SLEEPING ARRANGEMENTS
The apartment can comfortably sleep up to 7 guests. Please specify your required bed configuration
upon booking.
• Bedroom 1 (with en-suite): 1 King Bed OR 2 Single Beds
• Bedroom 2: 1 King Bed OR 2 Single Beds
• Living Room: 1 Double Sofa Bed AND 2 Single Sofa Beds

You will have private and exclusive access to the entire apartment for the duration of your stay. This is
a self-contained unit and you will not be sharing it with any other guests or the host. Please note that
a few cupboards are kept locked for storing housekeeping supplies.

We believe in giving our guests complete privacy to enjoy their stay. While we won`t be present at
the property, we are always available and just a message or a phone call away should you need any
assistance, local recommendations, or have any questions during your stay.

Kennet Island has its own parks & playgrounds, conservation areas & ponds, local business in the Central Piazza, Hilton Hotel, local gyms, supermarkets, postal and delivery facilities.

It`s easier to travel by car. There are visitor`s parking bays dotted all over Kennet Island. Just make sure it is marked with a `V`. There`s also local bus services a short walk away that will take you into Reading town centre.

To ensure a smooth and secure stay for everyone, we have a few important requirements and provisions:

BOOKING REQUIREMENTS:
All guests are required to provide the following prior to check-in:
• A refundable security deposit of £250. This is processed separately and returned in full after a
satisfactory inspection of the property upon your departure.
• Verification of a government-issued ID.
• A signed rental agreement, which will be sent to you after booking.

We use a channel manager (Uplsiting) to facilitate these booking requirements. Uplisting is an approved partner of Airbnb.

PROVIDED FOR YOUR STAY:
• Fresh bed linen and towels are provided for each guest.
• A professional cleaning service is conducted before every arrival.
• Additional cleaning and/or a linen change during your stay is available upon request for an extra fee.
No parties or events.
No smoking within the property (including balcony).
No shoes in the bedrooms (any marks or stains could result in an additional cleaning fee).
No loud noises after 11pm.
Guests are required to provided a security deposit (fully refundable), submit ID for verification and sign a rental agreement upon booking our property. These are in place solely to protect our home from damages etc.
