think our unit was the only one in the building that didn’t come with two chairs and an umbrella set up on the beach each day which was a bummer but not a deal breaker. Overall, I would definitely stay here again!!!

Best kept secret
Our family loves our secret spot. We visit every year and have the best time being beach bums. This year was different though. 30A shades crowded the beach with unwanted/ unused chairs and we encountered several families that came to enjoy the fabulous beach spot but were not staying at Leeward ll. We love this spot and hope our next visit is like those in the past where it felt like the best kept secret.

loving the leeward
other than the drastic price increases, i love staying here and have been staying at the leeward since 2003. there are so many fees attached to staying most anywhere on 30A that i really wish they would just post the actual price per night with everything included. it seems that when owners use management companies that renters are paying for that as well. For me the price is about out of my reach. this is a very nice property but the mattress cover needs replacing as the plastic has melted from drying and sticks in your feet like little metal pieces. love the area however

This condo was an amazing location. Only about 6 steps and you are on the beach, so great beach access. Unfortunately that is about all the good I can say about this condo! We always go by the reviews when we book in this area, and it surprised me when we walked in, that there were as many issues as there were. The bathroom had ALOT of mold on the ceiling, bathroom sink was clogged, toilet runs, bedroom is small, the mattress is terribly uncomfortable and the closet had an awful small (so bad we had to go get an air freshener). There were roaches, the couch had a slip cover on it and it looked and smelled like it hadn’t been washed in a while. There is only one washer and dryer that is shared by the whole building (9units) so you have to try to get in where you fit in. The main thing is that when someone moves or walks at all upstairs you can hear it all (and I’m hard of hearing) Sounds like they are going to come through the ceiling. The first week of our stay, there were 9 people above us so it sounded like there was a herd of buffalo above us. The access gate is right next to the bedroom so anytime someone went to the beach from the front of the building you heard it slam. The tv in the living room has lines on the picture that is sometimes better than other times. The outlets do not hold the plug that you plug in. They fall out easily. Chris, my representative for the management company was off Monday and Tuesday. The plug did not work in the bathroom and had been tripped so it took them till Wednesday to come look at it and the other items. They did unclog the sink in the bathroom and sprayed bleach on the bathroom ceiling. The kitchen had good pots and pans but they definitely need more cooking spoons, they only had one and a spaghetti spoon, as far cooking utensils go. They did leave us with a startup of soap, shampoo, paper towels, toilet paper, dishwashing liquid and dishwashing detergent. This is a wonderful location like I said, but it needs some TLC. Not sure what can be done about the noise upstairs

Terrific Getaway
2 Moms with 6 kids and 6 Grandkids. This is the perfect location for a GMa getaway. The deck is the perfect place to soak up the sun, or grab your beach chair for front row seating to the warm white sand, and the gulf, just steps from your back door. The condo is away from crowds (at least this week), and restaurants and shopping are within a few minutes drive down 30A. We will definitely be returning, our next trip to FL. Best view and walk to the beach!
Walked right outside our door to the sand!!! Such a great location with our seven month old baby, who enjoyed all the beach time and this unit. We had a little bit of a hard time with the plugs that seemed to be a bit unstable and we had to plug the baby’s camera monitor and white noise machine. I would highly recommend fixing those plugs so they don’t cause any issues. Other than that, the place was phenomenal! The communication with the team was very fast and we loved their help! Thank you for making this easy for new parents! We loved relaxing at your beautiful place. Having dinner under the stars with the ocean sounds right by our door step! Great place.

Beautiful Location; Bad Maintenance
This condo is beautifully located, which is why we chose it. The decor is beautiful but the house doesn’t seem to be maintained as well as other properties we’ve stayed in. The toilet doesn’t work, the shower leaks tremendously (I’m really worried about what consistent use is doing to the floor.). There seems to have already been water issues because the bathroom door and baseboards have water damage. Additionally, the rugs in the hallway are heavily stained. It looks like water damage. With a little maintenance/updating it could be a wonderful property. As for the toilet/shower, we reported it within 24 hours but maintenance was scheduled after our vacation.

