SUMMARY Welcome to this modern Studio+1ba row home located in the heart of the vibrant Little Italy neighborhood of Downtown San Diego. Designed for hip, urban living by award winning architect Jonathan Segal, this offering features high ceilings with full floor windows, beautiful polished concrete floors, living room with separate reading nook, 1 dog ok (unfortunately no cats), a/c, & sleeps 4 (2 adults max). NOTE no washer/dryer or parking, kitchenette only (no full kitchen).
THE SPACE As you step into this modern urban retreat you'll be greeted by floor to ceiling windows & soaring ceilings with hip wallpaper design of downtown. The living room features a plush sofa sleeper for 2 children, SMART TV, polished concrete floors WOW, & adjacent dining nook for 2. Off the living area is cozy reading nook with additional seating.
A couple steps up is the bedroom area complete with a King bed, full bath (shower), closet, SMART TV, & convenient kitchenette that includes a microwave, toaster oven, toaster, kitchen cups, drip coffee maker, & mini fridge. There is also a set of sliding glass doors that leads to a shared rear gated courtyard, a great little spot to soak up the sun.
PARKING There is NO parking provided onsite. However, across the street is a paid parking lot & overnight street parking is permitted.
THE PROJECT Kettner Row consists of 16 row homes built by aware winning architect & developer Jonathan Segal & is located on a beautiful tree lined street in the vibrant Little Italy neighborhood of Downtown SanDiego. Each home has their own exclusive entry with a shared courtyard. These row homes are similar to lofts with added benefits of privacy, open spaces, & individual entries.
LOCATION, DINING, ACTIVITIES Little Italy hangs over India Street, which located just 1 block from our home! This area is alive with award winning local restaurants, alfresco cafés, craft breweries, & boutique shops, influenced by Italian culture.
For activities, the neighborhood hosts a variety of festivals, including ArtWalk, Festa, & the weekly Little Italy Farmer's Market (every Saturday). Head a few blocks south to the Gaslamp Quarter, San Diego's bustling downtown neighborhood with locally-owned eateries and lively nightlife venues.
A food-lovers paradise! Easy walk to some of the best dining in all of San Diego! Waterfront Bar & Grill and the Brigantine is a great casual place for all ages. For upscale Italian, try Buon Apetito or Bencotto. Steakhouse we recommend Born and Raised. Or for a nationally acclaimed restaurant try Juniper and Ivy, a modern American eatery. All within walking distance!!!

If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families). • Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight. • Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. • Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

As advertised….perfect location with plenty of restaurants, shopping, nightlife, etc right outside the door yet not a lot of noise from the street. Would def stay here again.
Perfect location to stay at while taking in ALL that San Diego has to offer. Located by shops, diners, the waterfront and more. Little Italy is such a fun place to explore.
Clean (except for a hairball on bedsheets) but other than that very neat and tidy. Easy access to restaurants and waterfront and Midway Museum (our new favorite museum!)
Right next door to our daughter, walk ability, next to train/trolley. No need for car. Excellent food and entertainment options. Sound proof entrance with shades for peace and privacy
Without a formal kitchen this place is a lot like an extra large efficiency hotel. Good location for food and walkable to downtown locales if you don’t mind a trek or a short Uber trip. Clean and as advertised.

We had an incredible stay at this rental property! The location was perfect—close to so many fun activities, delicious restaurants, and unique shops. We will truly miss the long, peaceful walks along the waterfront, which quickly became a highlight of our trip. The views of the Pacific Ocean were breathtaking, and the sunrises and sunsets were absolutely spectacular—a true slice of paradise! The property itself was clean, comfortable, and well-appointed, making it a fantastic home base for exploring the area. We can't wait to return!
Great place in a great location. A block away from Little Italy, 5 min walk to catch the ferry to Coronado. About 20-25 min walk to Gaslamp district, Petco, Rady Shell. Only took Uber to and from airport. Condo is clean and spacious for two. Will definitely stay again.
Property was accurately listed, clean, and located in a very walkable neighborhood. Public parking is outrageous so if you're lucky enough to find a street spot, don't give it up and U
It was perfect size for me. Clean and modern look to it. Perfect spot for me and for the sightseeing areas. Was 10 mins to MCRD and Airport. One block away from Little Italy restaurants, walking distance to the Waterfront Park, the restaurants on the pier and easy Lyft and Uber pick up. Would definitely recommend this unit.
Enjoyed our stay and was a great location and within walking distance of so many great eateries, bars, etc. The space was nice and larger than expected with designated bedroom, and living space. Bed was a nice king size with a TV available (as well as in the living room). A few amenities like a small refrigerator was available with minimal kitchen utensils like glasses, plates, forks/knives, and Keurig. There was construction across the street, but wasn't too bad. Definitely a spot I would consider staying at again.
My wife and I are finally done with hotels. The selection for our extended weekend getaway was the best bang-for-the-buck, the check-in process was easy and contact-less, and the place was clean and stocked with all we needed. We felt secure and all locations we wanted to visit on our first trip to San Diego were really close. We were also close to public transportation of all sorts when we decided to go further out from the city. All of this allowed our stay to be stress free and very enjoyable.
Kettner Row 1 is a great value for a downtown Little Italy location. This is a garage conversion, and doesn’t have a view or ability to open up for fresh air, but for a clean place to rest after a long day of sightseeing or night on the town, it fits the bill! It can sleep 2-3 comfortably, 4 if you’re cozy. There is a small fridge and micro, as well as keurig (byo), and basic dishes,but no sink so you have to use the bathroom sink. Overall, a good stay!
This place is excellent. Its less than 10 minute drive to most of the attractions. We rented a car but we wish we didnt. Public transportation would have been easier. Parking was hard. The bed is comfortable. I am a very light sleeper and the noise from the city was hardley audible at night. Ammenaties were enjoyable. The place was very clean upon check in as well. Great stay!!

Little Italy Row House
This was a really cute, well-appointed, & clean place. The location was spectacular. Parking was very expensive & directions as to what lot to use were not helpful. We also specifically asked if there was a Keurig coffee machine. We were told no, it was drip-so we brought ground coffee w/filters & discovered it WAS a Keurig. Otherwise we enjoyed our stay here.

Great place close to nightlife but quiet interior!
This is my second time staying at this place and I still enjoy it immensely. The front door is directly in front of the sidewalk on Kettner. You can walk out without interacting awkwardly with other people in a building, making it feel very private for a place in the middle of Little Italy. It is easy to walk anywhere within Little Italy and downtown San Diego. I enjoy walking to the harbor and Seaport Village from this place. When I am done socializing and need to recharge my social batteries, I know I have this quiet place to relax until I'm ready to go back out and socialize again! If you like Opera, the music resonates beautifully here, as well. Being that this place is so close to the street, you would think that it can get loud but it does not. The noise outside really doesn't bleed into the calmness of this place. Clean and relaxing, I highly recommend this place and look forward to coming again next year!
It was a perfect location to be close to everything! I would recommend to park during after hours. Ideally because not a lot of tourists know this, parking is free after 6pm.
