"This property is Extremely Beautiful and so very very well maintained and clean. Our host and hostess greeted us with a bottle of wine and a berry tort, delicious. The surrounding area is so very peaceful and beautiful. We were there for 1 week and totally enjoyed our selves. The home itself is very well equipped with whatever one would need. I could tell that attention to detail was the owners goal. Very lovely people and very lovely home."

"The house is a charming old house with all the aminities one needs. Every day the pool is cleaned by Gabrielle, a very nice old man. The house is beautifully located in the hills above de valey of Spoleto and in fact on the pilgrims road between Spoleto and Assisi. We made some beautiful walks. The garden is shaded en well suited for dogs. Ours loved it. We certainly hope to return."

"Our stay at the Barbacane was lovely. It's pretty close to Spoleto, though a somewhat winding road. The kitchen is well-stocked, and the bed is wonderfully comfortable. We had a very nice time there! "

The mountain village in which the house is located is tiny but beautifully situated. If you want a quiet holiday, this is the place for you. "i spent 3 weeks in the property, and all i can say is how fantastic it was, everything from the location, to the way that i was welcomed by Alberto and Karen. They both were so helpful and informative of the area,and really made my stay a pleasure. Although they live on site it really did not impact my privacy as they were both so cautious not to impact the holiday. However when invited for an aperitivo we spent some hours discussing multiple topics and they both were an absolute joy to have...

A Hidden Gem with a Fantastic Pool

"We had a lovely stay at Grand Hotel San Gemini! It’s a beautifully renovated hotel with great attention to detail, located in a fantastic spot right in the old town—peaceful, quiet, and full of charm. Free parking just a few meters away was a big plus. The bed was very comfortable, and the overall atmosphere of the hotel was warm and welcoming. The staff were incredibly kind and helpful, always ready and happy to assist. The highlight for us was definitely the swimming pool—absolutely fantastic, surrounded by greenery and perfect for relaxing on a hot day. Highly recommended!."

"Lovely old character building in a nice quiet area. Staff very friendly and helpful. Breakfast and coffee really nice. A great place to unwind and relax. Beds very comfortable and large rooms with plenty of space. Just short on plug sockets for the all important phone charging. Dog friendly so you can bring your best four-legged friend with you too. Just relax and enjoy. "

"It was kinda in the middle of the boonies. But has amazing views. Staff has a hard time speaking english but we found a way to understand each other. Overall had a lovely experience. Make sure you make transportation plans in advance it is impossible to find a taxi and buses will not get you to this location. "
