Great hotel, comfortable and clean rooms
There were steps to the toilet which was a problem at night also will help to have more outlet for charging computers and phones

Cute property, close to everything. Clean and easy check in . Staff was very friendly too
Very rude front desk check in. Staff seemed irritable and unwelcoming. Room out dated and slightly moldy smelling. Sheets and pillows old and uncomfortable. Will never go back!
The grounds are beautiful. The rooms are musty and old. I went to open the windows to air out the stinky room and the blinds and window sills were SO dirty I had to wash my arms and hands when done. There are no outlets at the bedside table to charge phones over night and there is no phone in the room. The bathroom has NO fan so all the showering moisture would just stay in the bathroom and room. I wouldn't recommend it and we would never stay there again. We're still trying to find a good reasonable hotel near Montecito because my friend and I do chamber music workshops twice a year there.

We love the tranquil feeling of the Hotel. We do not like upstairs. To dangerous for older people. It was our third stay here . We will be coming back in April, if not sooner.

We liked the Upham for its old-fashioned, comfortable, quiet qualities. When we requested a switch to a quieter room facing in, not out, we were swiftly accomodated. On the negative side, the self-serve breakfast was paltry, bvare minimum. We were awakened each morning by the garbage pick-up at 6am. When I dropped pills on the bathroom floor, you can't imagine what I saw under the sink or commode!

The property is charming and beautiful, the staff is so welcoming and helpful, the location is fantastic and close to State Street and downtown Santa Barabara, but the property itself is in a very quiet, tranquil location. This is such a great base location from which to explore and enjoy Santa Barbara. We would definitely stay here again on our future visits to Santa Barbara.

Love boutique hotels...ALWAYS choose them wherever we travel. The Upham Hotel is a beautiful property inside the rooms and outside landscaping. The staff is so friendly! Walking to State Street for shopping and dining us the easiest!

The continental breakfast is convenient and has a variety of options (not just a doughnut).
It is within walking distance for me (3 blocks) to the pedestrian section of State St where there’s shopping, restaurants and night life.

Beautiful grounds. Super convenient yet quiet location. Old property with charm that’s well maintained. But…
-They charge for early check-in.
-Manager knocked on the door of my room while simultaneously opening the door (while I was in room) and then became defensive instead of supremely apologetic.
-Nice room but I felt concerned about safety with only one narrow staircase to the second floor, and windows that don’t open.
-Also they are parsimonious with the Happy Hour - one small glass of wine per person and nothing more.

One OVERWHELMING problem.
Mostly a good stay with one BIG problem. The toilet did not function effectively. And to complicate the problem, we were told that the maintenance man was on vacation. As a result we spent too much time with various staff trying to fix the problem.

The hotel has beautiful grounds and is very charming. The rooms are clean. There are few things that need to be improved for an overall better experience. The bed was hard and the down pillows had seen better days. The coffee pot was dirty and the sink had a crack in it that made me feel unsafe. The restaurant they have was nice . The food definitely delicious but maybe the server needs a little more polish.

This was our first stay and we loved it. Although we booked a smaller room for our short, work related visit to SB, it was a good sized space, accommodating, comfortable and, thank you! quiet. We loved the feeling of privacy, the locked outdoor patio with the unit, the truly inspirational gardens, friendly staff.
