The bedrooms were very clean and nicely kept and the staff friendly and helpful. The rooms do not have an ensuite and access to the bathroom is by a key. This is clear when you book. The rooms are very convenient for the metro which is great. However either the other guests or the neighbours (hard to tell at 5am) were pretty noisy. I wasn't very happy to leave the bathroom unlocked overnight which was a bit inconvenient. Since I had chosen the guesthouse because of its proximity to where other friends were staying this wasn't a major issue. The location was fantastic. Its residential and is away from the hustle and bustle and the continual stream of selfie stick sellers and other touts which besiege central Rome. I felt safe returning from the metro late at night. The local restaurants and bars are very friendly and charge local prices for excellent food. I wouldn't recommend this for families, the lack of facilities in the room would make it difficult with children. However if you are intending to be out for work of sightseeing its fine.

IL sig. Leonardo è persona cortese e accogliente, tuttavia non posso non evidenziare quanto il servizio ricevuto nella sua struttura sia poco rispondente agli standards di ospitalità delle strutture alberghiere italiane e a quanto pubblicizzato nella scheda di presentazione della Parco delle Valli Bedrooms.
Durante il mio soggiorno, in camera doppia – external bathroom, la pulizia della camera così come quella del bagno estero non è stata giornaliera; non sono stati forniti gli accappatoi, il set asciugamani bagno era incompleto nella versione bidet e l’utilizzo di quest’ultima apparecchiatura igienica è stato possibile con la sola acqua fredda.
La camera, abbastanza ampia (circa 20 mq) con letto matrimoniale, era priva di frigorifero/freezer e di un secondo comodino e risultava scarsamente illuminata perché dei quattro punti luci disponibili, la lampada sulla scrivania era priva di lampadina, e i due appliques, ubicati fronte letto, funzionavano con vecchie lampadine a basso consumo. L’arredo della camera veniva completato da un tavolo-scrivania, un armadio, un divano (letto ?) e una vecchia sedia in legno a doge per attestare lo“Stile Art Dèco” con cui la struttura si pubblicizza.
Per il resto… può succedere che al piano superiore facciano lavori, rumorosi e continui, anche nelle ore pomeridiane e..nei giorni festivi.
Todo perfecto. A pesar de que tiene por defecto entrar a las 14:00, el dueño te da facilidades para entrar a otras horas. Es mas te llama antes de tu llegada, para saber la hora aproximada que vas a llegar al hotel.
El edificio es tranquilo, y bien comunicado con la Linea B de Roma, a 15 minutos de termini.
Alomejor lo mas estorbo, es el baño privado fuera de la habitacion.
Mi son dovuto fermare per lavoro per un paio di notti a Roma, il B&B di Leonardo è stata una piacevole sorpresa, a due minuti a piedi dalla fermata metro. Stanze grandi, ogni camera ha il bagno proprio, tutto pulitissimo. Leonardo è stato ipercortese e pratico. Consiglio vivamente.
B&b pulito e con personale cordiale e disponibile uniche pecche il costo abbastanza caro e il confort interno che lascia a desiderare in quanto per andare a fare doccia o quant'altro si deve uscire dalla stanza e percorere il corridoi in comune con altre stanze: Poco discreto