LOVED our stay!! The location, the patio & the easy access to the beach was even better than the pictures online! Our family of 4 had such a great time & we will definitely be staying there again! Only negative, which no one really has any control over, was the footsteps of the couple upstairs are pretty loud...but nothing that kept us from sleeping (maybe made the kids wake a little earlier than normal 😉). We’re use to dealing w/ that at hotels so no biggie for us...the location & view more than made up for that.

The rental company was inflexible on Covid refunds since we had booked after the 4/30 cut off for VRBO refunds??? Our original stay was scheduled for May 3. I was forced to reschedule for August, and the payment schedule was all messed up, wrong amount, wrong dates for payment, discrepancies between rental company and VRBO on amount due. It was very time consuming to manage this vacation. I would think during a pandemic there would be a little more flexibility with refunds. In the end it all worked out, and it was a nice vacation, but it was far more work than I would ever want to experience again. No thanks, I'll be working with owners from now on out if possible.

Perfect for family with toddlers
Our family and two kids (age 2 and 5) had a great stay at sweet tea. The location was perfect. We were able to come back for bathroom breaks quickly (potty training toddler), naps, snacks, you name it, without packing up a thing. We also loved the access to both the ocean and the lake. Our last couple days was a double red flag so we couldn’t get in the ocean but the lake was just a quick walk away and the whole family had a blast in the calm lake water with the beach and ocean at view!

Nice location.
Very nice location. Steps from the beach. When we went to check-in at 4:00 pm the condo had not been cleaned. We were not able to check-in for another hour and fifteen minutes. Nancy the property manager said she would reimburse our cleaning fee, but we have yet to receive it. The boards on the deck were broken. If you have small children this could be dangerous. Nancy said the deck is planned to be replaced in August. Condo is centrally located. If you want to go to Seaside or Rosemary Beach, you are just minutes away.

Week at the beach
Upon arrival, we immediately noticed the outdoor furniture wasn’t as pictured in the listing but cheap plastic furniture instead. That was disappointing for us because the patio was a huge selling feature. The biggest issue is the thin barrier between you and the upstairs neighbor. We heard every step they took at all hours of the day and night. After spending a full week here, we were happy to be directly on the beach and loved all the nearby restaurant options. Also, this unit was right by the water hose, so we could easily clean our gear when packing to leave. That was awesome. The water was crystal clear and dolphins were always nearby.

Great vacation
We enjoyed our stay. Lots of noise from unit above us but that’s beyond anyone’s control, just part of being in a downstairs unit. Air conditioning works great for cooling the living space, not as much for the bedroom. I assume just due to the building being a little old. Left the bedroom door open and the ceiling fan on and it was not bad. Overall, it was a great trip and the condo was nice, clean and as advertised.

Our stay in this unit was wonderful! It was very clean and was the perfect size for a couple or a family with small children. The beach was not crowded and we were easily able to ride bikes to numerous restaurants. We would absolutely look at staying here (or the immediate area) again.

This condo has a perfect location for 30A travelers. The beach was quiet and clean, and all our favorite spots are within easy driving distance. The large deck made for a great place for our kids to remain outside even when we came in from the beach. During our stay, we had an issue with the AC going out. Nancy was quick to respond and had someone out to repair the unit the next day.

Perfect Anniversary Trip
My husband and I had the most wonderful trip for our 1-year anniversary! The condo was absolutely perfect for the two of us. We loved being right on the beach and enjoyed breakfast & lunch on the deck every day. Everything was well-kept, well-stocked and very clean. Nancy, the owner, is very pleasant as well and will ensure you have everything you need. It is true that you can hear the people above you but overall it did not detract from the experience. We will definitely be staying here again in the future!

Wonderful visit with kids
We had a great visit and loved the easy access to the water. It was perfect with kids and we were able to come and go easily from the condo because of the easy walk out to the sand. We enjoyed dolphins midmorning and rented bikes to ride to donuts and dinner. Great stay and the bunk beds were great too