A ce prix là, preferez 1 vrai hôtel dans ce coin
Quelques déconvenues.
1)Pr le meme prix on a trouvé ensuite 10 fois mieux et avec un petit dej a volonté a l’américaine dans un 4*.
2)Sachez qu'en Italie souvent Bed&Breakfast n'inclu pas le Pti Dej. Effectivement il y a 1 frigo et des plaques dans 1 petite pièce qui sert aussi de débarras donc autant vs dire que personne n'a envie dy cuisiner quoi que ce soit. Et puis pr manger...no table!!
3)Trop compliqué par rapport à 1 hôtel. Les horaires st contraignants pour la remise ainsi que le rendu des clés & difficultés à se joindre entre 2 réseaux étrangers. Ns sommes arrivés en voiture dc les horaires ne st pas fixes et heureusement que ns avions des amis italiens sur place qui se st chargés de prévenir le propriétaire sinon ns serions arrivés sans personne pour ns accueillir et notre réservation aurait été annulée.
4) Attention le propriétaire souhaite que le paiement ne se fasse qu'en liquide alors qu’on réserve avec carte bleue(louche). D'ailleurs SVP, remettez-lui l'argent en main propre car pour ns, par flemme de venir (alors que ns lui avions proposé de payer la veille au soir ou le matin de notre départ très tôt), il nous a demandé de mettre l'argent dans une table de nuit. Et comme par hasard il nous a accusés qu'il manquait 50€. Ns ne ns sommes pas laissé faire : il essayait de nous arnaquer et finalement il s'est mis à accuser la femme de ménage. Bref!
5)Chambre était très vieillote avec des cadres décoratifs brisés et en mauvais était. Etat général propre.
Leonardo was really friendly and helpful, the bedroom and bathroom were spotlessly clean, the bed was really comfortable, it was right next to Conca d'Oro metro station, and it seemed quieter than a lot of other places too... Even the pizza shop over the road was good.

I recommend staying here for 3 reasons:
1. Clean, comfortable, quiet.
2. It is about a 20 second walk to the MAIN METRO line (Line B) which goes directly to the Colloseum and other points of interest. Also, if you're coming from airport or train station, the B line goes directly to the metro station outside. This is super convenient and safe.
While you can stay in a place closer to the action, I found it preferable to take the short metro directly the hotel without having to walk in a shady area.
3. Leonardo. He is the owner and as helpful, friendly and accommodating as anyone with whom I've ever stayed. (he also just had a baby daughter and you are supporting a small business owned by a great guy)

Ok there are number of problems with this bed and breakfast. There is bed but no breakfast at all. The bathtroom was assign to the room but separate from the room, so I had to walk through the coridor all the time. The kitchen was a complete joke, in dark small room there was only firdge and the microwave. More even one of my magnum ice cream was stolen from the freezer or maybe someone made a mistake :). The towels delivered were dirty. I had to buy my own soap. The entrance caused problems and the very old lift, with unpractical double doors, was blocked for a whole day. I had to walk on the 4th floor twice. There was no kettel at all so I had to limit myself to boiling water in microwave for morning breakfast. Luckly there was one ceramic cup, but do not expect cutlery there. And do not leave any valueable things in the room. Positives are that it is next to the metro station and the floor as the bed are very good quality so if you can feed yourself in restaurants and bars this room is ok. Owner speaks a little English but maid not at all, anyway ignoring client is normal thing.
This is a perfect B&B for your visit to the heart of Rome. Leonardo is the most honest and professional Inn Keeper you can ever ask for. He was very helpful and caring upon arrival to direct us to the key areas of interest while navigating us around the tourists traps. We were visiting Rome after our wedding in Maratea Italy. Leonardo not only stored our luggage for the day but taxied us to our next destination near the airport to catch an early morning flight. I accidently left our camera with honeymoon photos in his car. He willingly mailed it back to us in America expecting no reward.
The B&B is located directly accross from the metro entrance that will transport you to any area of the Heart of Rome in a timely manner with minimum cost.
The real gem is the owner Leonardo. With Leonardo as your host, you are in the best hands the hospitality industry of Rome centeral has to offer.
I loved the place. Good and modern, right outside Conca d'Oro station. Fast internet.
I think "apartments" would be a more suitable name than B&B, but that is just my personal view. Bring slippers!
E' stata la mia prima esperienza non in Hotel. Mi sono trovata bene. E' una soluzione molto comoda per chi comunque non sfrutterebbe i servizi aggiuntivi che si possono trovare in Hotel. La struttura è oltretutto in corrispondenza di una fermata della metro con cui si raggiunge il centro in pochi minuti.
Ottimo per qualita' prezzo si trova a pochi passi dalla metro e dal parcheggio gratuito
Le camere sono spaziose e ben tenute in ordine.
